Performed full building inspection for a home under contract in Freeport. Eric had also inspected a previous home purchased in Bridgton. Within a few days Eric emailed an 80-page report with photos of each issue that can easily be emailed to contractors for quotes. Eric and another gentleman went through the entire house, inside and out, foundation to roof. Not only was Eric thorough but also a good communicator. Throughout the inspection if he thought there might be something I should see he made sure to show me personally as well as document with photographs.

Eric was able to schedule an appointment with me on one day's notice, which was extremely helpful in the rush and chaos of buying a new home. He showed up on time and was personable and friendly while doing his job. The in-person inspection went just fine, and then Eric followed up by email (my preferred medium) with a nicely-formatted and detailed report with a ton of pictures. I was able to use the report to guide followup work.
I've now been living in the house for about 7 weeks, and I haven't encountered anything that Eric missed!

He was able to find some things in my home, but my biggest issue was windows. The window in my kitchen, I thought was a sliding window, but I have since some to find out that it was a double hung window that was installed incorrectly and has become water-logged. There was another window in a bedroom that water had gotten into the glaze and has need to be replaced. The previous owners have added a perpendicular garage to the house at the cost of un-installing a window and reinstalling one incorrectly. Another issue is, a major leak in the hot water faucet for the laundry in my basement and a bathroom fan is not working well either. I'm not saying that he didn't find anything, he did find a number of things, but I am upset that he is not taking responsibility for the things he did not find.

"This home inspection was conducted in a professional manner, during the inspection we discovered many significant deficiencies which were reported as a home inspector, I am not perfect and I don’t have a crystal ball but I certainly gave my best effort to find all problems. After performing an inspection, the home inspectors duty is not to pay to repair any item/every item that was not visible or not found. This type of insurance policy would come with a far greater cost. I do take responsibility for my home inspection. I believe that without more accurate & full knowledge of the details of the home inspection it may be irresponsible to report that my company does poor work. I do dispute that no mention was made of improper window concerns or defects. A major point of the inspection report was that excessively high moisture levels were found around multiple windows (with a moisture meter). The highest levels were found on the East & North sides (of which the kitchen window is present). I recommended she seek an immediate estimate for repair from a qualified contractor. As to the glazing failure on 1 bedroom window sash, this can be difficult to diagnose under certain weather conditions because the level of haze & condensation is variable & the appearance may chang. The “major” leak for a laundry valve should certainly be a simple repair & may have been aggrevated & caused by equipment change. Also during the inspections as you can view from photos of the inspection the basement was very wet. A significant basement wetness issue was discussed. This may have made it more difficult to discern a leak near the laundry valve if it were active."
