We asked the owners to come and give us a quote based on their excellent reviews and proximity to our home.
They made a good first impression, very likeable and serous about their business, and subsequently provided us with a cost outline based on our discussion within a week. After some deliberations we decided to go ahead and again they were prompt in sending us a more detailed cost breakdown, sketch and final quote. There were 2 more meetings finalizing plans and materials during which they were able to give us a start date- the work would take about 3-4 weeks. The work took place and both Kevins and Paul were a delight to work with. We have completed many a building project in the past but we can honestly say these guys work hard, are reliable, work in a tidy fashion and take great pride in what they do, resulting in a high standard of workmanship. Kevin's wife Katie operates as their office manager and looks after permits, quotes and contracts and is wonderfully efficient and a again a pleasure to deal with.
The end result, finished on time, is a delightful three season porch and deck that even our architect friend was impressed with. We are so happy how this project turned out- both the Kevins go above and beyond - even travelling an hour away to get the lattice and decking we asked for when their usual supplier did not come through, coping cheerfully when we had some changes of heart about finishes- we could not have asked for a more flexible attitude from them and hence we recommend them wholeheartedly. Love, love our porch!
I contacted Kevin in early March to go ahead, and after some delays with the building permit we scheduled a late April start. Demolition took one day and building the new porch took about two and a half more. They started Monday morning and finished Friday afternoon. The crew was always on time, kept me updated on progress in person and by email, and cleaned up the yard and driveway each night. The second-level porch, which we left as is, was propped up during the construction and was reconnected with the new first floor posts. Overall it was a pretty painless experience and we are extremely happy with the results.
We did follow up with Victory this spring to get the deck work done and also to replace the siding on the rest of the house.
They were proactive, they anticipated problems, and they made cost-effective suggestions.
They stayed connected with us and their communications skills are terrific.
We always knew how the job was progressing, and if things were going to be late, we knew why.
There were no surprises.
We are now working with them to get town approval for another improvement project.
We've used Victory in the past and have been happy with their work. We recently decided to paint the hallway in our house, which extends from the basement through to the second floor. The hallway is tricky, with lots of corners and very tall walls/ceiling on the top floor. We asked for a quote for this and for some work on our kitchen, and the guys came out soon thereafter. We got the estimate and asked them when they start the work, and they were in the next Monday, and done by midday Tuesday.
Victory is punctual and reliable - they do what they say they will do when they say they will do it, and they are super nice and professional to boot. What more could I ask for?
Great guys/very professional. Would consider for other redo/constructions (bathrooms, floors, kitchen, etc.,) without hesitation.
They fixed a window that was improperly installed by the previous owners and fixed the rot damage caused by this. They also pointed out some carpenter ant damage and worked with our pest control guy to spray before putting the siding on.
The only small issue was that at some point one of the GFI plugs got tripped, and unfortunately this shut off the plug to our chest freezer in our garage. We lost everything in there, but Katie went above and beyond: she knew we were away for the weekend, so she asked if we needed her to do anything about it for us. She also sent an electrician over to take a look in case anything was broken since we couldn't figure out what had happened as none of the breakers were tripped (turns out the GFI was in our 3rd floor bathroom... which was the same circuit as the plug in the garage? We're continuing to find out new and wonderful decisions the previous owners made). They took the cost of the contents of the freezer off our bill, so we're very satisfied with how this was resolved.
The roof and siding looks absolutely stunning. We're really pleased with the work done. We are thinking about getting our porch rebuilt in the spring, and we would absolutely hire Victory for this work.
I got estimates from four different companies including Victory Construction. Kevin McSheehy was by far the most reponsive and answered all my questions. Each company may say something new or add a little more to your knowledge during the esimate process which you then want to bounce back to see if a prior company would be willing to do the same thing. Some other companies took much longer to respond or did not respond at all. Kevin was always responsive.
I wanted to picture frame the edge of the deck and another company said that they could do it, but it is only for looks and does not need to be weight bearing. Kevin said from the beginning that it should be weight bearing and I agreed. I already have neighborhood friends' kids who climb where they are not supposed to. When you tell kids not to climb on the rails and side of the deck, you know that is the first thing they will do when you are not looking.
Another company said it was a one man job and said it would take 5 days to do. Kevin's crew had two people working 3 days and an extra person working the first day for a total of 7 working days. There were definitely parts of the job which required 2 people or I felt was better done with 2 people and I am glad I did not go with the other company.
Kevin also added extra reinforcement with adding more hangers to the joists. The original builder was missing 3 hangers attaching the joists to the ledger board against the house which he added. He also added joist to beam connecters at the outside edge which were not there before.
The outside frame was slightly slanted at one corner which they straightened out as best they could and put in structural screws which along with the extra joist to beam connectors will keep it from moving any more.
With capped composite, the cut ends are exposed which I wanted painted with matching paint/covering material from TimberTech. I wanted it for a few reasons. The cut ends at the sides of the stairs are completely exposed and the capped composite I picked was a dark brown and the inside composite is lighter and I wanted the ends painted. Even with the picture frame, you can see the cut edges of the planks that come up to the picture when you look at an angle because there is still a small gap despite the picture frame. Since there would be extra paint from the stairs why not use it to cover these ends. Composite material can grow mold and if it is covered then I was hoping it would prevent this. The cut ends are in an impossible area to clean so I figured it does not hurt to try to prevent it in the first place since there is extra paint/covering material. I asked that all the cut ends be covered with the paint/covering material, and Kevin and another company was willing to do this. Another company said it was not necessary and did not willing to do it. It makes the finished deck look better so I am glad he was willing to do this.
I picked the TimberTech Earthwood Evolution Terrain Brown Oak because of the color. But there are grooves at the bottom so I was afraid that the last piece against the house may not fit well if the long cut through the board was through one of the grooves. Anyway, I asked that he use one piece of Azek Acacia PVC for the last piece against the house since it does not have any grooves so it will fit flush against the house better and Kevin agreed to do this. The color is slightly different from the TimberTech but not by much so I think it is fine.
The rails were Radiance Rail Express. During the esimate process I had not specified either Express or not, but I do not know if it makes a difference. The pictures look the same online. I think it is just the system he is used to using. I did specifically ask for Coastal white and not Antique white because the Coastal white looked like a more pure white color which he used.
I did not ask for this, but the planks of the deck need to be about 17 feet long and the planks come in 20 feet lengths so he used a single long piece so there are no butt ends. This gives the finished deck a nice clean look.
It was really hot and the caulking for the railing at the stairs was oozing down so he came back another day to finish it. The original builder had also left out a very small piece of vinyl siding at the edge of the deck so he said he would see what he had and would fix this for me and added this in when he came back.
Three painters came and finished the job in one day, but it was a smaller job. I did not ask much about the painting before hand because I was more concerned about the deck which was a much bigger job. Afterwards I asked more details and they used primer on some parts of the wood which was missing paint and used two coats of Benjamin Moore Low Lustre which they said hopefully should last 5 years but since it is on the side of the house which bears the brunt of the wind and rain, they could not guarantee that.
In the end Kevin returned the material which was not used which was 2 planks of capped composite and one pack of rails and deducted it from the final price without me asking. Another reviewer said the same thing so he seems to be fair and honest.
I was able to observe their work from the beginning and I was able to see the care they took measuring and cutting the pieces and I could tell that they cared about their work. Some people just try to finish things as fast as they can, but I can tell that Kevin and his crew truly take pride in their work.
They were on time everyday, worked fast and got everything done on schedule and on budget. The construction area was cleaned up every night and they were careful not to disrupt the rest of the house while they were working. Great communication throughout the entire process, returned phone calls quickly and answered all our questions. Would definitely hire these guys again.
