My experience with PHM has always been consistently excellent.  Every time I have done business with them they have been very efficient and the process and the deal is always what they say it is. I have found that they offer the best rates I can find for no point/no closing cost loans. When they say there will be no closing costs they mean it.  They are very professional, knowledgeable, straight forward and fast. There were never any surprises.  Their numbers and calculations were always right on.  I used the secure web site for submitting documents and getting documents and it worked well.  They let you know immediately if you need to submit any additional info. I have worked directly with Jerry (the owner) and many of his staff and I give all of them high marks. The appraisal company always showed up on time. They are very good at setting up a convenient time and place for closings.  I highly recommended this company.

Powder House mortgage offered a good refinance rate. They appeared professional in my early interactions. We have excellent credit and the home appraisal was fine. However due a series of callous clerical errors by this company and the loan provider they were working with, the refinancing did not go through. No one at Powder House had any clear answers regarding what was going on and what needed to be addressed; I had many conversations with various employees of the company none of whom could get simple things done. Once I realized that they would not be able to get the transaction done I asked them to refund the money that I had spent on the appraisal. They verbally agreed but never refunded the money. I lost an excellent opportunity to refinance and lost the money spent on the appraisal entirely due to their incompetence.
I have refinanced with several other companies in the past and have never experienced issues of this nature. I recommend avoiding this company for any transaction. Not only are they incompetent; they are also insincere and unprofessional. It is surprising that such companies continue to stay in business.

NICE PEOPLE, GREAT TERMS (BEST DEAL OF ALL) BUT TERRIBLE CUSTOMER SERVICE. THEY FAILED TO RETURN CALLS, NO ONE PERSON TO DEAL WITH. LONG DELAYS, ETC.

THEY WERE REALLY EFFICIENT.
