We feel most fortunate that Paul van Steensel and Cape Dreams were available for our home renovation and we could not have asked for a better outcome. We went into the project with a remodeling/addition plan to a modest 2 bedroom, 1000 sq. ft. ranch that was built in 1980 as my parents? retirement home. We came out with what feels like a new house that is most comfortable, contemporary and stylish.
Paul along with assistants Keith and Artie are true master craftsmen. They provided top quality construction and finish work throughout. They worked efficiently and with great  attention to details.  At all times our wishes were treated with respect and our house was treated with TLC.
We encountered no surprises in working with Cape Dreams. Paul was good at setting timelines, budgets, and estimating costs for
changes. Our project?s cost did end up going over the original budget but it was entirely due to changes that we made during the course of the project.
Our biggest suggestion for anyone using Cape Dreams for their project is to listen to Paul?s advice. Every time we tried to cut corners, we ended up being sorry (and it cost us more to rectify our mistakes). Our only ?lament? is that everything that Cape Dreams created for us was done with such a level of perfection that we ended up wanting everything else about the house to be perfect, too.  And now it is!
We believe that Cape Dreams is the most appropriate name for Paul?s company because we truly ended up with our
dream home.

We worked with an architect to design an expansion to our home in Eastham:  enlarge and modernize the kitchen and dining room; join the hours to the garage.  This was a fairly extensive renovation which included adding a second zone to our Heat/AC, replacing the carpeting with a custom hardwood floor throughout the living spaces, and custom cabinetry, as well as all new appliances. 
Paul and his team at Cape Dreams was great to work with.  His bid was the lowest of the group we had propose and he
met his price.  He was meticulous about managing change and discussing proposed changes up front (whether they originated with his suggestions, or with ours) so that there would be no "unhealthy debates" later on. This enabled us to remain within our budget, while "fine tuning" the work to achieve a great result. 
We had full access to his subs, so that whenever we felt we needed to discuss details of the work, whether about the flooring, painting, electrical, we could go directly to the people responsible.  All of them were glad to make themselves available for discussion and planning.  We were provided samples of materials and had the opportunity to work with people in order to ensure things turned out the way we envisioned.
Throughout the project, Paul would make suggestions to improve the end result.  Some would save us cost, some would increase cost.  In the latter case, Paul always approached the discussion in a very low-pressure manner, based his proposed change on facts, and explored the cost/benefit balance to help us make an informed decision. He was also open to our
suggestions and took the time needed to understand exactly what we wanted and why. 
In the end, we have been absolutely thrilled with the results.  The quality of the work is top notch, the results are beautiful to behold and the home is everything we hoped it would be.  We highly recommend Cape Dreams to anyone considering undertaking a project like ours.

Paul was on time & on budget; no significant surprises. We started with one project and continue to call on him for new projects because he was so reliable. The quality of work has been great.
