Bill was prompt, through and professional. He took the time to explain everything he was looking for to us. His report was clear and detailed and allowed us to negoiate successfully with seller for repairs to the house before we purchased it. I would not he didn't bring a ladder, and didn't let us know we should provide one ahead of time, so he didn't get to see some areas of the house, so I would suggest anyone who hires him have one available if they need areas that require one to be inspected. Overall though, I would recommend Bill.

He arrived early and started inspecting the outside before I got there. He was very thorough and made sure I understood everything he was doing and the reasons why he felt something was a concern or not.

I have used BIll Sutton 3 times for inspections. I will ALWAYS use him as long as he continues to be doing inspections. He is incredibly knowledgeable, incredibly thorough. He knows everything. Really. Not only does he do a great inspection but you get a whole course in and quot;everything about your houseand quot; just from following him around.
Be forewarned - he takes a long time to do an inspection. PRobably twice as long as most people. Your broker and the seller won't like him because he takes so long and points out every potential issue - but that is exactly what you want. He also says exactly what he thinks - delicate or diplomatic he is not. But again - that is what you want as a buyer.
I'm not sure how his rates compare to other people - but even if he costs twice as much - he's worth it.

This home has over 3,300 sq. ' so there was literally much to be investigated. The inspection took just about 4 hours wherein Bill thoroughly checked out every system and component of the property. Everything from missing collar ties on roof of the two story garage, to code violations on the rear deck, to gross misrepresentation by sellers of the electric system were well within the inspection's scope. Bill's patience in explaining the operation of all was remarkable. Bill's report was finalized and sent as an attachment for hours after the inspections completion. I highly recommend this firm and its owner, Bill Sutton. When purchasing a home having Bill Sutton on your and quot;teamand quot; is essential.

The inspector arrived on time and was professional. It was a new construction home, so not much for him to find wrong. He seemed knowledgeable and was more thorough than some inspectors I've used in the past.

I must say that from the very beginning when I first called, both Bill and his wife/secretary are both very professional, friendly, and personable.
Bill arrived right on time and began by looking at the front of the house, starting with the location of the house number, landscaping, and how too much mulch can lead to bugs, especially termites. He then checked the garage door installation, the garage walls, and electric outlets. We then moved around the exterior of the house where he noted various items that weren't necessary fixes but would certainly improve safety measures.
Inside the house Bill went over electrical outlets, general wiring, boxes, plumbing, tiling, chimney upkeep, windows, water pressure, so on and so forth. He is very detailed. His job is to let you know what needs to be taken care of and what should be taken care of, and how to prioritize.
Bill is open to all questions, before, after, and during the home inspection. I HIGHLY recommend his services.

Bill was great - showed up early and started doing the exterior inspection before we even got there (and took the time to catch us up when we arrived). He was very thorough and detailed. Bill took the time to point out the things he was finding so that I knew exactly what he was talking about. I felt very involved in the inspection and much more knowledgeable afterwards, which is what I was looking for.

Bill's wife answered the phone and after we set up our appointment she went through everything a home inspector does and checks, and what they do not do. She was so friendly and helpful!
Bill spent over an hour just inspecting the outside of the house. As we walked around the property, he scrutinized everything, from the lack of support for the deck and front porch, to the gas pipe they ran OUTSIDE of the house for a fireplace. That was a safety issue that would need to immediately remedied, he said, as the unprotected gas pipe could easily be damaged.
He was dismayed to note the lack of flashing around ANY of the windows, which he told us would lead (if it had not already) to water damage in the exterior walls. Home inspectors cannot give price estimates for what things cost to fix, but he explained that to remedy that problem scaffolding would have to be put up all around the house, You would also not know how much damage had already been done . . . .
That was just the beginning. . . Asbestos in the basement, termite damages (both of those are technically probable findings- they would need to be confirmed by a lab or pest inspector), water damage in the electrical panel, ungrounded outlets that had three prong faceplates on them, outlets with reverse polarity, and need I go on? . There was also a sewer line that had not been capped when they stopped the sump pumps from discharging to the municipal sewer. Bill explained that the uncapped sewer line could lead to your basement filling with sewer gas. . . which given one spark could make your house go BOOM!
Knob and tube wiring- boy oh boy did we learn about knob and tube wiring. Basically, when they invented electricity, this is the kind of wiring they first used in houses. From about 1880-1920, I believe. It is NOT GROUNDED and is so prone to cause fires that most home insurance companies won't even insure a house until the live knob and tube wiring is removed! Bill told us that if we bought the house we should not move in until the knob and tube wiring was removed.
A home inspection with Bill Sutton is an education in itself. We did not buy that house, but as we've continued our search we are much more informed consumers. We've been able to rule houses out entirely within the first five minutes of walking through them because we know from Bill Sutton that, for example, you need to have a specialist fix the masonry in the foundations of old houses because if you try to use newer materials they will react with the old limestone based mortar and WEAKEN it!
You can bet we will be using Bill Sutton again as soon as we find the right house. We would use him if he charged four times as much and he would be worth every penny!

Bill was early and was already looking at the outside of the house when I got there. The whole inspection took about 3 hours. Bill was thorough, clear about what it was he was seeing and took the time to explain and clarify any issues I had questions about. I particularly appreciated that he was able to help me figure out what repairs I needed to do right away and what I could do over time. Both the listing agent and my own realtor were present for the inspection and a couple of times this was problematic in that they both interrupted the inspection several times, questioning the information Bill gave me. I thought Bill was very professional in how he handled this situation and he made it clear that I was the customer and his loyalty was to helping me understand and evaluate the house prior to purchase. Not so incidentally, the problems that Bill observed and the information he gave me regarding a faulty circuit box, plumbing and a pressure release valve on the furnace were completely accurate. If you want an inspection that is thorough, accurate and loyal to you, the customer, then you should considering hiring Bill. I did follow through with purchasing the property Bill inspected for me, and as I have moved ahead with repairing and fixing it up, I have had no real surprises, which I think is one of the goals of a good home inspection.

He was incredibly thorough and definitely had my interest in mind as he was going through the home. He was good about telling us what needed to be addressed immediately but also informed us on options for improvement in the future. I would like to echo what was said in the previous report that he is vocal about what he sees as poor work and it definitely did make the seller's agent defensive; however, as he was working for us I found this to be a benefit. Our condo was about 1700 sq ft and it took about 2 1/2 hours. I would absolutely recommend him and will use him in the future.

This is the second time I've used Bill Sutton before a purchase. He is amazing. He is very very thorough - he catches things that many inspectors would miss or ignore. He is more expensive than others, but he's absolutely worth it. He also takes a long time so be prepared. Both times I've used him, the real estate brokers were annoyed because he took so long - so make sure everyone anticipates a long inspection! (4 1/2 hours in my case). He is an expert on old houses and in addition to finding problems, he will give you a great education on maintaining your home. Be aware - he's a bit of a character and has high standards. When he sees inferior work, he is quite vocal about it - tends to result in some defensiveness on the side of the seller. I recommend him unreservedly.

Extremely thorough home inspection with attention to details and items requiring attention on a house of this age. Very satisfied with the results and were able to negotiation hefty concession from sellers after Bill's work uncovered items requiring repair or replacement (which were previously undisclosed).

Bill is amazingly thorough. He "saved" us from making a huge mistake by identifying some major structural issues in a home we had made an offer on. He thoroughly explains all of the potential issues/problems and offers maintenance and repair tips. He prepared a detailed report within 24 hours. He is the BEST; we wholeheartedly recommend him to all of our friends.

Bill showed up early for the inspection. He had already done an outside visual inspection and was ready to go by the time my wife and I showed up at the house. He was thorough, detailed, and methodical. He did a good job of explaining many aspects of the house and it's condition, and answering all of my questions. He faxed a detailed eleven page report the following day, and I received the hard copy in the mail the day after that.

Bill Sutton does a thorough, though mostly visual, inspection. (He doesn't "crawl into every crawl space" as some inspectors claim.) He spent about 2.5 hours on our 2300 sq. ft. home. Bill had me follow along with him throughout the inspection so he could point out everything to me. He mentions important items and the smallest thing,usually qualifying which are important and which are not, but it can be a little daunting to hear so many points if you don't keep in mind that he's trying to point out everything he sees that might be an issue, big or small. In this sense, he's the kind of inspector you hope a potential buyer never brings to your home. Several times Bill gave his opinion, then suggested I enlist a professional in a specific field (e.g. electrician) to give a more specialized opinion. A write up follows quickly on his inspection (faxed the next day) and is very complete, though sometimes a bit hard to read (ie organization on page) if he has a lot of points to communicate
