Lapan's Basement Waterproofing has my highest recommendation and I will happily refer them to my own family or friends if ever needed.

Lapans originally installed out basement waterproof system. Their work is top notch. This call was for inspection and service of our basement sump pumps. Work was done thoroughly and neatly. Highly recommend!

John's crew did a great job fixing our drainage issues. Before, there would be standing water in the basement after rain, etc. and mold throughout the home! John designed and implemented a system of french drains, sub-pump, a layer of river rock, etc. He was immediately expert in diagnosing the problem, proposing a solution (reasonable compared to other estimates but far exceed them in terms of his thoroughness), executed on time and on budget, professional and caring thru and thru. We just had days of deep snow, rain storm (which melted the snow) and the basement looks and all the drains/sub pump functioned as John described. It's clear John's deeply knowledgeable and takes great pride in doing the job right. He was also patient and customer-centric-- answering all my many questions, including followup on any maintenance or things to watch out for. He also offers annual maintenance, trap cleanups too. Great neat clean and very open friendly and informative

John and his son did the work at our house and our experience was absolutely top-notch from first meeting through the whole job. We had previously had a bigger company do the initial part of a perimeter drain and sump pit and my experience was very mediocre. When we continued to have problems, I decided to get some other consults. John came recommended by a neighbor in the area. I was immediately impressed with his knowledge and genuine interest in understanding my water problems and what kind of system and results were important to me. His price was very fair (I had comparisons) and he was able to schedule the work quickly. Once he showed up to do the work, the experience only got better. He and his son were extremely polite, considerate and hard-working and made sure to keep a very clean site - especially to control all of the concrete dust that came during the floor demo work (the previous company had completely ignored this, didn't say anything to me and just left a whole utility room and it's contents coated in this dust). John got the work done efficiently from start to finish (even when the concrete turned out to be much thicker than they had thought) and even helped me to put carpets and other items back in place. The system has been running in the months since (we're having a wet winter again) and my basement is finally bone dry without the worry. I would not hesitate for a moment to recommend John. I normally have a lot of trouble trusting that contractors are really considering my best interests, but I never had that worry with John. He is very passionate and knowledgeable about basement water systems, equally as hard working, and, perhaps most importantly, I found him to be 100% trustworthy at every stage of the job.

My husband and I received multiple quotes to waterproof our basement. John LaPan came in at a very fair price and was extremely professional. He thoroughly explained the drain system needed for our water issues and never tried to up sell us on anything unnecessary. John and his son always showed up on time and worked hard throughout the whole day all while keeping the job area clean. Mr. John Lapan and his team are an incredible set of people. From the time of the estimate to job completion, everyone was extremely professional, punctual, and neat. Mr. Lapan did a phenomenal job designing a system that worked for my home where multiple other companies failed to do. My wife and I are planning to finish our basement but wanted to ensure that water would not be a problem before doing so and with Mr. Lapan's system, we feel very confident that it never will be. His system wraps around our entire basement nearly over 180 linear feet and is seamless with the existing floor. His pricing is also very fair and he does not cut corners, take a look for yourself in the photos attached. We had a very unique basement water situation - part of our house was built on ledge and all winter and spring we lived with a pool of water on that ledge, which we had to pump out daily. We had half a dozen waterproofing companies come out and basically no one would touch this with a ten foot pole. Not a single company came up with a viable solution and many simply never called us back. Until John Lapan. He came up with a plan to lay drain pipes on the ledge that would tie into the main cellar's existing drainage system, instill a sump pump, and cover the entire ledge with concrete. He did say the project was a bit like using a sledgehammer on a tack, but to us, it was essential because it took what was an incredibly stressful situation and simply eliminated it. Not only was the water issue resolved, but what was once dead space became functional storage space. The photos attached show the before and after photos. This was not a small project - it took about a week and involved a team of workers, all of whom were incredibly professional and polite. For his creative problem solving and outstanding professionalism, Lapan deserves every praise I can offer. I am remiss in not posting this review until now, but I can say that it has been one year since the work was done and we have not had a drop of water in the basement. This winter was so much less stressful than last! We still speak often about how much we appreciate Lapan's work and what a difference it made in our home.

We were so fortunate to have found John LaPan and crew. We had gotten quotes from 3 other companies before checking Angie's List. His reviews were tops, his price was almost half the price of other bidders. His backup scheduling and billing personnel were super. They did this extensive job in just a few days. They kept us informed throughout. They cleaned up beautifully.

Owner John LaPan came out to evaluate and estimate the work on our wet basement. He recommended drilling out a trough on three sides of the basement, installing French drains, then covering them with stone and gravel before repaving, plus adding double sump pumps at the lowest point of the basement. John came out personally with his crew for three consecutive days, broke out the basement, carried it all away bucket by bucket, installed the French drains and double sump pumps and a new grated basin in front of the entrance door, repaved the basement and hardly left a speck of dust behind. He was thorough, meticulous, professional, very easy to talk to and happy to explain whatever we wanted to know.

Mr. Lapan assessed our needs and created an individualized plan that took care of them. He and his crew delivered all of the work they promised on time, on budget, and very professionally done. He takes great pride in his work and was a real pleasure to work with. Most importantly his work has stood up through big rain storms and snow melts. Every time my wife asks me to check the basement after a storm, I come back with the same report: Bone dry! We wish all of the contractors we worked with were like him.

We needed this following a house purchase and wanted it done before the rainy season. We were aware of the terrible DIY installation of the pump and needed to have some information about other remediation. What was good about Le Pan was that all options were discussed in general, with pictures and then in regard to where each option would be located and how it would be done. We chose to purchase additional options beyond the new pump. We have been very happy with the installation, have not had any issues with water, have redirected the drainage away from the house (it was actually coming toward the house and reinserting itself into the sump pump). They did all of the work at once, over 2-3 days. We were very happy.

It took maybe four hours. The workers were great. They did fine.

Everything was explained carefully before we signed the contract, we looked at photos, and they answered all of our questions. The work was done in stages, carefully, and quickly. They did an amazing job cleaning up the space, every day, before they left. When they finished, in just three days, they put everything back in place, and vacuumed really well. In addition, they did an incredible job skim-coating the cement on the floor so it can be re-tiled. The price is good too! These guys are real professionals, and you won't get a better job anywhere.

He explained each option, how he did that type of work, the materials he selected and why. He had photos to show each of the proposed solutions and fixes. The proposal contained a detailed illustration of the work area along with a list of the work to be done and conditions of payment. He was able to start fairly quickly and completed the work as expected. We decided on one more option at the last minute and he completed that during the same time frame. His crew (family) were polite. Communication was ongoing from him and his office to coordinate time. Everyone was hard working, putting in fairly long days to complete the work.

We had one other bid for less work and therefore, less money, can't compare overall. However, the other bid for just the sump pump was similar. We decided to go with LaPan because of the detail of the proposal and because we knew from the pictures what it would look like at the end.

Extremely professional, clean, customer oriented.  They showed up on time, cleaned every day, my basement is cleanier now than before they started.  Completely took care of everything start to finish.
