During first day of construction, the lead carpenter took down a load bearing wall and left it unsupported overnight. Subsequently, I was informed the wall was determined to be load bearing and there is going to be additional cost related to changing the opening in the wall. We could not understand how the construction company: a) could not identify the wall is load bearing prior to its removal (during project estimation phase) b) had to take entire wall down in order to understand it is load bearing. After our complaint the issue was fixed free of charge, but left us very worried about the rest of the project.
Throughout the entire project we were dealing with lack of communication from GC and poor project management. The quality of work (subcontractors and carpenters) was also lacking. Sub-contractors had very little guidance from GC and GC was hardly ever present at the job site. This led to numerous mistakes (things build not according to our specification), unnecessary fixes and misunderstandings. I ended up at the job site on average three times a day to oversee the progress. Luckily, I was able to catch a lot of mistakes and most of them were corrected, but it look a lot of time and effort. A few examples:
1) Balcony balusters built with improper spacing, even though the spacing was clearly specified (balusters needed to be rebuilt)
2) Shower valves installed out of plumb (too late to correct)
3) Shower walls in master bathroom built out of plumb (corrected)
4) Base kitchen cabinets installed in the line of wall (curved) instead of a straight line (it was too late to correct)
5) Space for the dishwasher set to 23 inches (instead of 24). I caught this just before the counter-top template was being taken (corrected).
6) Base kitchen cabinets (including the two peninsulas) were not attached to the wall (corrected).
7) Sub-standard finish of the entire hardwood floor (800 sq. feet). Intitiallly, I was told there is no problem with the finish, but after seeing the floor inspection report from an expert, the owner (Tom) agreed to reimburse me for refinishing the floor. The floor had to be completely redone (sanded to bare wood again).
8) The flooring subcontractor was running AC in the house when the floors were being sanded. This resulted in saw dust in all HVAC vents. Again, after our complaints, the owner agreed to hire air duct cleaning company at his own expense.
The one year warranty on the project appears to be useless. After turning on the heat for the first time since the construction ended, we noticed a lot of noise in the baseboard heaters. The air was not bleed from the system when the plumber was working on heating system, but GC refused to address the issue.
We had a lot of things done on a relatively low budget (considering the scope of work) but it costed us a lot of unnecessary stress and the final quality of the project is lower than expected.
