As with any human interaction, communication is difficult given our propensity to interpret differently than what is being spoken. My understanding of how something should look can be very different from what is being presented by the speaker. Description of Work: Remove and dispose of 9' x 8' section of front wall, and 2' x 8' section of ceiling in master bedroom. Remove window trim and baseboard on front wall (to be reinstalled). Remove water damaged sheetrock. Dry out space with blowers if necessary, apply concrobium mold inhibitor. Install new kraft faced fiberglass insulation (R-15 in the wall, R-30 in the ceiling), install new 1/2" blueboard, apply plaster to new blueboard, blending it with the surrounding existing surfaces. Reinstall window and baseboard trim. No painting 2,625.00 master bedroom Cut out a 4' x 2' section of wall in the master bedroom where the shower mixer valve is located, wrap hot and cold supply lines to mixer valve with pipe insulation, and fill entire stud wall cavity with Roxul rock wool for sound absorption. Install new blueboard and skim with plaster. Also, repair two settling cracks in the ceiling: dig out the cracks and fill them with plaster. No painting 415.00 music room Remove crown moulding on the front wall of music room (to be reinstalled), cut out 2' x 4' section of ceiling where water damage occured. Dry space and apply concrobium. Install new 1/2" blueboard, apply coat of plaster, blending it with surrounding surfaces. Reinstall crown moulding. No painting 975.00 Foyer Remove 2 sections of crown moulding in the foyer (to be reinstalled), cut out a 4' x 6' section of water damaged ceiling. Dry space and apply concrobium. Install new 1/2" blueboard, apply coat of plaster, blending it with surrounding surfaces. Reinstall crown moulding. No painting. 1,335.00 Paint Master Bedroom - Apply one coat of primer to the new plaster on the walls and ceiling. Apply two coats of ceiling paint to the ceiling. Apply two coats of wall paint to the walls. Contractor will provide primer and ceiling paint, customer will provide the wall paint. ***CHANGE - CUSTOMER TO PROVIDE ALL PAINT, NEEDS TO BE ODORLESS. REDUCED THIS ITEM BY $100*** 1,000.00 De-icing Tape Install exterior electrical outlet on front of home, Install approximately 75 feet of de-icer tape on the roof above the master bedroom to prevent ice dam buildups in the valley and soffit edges. Install thermostatic plug which will turn de-icer tape on roof.Remove existing 8' wide x 5' high set of windows at rear of living room, install a single tinted replacement window in the space, insulate, apply window tape, trim out interior and exterior, apply caulk. Customer to provide window unit. THIS WORK WAS NOT DONE, REMOVED THE $1,865 CHARGE. Deck Remove and dispose of existing front deck (10' x 6', with 3 steps 10' wide, 10' of rails on each side running from house down to bottom step). Frame in new deck using pressure treated lumber, install composite decking and railing systems, customer to provide product information to contractor. Quote for this item will be completed when that information is received. ***SEE BELOW*** 0.00 Reduction Contractor did not wind up removing and reinstalling the crown moulding in the foyer (2 pieces) or the music room (1 piece), removing the labor cost for that -300.00 Gutters Installed a gutter over the rear french door out to the porch, ran downspout down the corner trim, and into the deck. Price includes $295 materials and $250 labor 545.00 Deck Removed deck boards on front deck to inspect frame. Frame was in good condition, but needed the following upgrades: added 7 joists to reduce the spacing between joists and eliminate composite board flex, Installed 7 - 1/2" x 6" galvanized lag bolts through the ledger board into the rim joist of the home to properly attach the deck to the house, removed all joist hangers and installed new galvanized hangers, removed 4 of the 6 4"x4" railing posts, installed new pressure treated ones, blocked in and secured with ledgerlock screws. Once frame was upgraded we installed new Gossen Tuscan Cherry square edged decking, installed using hidden camo screws on main deck, and paint matched screws on the steps. White pvc risers and skirt boards were attached using hidden screws and pvc plugs to eliminate screw holes, and white pvc lattice was installed on both sides of the deck. The railing posts were wrapped in pvc post sleeves, with base trims and caps instatlled, and Timber Tech Radiance railings and ballusters where installed on both sides of the deck and stairway.
