Sam Rosario Construction is NOT licensed, he's NOT insured, he is NOT an insurance expert and he doesn't offer any warranties. His contract doesn't meet Mass Law requirements. His crew is paid in cash and they aren't protected by Workman's Comp. Description of Work: This was an insurance repair of water damage. Sam's company did the demo without pulling permits and revealed required code-work. But because he didn't pull a permit and he'd demo'd way beyond the original scope of work (promising us updates) we didn't qualify for the code funding included in our policy. And because of that, there almost $200,000 in damages. He wasn't insured so we weren't able to file a claim, and he holds no assets in his own name so we weren't able to sue for it. We lived without a kitchen and bathroom for 18 months, we lived without heat for 6 and then we lost our home. Don't make the same mistake we did. Find a licensed and insured contractor for your job, not this guy.

From the point where we discovered water damage resulting from a boiler failure during the coldest weekend of the year all the way to completion of the room rebuilds, Sam was amazing. He managed the entire process including working closely with our insurance company. Sam knows how all of this works and made sure he got us exactly what was needed to restore the house to pre-incident condition. In many cases even better based on new code requirements. Sam was always reachable and always willing to talk us through the process and keep us updated. And in addition to all of this, he managed our repairs during the pandemic, taking great care to accommodate the needs of my at risk elderly mother. Sam is a true professional and definitely the person you want on your side when an event like this occurs. I highly recommend him!

So Not true, It amazes me how people make false statements online, This is evident by the category. How is shoddy work and incomplete be possible with snow removal?? I never did snow removal for this client and should be removed.
This is an 1897 Victorian 8 room 'cottage' w/much original equipment and built-in features. Items, for ex., cabinets, were custom-built so today's mass-produced items didn't fit. This required creative thought and design on Sam's part to figure out how to marry new to old while maintaining the harmony and beauty of the original plan. For ex., he went to at least 4 sources to try to find wood wainscot rather the plastic composite more readily available, after 3 different plans for saving the original would not work. He had to deal w/an owner, me, who groaned in pain when some of these original features could not be saved. He worked hard to preserve what he could within my budget. For ex., the claw foot tub was re-glazed rather than replaced (one that size would not even have been able to be brought into the bathroom now). The original damage occurred during a period when others also had damage, so delays occurred because workers were not available. In addition, Sam had to orchestrate a large number of subcontractors and other workers. To date over 40 separate individuals have been working in or on my house. With so much repair required, prioritization of sub-projects is a priority to plan from the beginning as Sam did, while also being flexible enough to address unexpected issues. As walls were opened up, such unexpected problems were encountered (ex. a carpenter ant nest requiring some rebuilding there) or were created (for ex., damage to a water pipe which led to a major replacement project). I did not expect the number of detours to repair items that were not part of the original damage. Also when something is opened up, it has to be repaired to current code standards, again requiring additional work that I had not anticipated. (I did learn that variances to code can be obtained in limited situations.) Do anticipate that you may have to leave the house. For ex., while the water and sewer lines were being repaired, I had to be out for several weeks since the water was shut off then even though they did try to avoid that. I am so grateful to Sam, his crew, and subcontractors who have been working on this long and involved project!
Description of Work: Significant storm damage in 2015 to 4 rooms and hallway led to other, additional repairs . As contractor, Sam Rosario negotiated w/insurance adjustors for 2 claims, installed new roof and spray foam insulation in attic and 2 rooms not under roof; replaced plumbing from where water pipes enter to where water leaves, including venting stacks; redesigned & rebuilt 2 bathrooms, installing new sinks, toilets, tubs/showers, took bedroom down to studs and rebuilt, including window repairs; redesigned and rebuilt part of kitchen, including new flooring, cabinets, and moved heating pipes; redesigned and rebuilt laundry area; upgraded electrical service in all areas, redesigned basement layout and installed new sink and outdoor faucets; replaced windows and flooring in attic and upgraded electrical to make workroom in attic. Still have 2 bedroom walls and dining room ceiling/walls and kitchen walls/flooring to do. Outside porch repairs, repainting, and driveway also still need to be done.
