As an architects and project managers, we have managed over a thousand construction projects, so know how construction projects should proceed. Many people are getting into the construction business who don't have the training. The construction management- for which you pay a 20% fee -should include scheduling, managing trades, coordination, communication, safety, job and site supervision. Modern Habitat did none of this. I will give just two examples. Although the bathroom was demolished in the summer, it wasn’t until January that the roof was raised and framed. Of course by February snow and ice were pouring in. Every month we would ask for a schedule or list of actions and it never happened. The construction was completely haphazard. Site supervision and coordination was nonexistent. The site was a hazard with construction debris piled up through the yard and in our bedroom for months at a time. This was also a safety issue. Coordination was nonexistent, with trades cutting pipe and vents that were needed for HVAC and plumbing. There are pipes running across the deck instead of under the foundation and sewage pipe across the dressing room. Even though we pointed out week after week what the potential problems would be they never followed through. The only reason we didn't give one star,, is that when the construction was finally completed - after an utterly aggravating year, it was of acceptable quality. Absolutely the worst managed construction project we have encountered in thirty years in the design and construction trade.

We waited months while you attempted to get approvals and complained to us for delays completely out of our hands. This pattern continued throughout the project. By yelling at our employees, being exceedingly rude to everyone on site, you created an atmosphere of dread for all that worked on your project. I had to beg people to work at your house. But the work came out beautifully and no punch list item or detail was left undone."

I am delighted to provide and especially enthusiastic review on behalf of Modern Habitat. In my opinion Modern Habitat is a top notch company and anyone using their services should feel lucky to have their expertise and dedication involved. I worked with them twice on renovating my newly purchased home. Each time Modern Habitat renovated a separate level of the house. There are a number of reasons why Modern Habitat stands out: Individualized nature of work. Modern Habitat understood what I was trying to accomplish with the renovations. They also expertly knew the style of my house and were not only able make my vision of the house happen, but also totally exceeded my expectations! A+. High quality of work. The company performed a wide range of projects during renovations. That involved beautiful woodwork, flooring (including heated floors), plumbing, electric works, painting, redoing the walls and the ceiling, remodeling the stairs as well as installing a new window, the front door and a custom-made barn door. The quality of work was outstanding. When I have guests at the house, they take pictures of the woodwork. Budget sensitivity. The company produced a very reasonable budget and clearly put an effort to not exceed it, unless it was completely necessary due to construction, engineering needs, or requested additions to the contract . When necessary they explained the required changes and offered very reasonable alternatives. Very cooperative and reasonable. Dedication. It made a huge difference that the company was dedicated to doing an excellent job and putting their best work into the project. They put their heart in it and it shows. Coordination with other teams. Not only renovation involved seemingly seamless coordination among different teams (flooring, walls, painting, etc), but also Modern Habitat was very cooperative with external teams, such Home Theater installation. Smooth and responsive process. Modern Habitat was very responsive and always available to discuss the project, accommodate different deadlines, or make changes. The process is very pleasant and thoughtful. They gave me advice about a few issues with construction and decoration and I am very much grateful for that!

No dedicated crew, appeared as though he pieced subcontractors last minute. Which delayed out time line. We were promises 5-6 remodel time and it took them 4 extra months as it felt they were dragging their feet. During renovation he fired his framing crew for innappropriate comments & lack of work. I felt like I ended up doing a lot of coordinating in this project considering he was GC. Communication was poor, it was called to their attention and bettered for a couple of days and them regressed. As this being my first time hiring a contractor I felt overcharged(based on my zip code) and taken advantage of . Almost a year post signing a work contract, we crawled to the finish line. Personally, I think they go out throw a bunch of bids, over commit and end up coming short. I would not recommend them for any project you want done in any timely manner.

"We have countless crews that have worked for us for years, the characterization of piecemeal subs is false. There was no contracted timeline required in our contract, the customer made numerous changes and the work was done; but did take more time than the 5- 7 months they initially hoped. As first time renovators the customer had an unrealistic sense of the timeline required and no understanding that changes or slow decision making adds to that. That an entire new house with many changes along the way was built in 9 months is not out of ordinary but apparently shocking to this customer. All the work we were contracted to do was done and done properly, we dealt with her rude and angry communications cordially and we did all the work we were contracted to do, exchanged punch lists until they were all done and delivered a very nice product which the customer listed and sold immediately. The characterization that we "crawled" to the finish line is an out right fabrication as we hustled to meet the October 31 listing date that was agreed upon and met it. This customer made misrepresentations to me, to my crews, to the building inspector and now is out to impugn my reputation with multiple posts across the internet littered with falsehoods, such as that she was overcharged or that crews were rude. We did the work we were hired to do and it came out great. That she wanted it done faster is not reflective of our quality or organization. Her spurious assumptions about our business are also false. In the end Ms. [Member Name Removed] did not pay her bill and had to be sued for payment at which time we finally settled. If there was an actual issue with our work that would be one thing, but asserting that we didn't meet your fantasy schedule is simply not a legitimate criteria for complaint in the courts nor here. And now almost a year after the work is done I'm chasing you around the internet as you work to ruin my reputation with slanderous reviews. You should be ashamed of yourself Ms. [Member Name Removed]."

We waited nearly a year for a different contractor who had been referred to us for this job.  After repeated assurances he'd be starting soon we finally gave up and started a new search.  After receiving bids from several contractors we went with Kip Schultz / Modern Habitat, and now we are so glad things worked out the way they did.  We were desperate to get the job done in a ridiculously short amount of time since we had expected to be done months earlier with the original contractor and had already invited a bunch of people for Thanksgiving.  Kip started the job very shortly after we signed on, promised to have the space operational for the holiday and completely delivered on quality, workmanship and price.  He was in constant contact with us either in person, via email or by phone/text.  We were immediately informed of surprises/snags along the way and were given plenty of options for things such as carpentry, insulation and electrical including surround sound.  Kip offered creative solutions to a couple of challenges we faced such as "hiding" the circuit breaker box in the wall while keeping it fully accessible and providing under-stair storage.  Carpentry work for shelving and rebuilding the staircase was carefully planned and executed, and we are so pleased with the finished custom look (Bob's the man!).  Along the way we added a couple of features and each time Kip was quick to provide a quote, determine if additional permits were required, line up subcontractors as needed and ensure that we were fully onboard with the work.  In the end we were able to use the room fully on Thanksgiving, and the guys came back the following week to finish up little details.  As far as professionalism and reliability are concerned, the team showed up when they said they would every time without exception; they left the work area spotless at the end of each day; they took care when working in areas where we had all our stuff stashed during construction and they were very sweet to and tolerant of our exuberant dogs.  Next time we have any remodeling needs, we won't waste time calling anyone else - we'll go straight to Kip Schultz.
