Our realtor was annoyed because she knew it would take longer than a "standard" home inspection, but we were not willing to purchase any home, new construction or not, without having it inspected by someone we trust. Paul did a great job and we were happy with the quality of the inspection.
Sadly, our attorney discovered a public right of way on the property that was not disclosed by the builder and so that ended our purchase. However, we are still looking for a new house and will definitely call Paul to have it inspected as soon as we find it.
Paul performed a full inspection in a 1890 house (2500 sq foot + finished attic, including 3 and a half baths). He was responsive by phone and arrived on time the day of the appointment. He was extremely thorough, patient and knowledgeable. He pointed all issues to us and said what was urgent and what could be dealt with later. We certainly learned a lot about the house and felt like we were able to make an informed decision about buying it.
Paul also performed a pest inspection, he tested the water from our well, conducted a radon test and investigated the neighborhood for potential environmental hazard. His documented report with photographs arrived in no time and he made sure to follow up by phone and email when the lab results came in, in case we had any question.
Paul actually came back the day after the inspection to double check a few details in the finished attic with a fresh eye, as the inspection had been very long the day before. We appreciated his professionalism and were happy that we chose Harmony Home Inspection!
He was very punctual and professional. I have gladly referred him to friends and co-workers. I would certainly hire him again.
He gave the same, thorough, thoughtful inspection as the previous time. Again, we got a 50 page report and i will hang on to that as a very useful document! We decided to buy the second house and we were fortunate that Paul found many things that other inspectors might not have. We did indeed get many estimates and were able to convince the sellers to knock off several thousand dollars in order for us to get the needed work done (sellers did not wish to put out cash).
Paul is expensive but I'm certain he saved us money in the long run and we got a great education in caring for our home in the bargain! He also gives his clients a really useful home care guide the day of the inspection.
He's reliable--when he says he'll get a report to you by a certain time, he does. When he says he'll be there at 9am, he is.
"The fee paid for this inspection was $820, not $875 (?). This included a termite inspection and radon testing. This was a larger home (2700 sq ft) and the inspection took just short of 5 hours and probably around another 5 hours to prepare the report.. Before the inspection occurred, the Customer requested that I make an additional trip to place the radon test early, which I just couldn't accomodate. I'm not sure that the Customer really comprehends exactly how much training, dedication and hard work goes into doing a high quality inspection and a first rate report. It always hurts a little to get a mixed review like this, as I am totally loyal to and work extremely hard for my Clients, whom I always consider "family" and yes, I do charge a little more for my service.... but you really do get what you pay for."
We needed the report as soon as possible so that we could resume the home buying process. Our inspection ended at about 4:30 PM and I received a complete 64 page report at 11 AM the next morning as promised. The report was as thorough as the inspection, containing pictures and descriptions of all of the findings. Paul even followed up with a call to ensure that I received the report and asked if I had any additional questions. That is what I call above and beyond service. I would recommend Harmony to anyone who is looking for top of the line quality and service.
Remember when selecting the inspector for the purchase of your new home, you want it done right!
Being a first time home buyer, I was unsure who to use for the largest purchase of my life.
After talking with Paul, I decided to go with him..and I'm so happy I made the right choice.
Paul was outstanding as he THOROUGHLY took his time and went over every aspect of the house.
He explained in detail on the possible exterior issues, as well as the interior of the home.
Paul and I spent over 3 hours on a 1050 sqft home and not a single item was left to be inspected.
After the inspection, with the understanding the report needed to be expedited.. it was in my inbox the following morning! Thanks!!
If you are looking for a guy to do a 1 to 1.5 hour "fly-by" inspection, go elsewhere!!
He arrived early and we started on the outside of the home. As issues started to pile up, he explained in detail what was needed to be done and why it needed to be done. Very professional. He has his own checklist and methods so as not to skip over anything- I like that. That meant that we went through a few places more than once to focus on one thing at a time. From the foundation, to the windows and doors, to the decking, gutters, shed... and then we went into the garage. He checked every corner, every wall, outlet, ceiling, etc. He also took his great ladder and went up on the roof. He took many pictures of the shingles, chimney, vents and also looked at the pitch of the roof for pitch/grade material requirements.
From there we did electricity. He took the panel apart and inspected every little tiny wire, wondering why licensed electricians hadn't picked up on some costly errors. We then went into the basement and for the pest control poked at every piece of wood, took pictures, etc.
We felt comfortable asking him questions about what WE saw - we didn't want to leave any "rock" unturned. He was more than happy to answer us and didn't just give us a "yes" or "no" answer but explained why. From the basement we went into the main house and then the attic, and then he set up the canisters for the radon test back in the basement. He was adamant about having the seller/tenants in the home keeping the windows and doors for the test and left sufficient information for them and for us regarding the test.
He even gives the buyers a handy book "How to Operate Your Home"... it's fabulous!!
I cannot stress enough at how thorough and professional he was. You DEFINITELY get what you pay for, which is why I gave him an A for cost/price. I knew I was getting a complete job by a well-trained professional. He also had a good sense of humor to make the experience enjoyable.
After a 4 1/2 hour home inspection we were really unsure about whether or not to go forward. We had enough information from Paul in his report (which was an unusual 48 pages worth of pictures, descriptions, recommendations, etc.) and information from friends and relatives on estimates that we decided to back out of the deal. It was bittersweet- not getting a house, but knowing the amount of work and money that would need to go into a house in order to fix it up the way we would want it- up to code.
At the end of the inspection, he gave us a folder full of the paperwork/contracts, the book and the information for the radon tests. We proceeded out to the cars and summarized the day's inspection. Our agent, Paul and we had a relaxed conversation about what could be done in certain areas of the house and what kinds of contractors would need to be called. We handed him a personal check, shook hands and thanked him whole-heartedly.
The next day, he called us early on in order express his concern regarding one of the particular issues in the house and how we really would need to get a structural engineer in order to figure out the cause of a drooping garage ceiling. A couple of hours later, we received the report via email. A couple of hours after that, he called again in order to answer any questions we might have about the report and to explain his reasoning behind hiring the professional contractors and engineers. It's rather comforting that his job wasn't done after typing the last period of his report.
We highly recommend Paul Rogoshewski.
