Andy Bottone showed up on time and on target at the home site. Introduced himself and explained how he was conducting the inspection. Basically outside-inside. He used a pair of binoculars for close inspection of the roof and exterior other hard to reach exterior places. He inspected exterior doors, windows, decking, guttering, and water flow. It was raining during the inspection. He captured notes via a recorder.
Inside he inspected the electrical panel, wiring, plumbing, all faucets, tubs, showers, hot water heater and oil burning furnace.
He was very thorough to explain the equipment he saw, the expected duration/life cycle of the equipment, balanced against the age of the home etc. He crawled into every nook and cranny, including the crawl spaces off the basement, and up into the attic to inspect the underside of the roof.
From a service an inspection standpoint very knowledgeable. I am currently waiting on the written report due tomorrow.
"In response to your complaint, we are sorry you were unhappy with our inspection but it is hard to understand why you did not call our office with your concerns. Also it is odd that you wrote this complaint over a year after our inspection. We did do a thorough examination of the house and can give actual page numbers from the report that addresses almost every issue that you said we missed. It was raining the day of the inspection and no leaks were found on that day however on page 1 we put the roof in fair condition and pointed out the lifting and buckling shingles. We also mentioned on page 9 excessive moisture in the attic and water stains on the framing and decking around the chimney and the insulation was wet. We also pointed out that the gutters were damaged and improperly pitched and this was allowing water seepage into the basement on page 2 as well as the fact that the window wells were full of debris and there were several low areas of grading also adding to this problem. We pointed out on page 4 that the basement was damp and advised repairing leaks in the foundation with hydraulic cement. We found water stains around the basement windows and advised that you ask the current owner if the stains were recent, as it is not always evident to us if stains are new or old. Also on page 4 we mentioned the heating system was in fair condition and was approaching its normal life expectancy. We mentioned on page 3 that several windows on the sunroom were broken allowing water to seep into the sub-wall and we were informed they were going to be replaced. Also this an enclosed porch/sunroom and normally these are not heated or cooled however the real issue was the broken windows. On page 7 we gave a lot of detail about the poor condition of the fireplace, the broken damper and cracked firebricks and recommended it be repaired by a mason and not used. We also pointed out the water stains on the ceilings near the fireplace and in the hallway all re-affirming our details that the roof and chimney had many issues. And finally on page 9 we mentioned for the second time that there was not proper ventilation to the roof and attic. Nothing was wishy washy, all your complaints were things that we discussed in our detailed 10 page report and all that needed to happen if you think we missed something was that you call us. Waiting over a year to complain is unreasonable and unfair to us. We cannot predict the future when we examine houses we can only determine what we see the day we are there. Hopefully your new home is just that, newer than the 50+ year old home we inspected, older homes have issues and buyers need to be realistic."
