Rotted toilet flanges were corrected. One was an improper extension on a cast iron fitting. It leaked, of course, prompting the call. The other was plastic that required the pipe be cut shorter so the toilet would sit flat on the floor and not rock. The plastic flange actually peeled off with the wax ring. Lastly there was an outdoor spigot whose valve needed to be replaced with something that can be shut off in winter. He was able to get in through a narrow opening swap out everything. (The previous owner had walled over the pipe.)

He was excellent. He is very reliable. He comes promptly. He cleans up after himself. He doesn't try to do anything that doesn't need to be done. He answers questions and explains what's going on.
