The workers showed up on time and communication was great. I always knew when someone was coming and they were very respectful of our space (especially working in our master bedroom/bathroom). They were careful about the doors since we have a cat too. Our bathroom is a dream! Not having our bathroom be usable was a minor inconvenience when I see how beautiful everything turned out. Will definitely use Kneeland again for other projects.

HORRIBLE DO NOT HIRE AVOID AT ALL COSTS They were hired to remodel a 3rd floor area, adding a dormer to finish an attic space into a living room, remove the roof from a 2nd floor porch to add a 3rd floor porch on top. According to city records permit was never pulled for renovation of the porch. Porch was never actually waterproofed properly. When roof was removed from 2nd floor porch water began leaking down the outside of the house, leaking into the inside of the house and coming out of our light fixtures and hardwired smoke alarms! (FIRE HAZARD!!!) They were called to fix the issue and their fix was to throw flashing OVER the shingles with HUGE GAPS at the top of the flashing where water can leak behind and pool, they attempted to waterproof with caulking which shrinks and cracks and does not fix the problem long term. We don't even want them back to work on our house so we are paying someone else to (HOPEFULLY) fix the problem properly without having to tear down the existing porch!!

Horrible Experience. Their poor work caused 3 MAJOR leaks. The first was DURING construction where one of the workers accidentally turned on the water while working on the bathroom. The caused water to run down to our second floor, causing damage to the ceiling. 2 years after the project, the same bathroom leaked water down to our dining area, causing damage to the ceiling over our dinning table. We called them to fix it and they came, did a little caulking and said they fixed the problem, refused to do anything else, didn't fix our damaged ceiling. Good thing my dad could help us fix the leaky pipe and re-do our ceiling. 3 years after the project, we have water damage in the ceiling of our master bedroom. Water was leaking from the roof that THEY did. We didn't want to call them but they should be held accountable. It took a few weeks because they said they couldn't come work on the roof due to frigid temps. fine. When they finally came, they said they re-seamed the part of the roof near the chimney. The communication was poor. Only asking them to please explain what caused the problem and what they did to fix it, did they explain. If you don't explain, how do we even know you even did any work? They refuse to fix our damaged ceiling. VERY poor work. I would never use them again nor would I recommend them to anyone.

They were polite, pleasant, and easy to work with. They cleaned up everyday. There was only one miscommunication but it was rectified quickly. I was very fortunate to find them.

Very well. They started May 2012 and finished September 2012, very prompt and courteous. Work was done excellently. They subcontracted electrical, drywall, flooring and plumbing. We were not very happy with their plumber, but overall the house looks amazing now and we have so much more space. It's been a year and no issues,

I would never use their electrician again. The guy was a ripoff. He was rude to my wife and I told them not to use him and they refused to do it. I had issues with these guys. Overall the work was okay but I had a lot of issues with them. It was unbelievable what this electrician charged. He and the sheetrocker used to sit there and have swearing fights. He used subs and I would not use him in the future.
Description of Work: I used Kneeland Construction to convert a screened porch into an enclosed glassed sunroom. They removed a wall between that and a kitchen. They put in a new railing and renovated a room into a formal laundry room. They replaced windows in my basement.

I would recommend them highly. I have used them for several jobs in the past 15 years. They have done kitchen and bathroom remodeling, roof work, door mirrors, and other jobs. They prepared some drawings for some work they haven’t done yet. I spent around $70000 for roof raising. I spent $44000 on the kitchen and bathroom remodeling. It was done 15 years ago. Everything went very well. The mishap that had occurred was that they had subcontracted another company for the installation, which was not done correctly. They did the removal of installation and did it over again. I didn’t have to pay them anything extra. I have had any issues, where I have ever had them redo anything. Their work was good. I will use them again in the future.

The whole experience was professional from start to finish. I contacted Mr. Dumas, he was very prompt in getting back to me, came to see the site,and gave me an est.in a timely fashion. I had other est., but I readily accepted his because it was in range with what I wanted AND he had come highly recommended by a trusted friend. He kept me informed all the way thru and made changes if asked. He was always available to talk things over.I have been completely happy and had wanted to write this for a long time to tell others of a job well done and to let Kneeland Construction Co. know I would call on them again.

At least the house is still standing. Installed the wrong size windows, had to remove them and replace them with the correct size. Installed marble floor in the wrong pattern (very simple 4 square pattern), had to rip it up and reinstall (it was our own marble, thay replaced it with a similar color - useless to us). Installed flat aluminum stock instead of clapboard aluminum siding (again... remove and replace). Installed doors 2 inches too low so as not to match existing door only 3 feet away (Remove and re-install). Didn't insulate heat pipes (required by code - causing them to freeze in the winter). They have done enough damage and I don't want them anywhere near the house to "fix" the problem. Not to mention the fact that everything is an upcharge. "Oh, you want to match the switches and outlets to waht is existing in the house, well they're $4 more each." Are you kidding me?!? On a $50,000 job you want to charge an extra $24 for switches and plugs?? Don't ever call them. Carl Dumas and his partner John Kenney have already run Lawlor Corp., Internal Trust, GCD Corp. and Fortress Construction into Involuntary Dissolution

Carl Dumas was quick to respond to the initial inquiry, provide a quote, and references. After checking several references we signed a contract. There were multiple missteps with the City of Boston building department by the person who was handling that for Kneeland. They seemed to be surprised when it turned out 2 variances were required. At one point, Mr. Dumas stated that he was tempted to proceed without the permit (we rejected this idea). Eight months after the initial application, we were forced to withdraw a zoning appeal because the paperwork was not straightened out. Although the contract contained a provision for being terminated in the event that a building permit could not be obtained, Kneeland attempted to keep an huge part of our deposit in access of the costs to which they were entitled. We had to hire a lawyer to get back a reasonable amount of our money. I have never encountered anyone in business who was as unreasonable or as misleading.
Description of Work: The work was to include a dormer with master bedroom and bath, replacement windows, vinyl siding, and new roofing shingles.
