LANDMARK APPRAISAL SVC

Landmark Appraisal service did not do a thorough analysis of the market when determining our market value. When she arrived, she said the market in the last year (we did an appraisal in 2012 too) went up a little bit. After completing the visit, she said they should have the appraisal completed in a week. Sure enough, the appraisal was completed in a week, but 20% less than last year! We have a high end home that is very difficult to find comparisons in our immediate town. She refused to go out of the lowest valued town in Berkshire County for a comparable. She took the easy way out. She compared our lovely home with a hovel which sold within the past 6 months. Any person with half a brain could look at both properties and see there is no comparison! I shard my experience with a couple other appraisers in the area. One person said he knew her & said she is not qualified to even do appraisals. His comments were that they take on as much business as they can & get the appraisals completed ASAP and on to the next. That was definitely my take on their business practice. If your bank says this is the appraiser for your loan, go back to the bank and get another service.
