Mike came to the house and spent four hours going through this house that was for sale. It was a 2800 square foot home and was only 15 years old. He came up with list of bad things to say about the house and after hiring the experts, were all made up.. He made suggestions as if he was an expert in the areas of Gas, Air Conditioners, roofing, heating, carpentry. I see what people use him because he makes comments and statements and gets the buyers to make the sellers drop their price but in essence he makes things up. His actually opinion was that this 15 year old house needed fifty thousand dollars of work!
We had the true experts come in.
Gas stove in family room. He said there was gas coming out and after the a well known gas company came out to check it, it was actually perfectly fine. They said it was inside two inserts and sealed at the top and there was no way anything was getting out. We used it almost every day this winter.  He said it was leaking at the top of the fireplace and what was on the roof was an old stain from before it was gas and it was an actual fireplace.
He said the roof needed to be replaced. It is only 14 years old and this passed winter has zero problems and zero ice damns. He never went up on the roof. We had the experts come by to confirm it is an excellent roof. We cleaned it, stain is gone.
He said the attic was too hot meaning bad circulation and this and that. The fan was off and we turned it back on.  It is perfectly fine.
He said the burner needed to be clean and was omitting fumes into the cellar. Alarm never went off in 9 years of occupancy and a well known gas company did a check up and tested it out to be running at 83 percent which is excellent for this type of system.
He said the gas fireplace blower did not work but if he took the time to read a manual or ask he would know that a gas fireplace has to heat up to a certain temp before the blower kicks in.
He said there was a can in the attic collecting water and therefore all the heating pipes etc needed to be replaced that run up through the attic. When we looked it was an upside down can sitting there, totally unrelated. no leaks, nothing.
He said an add on area of porch was done with screws and is not safe. It is safe and confirmed by carpenters.
He said the water filter under sink was  corroded ..we never had a water filter under sink.
The list goes on but you get the idea. He makes things up for buyers so they can ask for a better price. He also does
this to get repeat business from people. This was at least the second house he was looking at.
I have the original and I have the expert reports to look at.

They showed up early which was fabulous and were very thorough. They are a quirky pair (father/son) but definitely know their stuff. Told us things we had no clue about. Gave us insights about the inspection process that were also helpful. Gave us tips for prioritizing and what to not worry about so much. I highly recommend this pair. Even if you're not selling but want to update your home, they may be able to tell you things that could be good investments in the long run.

Michael was very thorough and professional. My wife and I learned tons about the house that we didn't already know. And as a bonus Michael gave us a book on solving common building problems and an addendum report packed full of additional general information. I would definitely use him again should the need come up.

Great experience, we definitely recommend them. Michael and his uncle were both there early and were extremely professional, thorough and knowledgeable. Inspection lasted a couple of hours. A summary report was faxed to us within 48 hours and a more detailed report was mailed to us within a week. They also gave us a handy book they'd written about home maintenance, complimentary with the inspection. Their inspection reports could seem too detailed and perhaps intimidating to some people, but we appreciated having as much information as possible about the house we were purchasing.

Joseph and Michael Scaduto were on time, if not early. However, they were stuck in the elevator for a good while! Now I know that the elevator isn't safe! I told the seller that I want to see a current elevator inspection certificate before closing. These guys are thorough! It's an older building, but a new conversion with some newer interior construction. However, there were many problems detected, most of which the seller has agreed to fix and some we're still negotiating. I especially want to thank them for pointing out that the furnace is not even safe to operate. I would have had no idea. I couldn't even tell it was old until they opened it up and showed me that it was from the mid-1980's. They also took the time to find where the electrical service is in the basement and where the unit's A/C was on the roof. They didn't just tell me what was wrong and what was good. They explained things to me in detail. In fact, they've published books on home maintenance. Look them up!

They arrived at the properties to begin the external inspections before we even got there. As they finished each area of the house, Michael took us around and explained his findings very clearly. He provided amazing detail and gave us an excellent run-down of what sort of maintenance we can expect in our property. They also provide a wonderful detailed manual that they have compiled in their years in business. If you've ever wished that a house came with an owner's manual, this book provides it. We ended up not purchasing the first home they inspected for us, but I felt that the $350 we paid them to decide that was money extremely well spent. They work entirely via word of mouth, so no worries about Realtors getting a kick-back.

Michael showed up early and had already begun the inspection of the outside before we arrived for the inspection. His inspection revealed a number of problems that we hadn't noticed but kept the problems in perspective. We purchased the house with much more knowledge about the issues that we would need to address in both the short-term and long-term. He was very polite and very knowledgeable about construction. He answered questions well. The inspection report was received via fax later the same day. The price was very reasonable. I wouldn't hesitate to use him again.

I was very happy with the Scaduto's. They seemed to be very thorough with their examination, extremely knowledgable about home systems (heating, electrical), and did a great job explaining to me what was wrong and the general seriousness of the defect. They even showed up early!

MIKE AND JOE ARE AMAZING INSPECTORS. THE FIRST PROPERTY WE SAW, AN OLD VICTORIAN, HAD MANY PROBLEMS WHICH WERE NOT OBVIOUS. THEY TAUGHT US AS THEY WENT AROUND WHAT TO LOOK FOR, AND PRESENTED US A VERY PROFESSIONAL REPORT THAT NIGHT! THE SECOND INSPECTION WENT VERY WELL. THANKS TO THEM, WE KNEW WHAT TO LOOK FOR WHEN SEEING OTHER PROPERTIES! I WOULD HIGHLY RECOMMEND USING THEM!!

MIKE AND HIS FATHER ARRIVED AT THE HOUSE ON TIME, AND THEY DID A VERY THOROUGH HOME INSPECTION THAT LASTED ABOUT THREE HOURS. THE HOUSE WAS EXAMINED BY SECTION, AND AFTER INSPECTING EACH SECTION, MIKE WALKED ME THROUGH AND PROVIDED HIS COMMENTS. AS SUGGESTED, I VIDEOTAPED THESE SEGMENTS. AT THE END OF THE INSPECTION, THEY GAVE ME A COPY OF A 60 PAGE HOMEOWNER'S MANUAL THAT THEY WROTE. THEY HAVE BEEN USED BY MANY OF MY FRIENDS AT WORK, AND EVERYONE HAS BEEN IMPRESSED BY THEIR ATTENTION TO DETAIL. THESE ARE THE KIND OF INSPECTORS FEARED BY SELLERS! WITHIN A DAY OR TWO, A COPY OF THE INSPECTION REPORT WAS FAXED TO ME, AND I RECEIVED THEIR NOTES VIA MAIL. I AM SURE THAT THERE ARE LESS EXPENSIVE HOME INSPECTORS, BUT I AM CONVINCED THAT THIS WAS A WELL-SPENT $600.
