LCM Plus

LCM was completely disorganized. Their proposals are vague(intentional I believe). We had multiple bids and picked them because they are local. After that started demolition they claimed they didn't understand what I had wanted done and then charged me a change order that increased the total by 40%. The equivalent to a plumber disassembling your pipes then say "oh, you wanted me to put it all back together? Here's the cost to do that..." Be warned, these guys either don't know what they're doing or don't care.

All things considered, we think back on the project as a total success. Initially, we wanted a new walkway and a drain installed to keep water from pooling by our steps. The project ended up being much more involved than we initially thought, because they found that the porch had no footing. We decided to go ahead and have them do it right- to totally rebuild the steps on a cement footing. Joe (I believe he's the owner) was very communicative and transparent, checking in with us as soon as they saw an issue and talking us through various options. The equipment they have access to is impressive! We had a Bobcat, a loader, and a cement truck here at one time or another, and there may have been other pieces of machinery I'm forgetting. They worked quickly and got the equipment in and out with little delay or disturbance. Our walkway is now gorgeous, we no longer get water backed up to the steps and in our basement, and our new steps look great. Joe came every day and got the workers (who were neat, fast, and talented) started, checked in with us, and usually came again at the end of the day to see how things were progressing. The whole project, which ended up doubling in size and scope, all happened over about a 2-week period. Yes, it was more money than we'd planned on spending, but the work was done the right way, so that we'll never have to deal with this area of the home again. I should mention that I'd already spent $6000 repairing the steps and walkway over the past few years, and that if it wasn't fixed this time, I'd be spending more money in the future. I've already recommended LCM to others, and I'll continue to do so in the future.

everything went very well. joe and his teamwork around our scheduling limitations very effectively. . quality and timeliness of the work was excellent.. the job started later than expected but finished ahead of schedule.

Long story short an employee of LCM quoted me a price of $430 and they billed me $625, a 45% increase.  The employee shouldn't have quoted me that price but I decided to go ahead with the work based on the quote.  If I was quoted $625 I would have decided to do the work myself.  After trying to contact LCM a few times I ended up speaking with one employee and then had to request to speak to her manager, who called me about 25 hours later.  He refused to honor the quote and only offered to split the difference.  Basically an LCM employee screwed up and they choose to have the client make it up instead of doing the right thing.  There are many other details to this but I don't want to get into it unless I have to.  If LCM responds then I will respond with all the details as they flat out lied to me more than once when trying to resolve this.  I strongly recommend not doing business with this company.  They charge in a way that allows them to "justify" the bill based on hours worked, regardless of how efficiently the work was done.

Also, included in the description of the bill was to edge the lawn.  No part of the lawn was edged.
