Craig was an absolute joy to work with. This was our second time working with him. The first was during the lead inspection before we bought the house. On that occasion, he walked through on his own and then walked through the whole property with us to tell us what had lead and what our options were for abatement. He answered all our questions and was available through email and calls whenever we needed anything.
Because we had such a great experience with him, we called him to do the reinspection after we bought the house and had the lead abatement done. Once again, the whole experience was great. We were encouraged to ask any questions we had and felt completely comfortable with the whole process. If we ever need a lead inspector again, we will not hesitate to call Craig.

Craig performed a detailed lead inspection of a property we were thinking of buying in Bolton, MA. From the start of our conversation over the phone he was easy to work with and talk to and explained everything in detail so I understood what I was paying for, what the results would do for us, and some of the things to expect when looking at a home from the 1830's. He was prompt and easy to schedule, and his price was the lowest I found. In fact it was so much lower than some other estimates I got that at first I was hesitant to use him. I got quotes from other, larger companies closer to $700 or $800. I discovered many people charge based on the home's age and Craig does not (though it seems like it might be fair to do so considering how much work this house was!).
Craig scanned every surface in the home -- walls, woodwork, floors, mantels, fireplace bricks, railings, doors, etc. There were significant levels of lead throughout the home, many instances in places we had not imagined such as the kitchen walls, stair railings (unpainted) and fireplace bricks. This inspection was key to us ultimately making a decision not to purchase the house. While we knew there would be lead, this inspection allowed us to get estimates for safe removal and remediation which ended up putting us well over budget.

After I called and I left him a message he got back to me within a few hours and we scheduled the inspections.
On both occasions he arrived 10-15 minutes early. He took a lot of measurements and took his time with each and every window, door, trim, siding etc. It took about 2.5 hours for the inspection. in less than 24 hours i received the report through email as a PDF document followed by the printed version of the report in the mail together with the invoice.
He was very professional, he explained everything that I asked about and also was available for further questions.

Craig was meticulous and considerate. I had emailed his company over the weekend; he called me on Monday, and was on site Tuesday morning. He showed me the paper report before leaving and explained how to read it, then sent a PDF copy within 24 hours. He has also handled MANY followup questions by email, always patiently and promptly. I have two rental apartments that needed a Lead inspection so that I would finally know my properties status when renting the units. Craig responded to my first contact within hours. His immediate response was very impressive and his pricing was within what I believe is the industry standard for Comprehensive Initial Inspections for two separate units within the same building. Craig was willing to visit the property the next day for the inspection, which was surprising, in a good way. However my schedule would not allow it. He was very accommodating for scheduling the inspection a few days out when my schedule would better allow for it. Craig was a great resource for Lead regulation information and was very approachable with questions and concerns. I do not have much experience with Lead Inspectors, but I have to assume Craig is in the top tier for customer service. I would absolutely recommend him to anyone else in my position.

Mr. Anderson was responsive, professional, and efficient. I was very impressed that, when we discussed what I wanted the reports for (getting estimates for a repainting project), he suggested a less-complicated and cheaper service that focused only on the areas I wanted to renovate, instead of getting every surface checked. I liked being able to arrange everything through email. The report he provided came quickly by email and in hard copy by mail.

Set up the appointment via email. Craig responded quickly to all emails. I first emailed him about the lead inspection on Nov. 19 and he came in on Sat, the 21st to inspect the house. the inspection took a few hours as he was very thorough and checked all surfaces, sills, and trim. He gave us a hard copy of the report that day and also sent an electronic copy of the report later that day via email. The dust wipes were tested and he sent the lab results on the 23rd, so overall the process was incredibly efficient time-wise. It was money well spent to know exactly which pieces of trim have lead and which do not. There were some surprises (such as the fact that our original 1876 porch ceiling has no lead paint or that our pantry has lead paint on the interior woodwork) so I would recommend the lead testing for an old house especially if you are interested in keeping or restoring any of the historic woodwork or trim pieces. We were concerned with lead dust since our 1 1/2 year old son's blood lead level had risen a little (5ug/dL) for his last lead test, so we also took a bunch of dust wipes to be sure we had rid the house of any residual lead dust on the surfaces. We had done some recent renovation work which had probably caused the slight elevation so we worried about lead dust that may have been brought into the house form the renovation. The cost was something like $10 per swipe, but it was worth it to know with good confidence that the house did not contain excessive levels of lead dust and that we were not further exposing our child to dangerous levels of lead. Our son's levels have since gone down to under 2ug/dL. My advice is to test the house, and to be extremely careful during renovation/restoration work to not disturb anything in the house that has lead on it without taking the proper safety measures first.
