I got the estimate within a few days of calling. Mark was very professional ,offered options and did not try to sell me more than I wanted which was very important to me.
I was a little worried that the new windows would not match exactly with what I had but they are perfect.
The contractors showed up exactly when they were supposed to and were hard workers and very pleasant. Got right to work, installed five windows , took away all the trash and cleaned up . One of the guys even noticed that the latch on my storm door was broken and fixed it without saying a work until I noticed. All tape was removed from windows and they were cleaned . Even curtains were re-hung!
I would definitely recommend this company. Beyond satisfied!
They then removed two windows that were not part of the contract, that I had specifically went over with them. They reinstalled the windows and never secured them in place. I found this out a few weeks after the job was complete when a piece of trim fell off of the window and knocked over a vase on the sill.
I have since found an additional window that was replaced and not secured in the wall. It's simply resting in the space and if someone were to lean against the window it would have fell into the house.
I have insulation falling out from the underside of one of the other windows.
The trim in my house is all original heart pine, which was secured using brass screws. Instead of unscrewing the screws and then putting them back in place once the window was replaced, they used flat bars to strip the screws away from the wall, then used a pneumatic nailer to secure the trim boards back in place. They threw away all of the hardware and didn't make any attempt to fill any of the screw holes that were left when they were done.
Lastly, even after paying for lead remediation, I needed to go around the house myself and clean up wood and pulleys from the old windows that were thrown out of the second and third story windows into the lawn.
I have since been to concord lumber / littleton lumber a few times for special orders, the most recent and last time I will ever go there I called before I left to ensure my product was ready for pickup, and when I got there they had me wait there for over 2 hours because they lost it. Then they said they had it, made me pay for everything up front, and then brought out only part of the order. It took them over 3 weeks to deliver the remainder of the order (setting my project back), and had nothing to say save a simple apology over the phone.
====== UPDATE 9/28/2014 =====
It's been 6 months since the work. They have been out to review the work about three times now and have admitted that things were not done properly, but made no attempts to correct any of the problems. Finally, I hired a third party licensed contractor that I trust, I will call him Scott, to come out and review the issues with them and I directly.
Both parties, Scott and Concord Lumber, determined that the windows were not installed correctly and that
EVERY WINDOW WILL BE REMOVED AND REINSTALLED. Additionally, there was significant
DAMAGE TO THE EXTERIOR of the house during the initial install that wasn't addressed, and this will also be fixed.
I will update this post with photos of before and after that I have been taking throughout the process once the work is complete. Since they seem to be finally working with me to fix the issues they have caused I am hopeful that there will be a satisfactory outcome to this before winter sets in. At that time I will also update the letter grade rating of this post as I see appropriate.
The plans they produced looked good enough on paper, but it wasn't until we got started with construction that we realized that the height of the ceilings that they used in the as-built was off by over 8 feet! So the addition that was created was shown next to a house that was much taller than it is in reality. This by itself wasn't a big problem, but the finish addition doesn't look as good with the smaller house.
Next, the beams that they specified for the roof were much larger than they needed to be. I asked my builder (who was also referred by them) about it when they were delivered and he said they looked "about right for the span". They specified 20 5x12" LVL beams which cost around $600 apiece. But I had another engineer look at them after the fact and he said they were overkill, and I could have used much smaller (and cheaper) beams. I estimate this mistake alone cost me at least $6000 in materials and extra labor costs.
Other issues include plans for stairs that didn't meet code, design elements that were impossible to implement (no room for structural beams above windows), poorly placed windows, and elevations that didn't work in reality. Also, they wouldn't give me the 3D drawings in electronic format. If they had, I probably would have been able to spot some of their mistakes before it was too late.
This was a relatively simple project - I would hate to see what they'd do on something more complex.
All I can offer in terms of Dos and Don'ts: Take the time to describe very clearly to these folks what you want and why -- and notice that they will do everything in their power to make sure they provide the best solution they can offer. For example, I did not have any expectations of what brand of products would be used, and went with their recommendation for the Marvin door -- and it worked out famously in my case. If I'd wanted another brand, I'm sure they would have offered other selections.
