Scaduto has 30+ years of inspection experience, is a Licensed Professional Home Inspector and has authored multiple books on home inspections. I have taught Home Inspections at multiple venues including New York University, Northeastern University, and the SPREI headquarters. We had the true experts come in.
Gas stove in family room. He said there was gas coming out and after the a well known gas company came out to check it, it was actually perfectly fine. They said it was inside two inserts and sealed at the top and there was no way anything was getting out. We used it almost every day this winter. He said it was leaking at the top of the fireplace and what was on the roof was an old stain from before it was gas and it was an actual fireplace.
He said the roof needed to be replaced. It is only 14 years old and this passed winter has zero problems and zero ice damns. He never went up on the roof. We had the experts come by to confirm it is an excellent roof. We cleaned it, stain is gone.
He said the attic was too hot meaning bad circulation and this and that. The fan was off and we turned it back on. It is perfectly fine.
He said the burner needed to be clean and was omitting fumes into the cellar. Alarm never went off in 9 years of occupancy and a well known gas company did a check up and tested it out to be running at 83 percent which is excellent for this type of system.
He said the gas fireplace blower did not work but if he took the time to read a manual or ask he would know that a gas fireplace has to heat up to a certain temp before the blower kicks in.
He said there was a can in the attic collecting water and therefore all the heating pipes etc needed to be replaced that run up through the attic. When we looked it was an upside down can sitting there, totally unrelated. no leaks, nothing.
He said an add on area of porch was done with screws and is not safe. It is safe and confirmed by carpenters.
He said the water filter under sink was corroded ..we never had a water filter under sink.
The list goes on but you get the idea. He makes things up for buyers so they can ask for a better price. He also does
this to get repeat business from people. This was at least the second house he was looking at.
