Affordable Home Inspections

My girlfriend and I recently hired the team of Cary and Pam to inspect a home we had purchased. I don't have enough good things to say about them. They were very friendly off the bat and they were able to work with us on a time that met our schedule. They provided a great service as they were thorough and was able to give us good information about the house. 10/10 would use Affordable Home Inspections again.

We used Affordable Home Inspection to look at a condo we were buying and it went very well. Cary and Pam came on time and did a very thorough inspection. More importantly, they spent time with us showing and explaining everything they were finding (thank goodness, all minor), answering all our questions and giving us suggestions on how to fix some of the things they found. They also performed a Radon Test. Overall, we were very pleased and would recommend them to anyone in that area of the state.

It was excellent, they were early and extremely thorough. They work as a team of 2 inspectors and spent 2 full hours assessing everything. They found many things that I never saw on my walk through. The realtor even commented on how thorough they were, looking at things she had never noted other inspectors looking at. This inspection was a very good value.

Better than expected. They were on time very polite. They did there job great.

Everything went extremely well. They were at the house earlier than I was which is a punctuality plus. Right off the bat they gave me insight on the siding and ground work that needed to be done. They took many pictures of everything and sent them to me. They even answered every question I had about the home & even told me things I didn't even know about it. The duo was extremely thorough with their inspection. They gave the option of a pest inspector for $85 in which I opted to do. I'm buying a single family home, about 1200sq ft.

Had two inspections done, one on a 3-family home and one on a single family home. This is a husband and wife team who thoroughly go through the house. Both inspectors interacted with me while doing the inspection. They took pictures and provided them to me an immediate report and emailed me the pictures within 2 hours of the inspection. The inspection also included a termite inspection from Rest in Peace Pest Control. The inspection was conducted by Thomas Newell and he was equally as informative and through. The 3-family inspection cost me $570 plus $85 for a termite inspection. That price included a radon test. The single family cost $370 plus $85 for a termite inspection. I feel that this cost was very reasonable. I feel that Affordable provided a service that went well beyond the price charged.

This inspector was quite simply, terrific. Within 20 minutes he discovered structural problems with the house that were so serious I decided to stop (which explains the low cost of the service). I thought I was buying a fixer upper and planned to work on it this winter. Cary immediately saw foundation issues that the seller was unaware of and I did not see, but will easily cost $50,000 to fix. Of course I was disappointed because I really liked the house, but not enough to pay top dollar for what's probably a tear down. Cary and his partner were wonderful. They were professional, informative and very kindly discounted their fee substantially once I realized I couldn't go forward. I will definitely call them next time.

~they came as a pair (that's new to me), which expedited the process and allowed two sets of eyes to work the condo.
~i intended to stay out of the way, but was immediately engaged and invited to follow the process with full explanations of what was evaluated
~they seemed to find issues everywhere, but were vary clear about what was of importance and what was simply less then their preferred standards.
~as this purchase was being made by my elderly mother, they were careful to point out things we might want to do on our own to facilitate her comfort and safety
~they also made recommendations outside of their purview like requesting condo minutes from all condo meetings so we would have a clear picture of any and all issues that have come up.
~they gave me the report at the end of the inspection, so there was no waiting and wondering.  i was able to deliver it to our attorney that same day.
~and i was thrilled to have a woman as one of the inspectors.  not relevant to the job really, but it always gratifies me to hire women outside of traditionally gender specific jobs

They were excellent.  They were detailed and very informative.

This is a team of two.  They show up early, stay as long as it takes to conduct meticulous inspections of all physical aspects of the home, and provide a comprehensive report on the spot.  They are extremely thorough in their assessments.  This is a kind of home inspector that many real estate agents avoid, because if a home has a problem that might make a potential buyer concerned, these two will find it--even if it might scuttle the sale.  In other words, this is exactly the kind of home inspector a home-buyer wants.  Their fee is very reasonable.

Overall it went well. There was a team of two inspectors who were at the property a few minutes before our scheduled time. One of them mostly concentrated on the external structure and the other one in the interior. They were good at explaining things as they found problems as well as pointing out good things about the property. The total time for the inspection took about two hours. The additional termite part of the inspection was done by another independent company who they brought with them for an additional cost of $75.00. They were very all professional and courteous.
The only thing that I was disappointed on, was the way the report was written and the fact that there were no pictures taken.. The report was handed to me at the end of the inspection with all the hand written notes that they took throughout the process. In comparison to other reports that we have seen, it was a little old school. Some inspectors will take lots of photos and present a final version with notes attached to the photos which will make it a lot easier to understand not only for the buyer but for the seller as well making the negotiation of the repairs easier.
The price was very reasonable if you are not looking for a more elaborate report presentation. This does not take away from the quality of work and their professionalism.

Returned my phone call in a timely manner.  Showed up a few minutes ahead of schedule for the home inspection.  Were very courteous and knowledgeable.  Submitted a hand written report at the end of the inspection so we didn't have to wait several days for a typed report. 

The inspection team was right on schedule, and very thorough. So much information was obtained and discussed during the process, I was almost overwhelmed. Fortunately the paperwork that came with inspection was comprehensive and understandable. This duo comes highly recommended when you want to know about all accessible issues..!! Thanks again.
