He repaired a sagging cabinet that essentially needed to rebuilt and made it serviceable again. He also rehung an old door, tweaked some cabinet doors so that the pulls lined up visually (two other guys in the past couldn't manage to do what it took Mike a few minutes to accomplish without the whining about my old house that I had heard before). I was very pleased with Mike's work and his integrity. As mentioned above.
He also gave me a fair estimate for ice dam removal but with a warm up coming suggested I might want to save my money and wait and see what melts away on it's own.
Mike spends a great deal of time discussing my projects before beginning them. He went over my ideas and made his own suggestions. If I want to do something to do something that would be a bad investment for the cost it would be do to it or that can be done another way just as well for cheaper, he'll suggest I scrap my project or offer up alternative solutions for me to consider. Mind you, he never says no to a job he can do, but he truly wants me to get my money's worth and them some. He provides a written estimate and has never charged outside that estimate. H***, even when we've made verbal decisions to add more work on the fly, whatever number he throws out as the new number is what he charges, even if it's not in writing, because he's fair and honorable. He's even offered to do partial work and let me do the bit I can or want to myself to further bring down costs.
When Mike is working, if he notices something else is broken around what he's doing, he just fixes it and doesn't charge extra, like a loose door or a rusty mailbox. I left him to his own devices to purchase materials for my jobs but have noticed the materials always seem to be a better quality than I'd expect for the quoted price. When I didn't like the spring mechanism that came with the door he chose (even though I LOVE the door), I asked him to take it down and said it was fine, I could do without a spring closure or we could replace it with something cheap. Mike, instead, bought these bad a** industrial spring hinges and reinstalled the door with them, making it close perfectly every time on it own, and never said "I bought these more expensive parts so I need to charge you more money." I imagine he wouldn't give every little thing away always because that would be unreasonable, but it's very clear that Mike's primary concern is doing the best job possible for a reasonable price.
I wish I had the before pictures of my house. It was all cosmetic, but it LOOKED like it was falling apart. The work he did to the front porch alone makes the whole thing look shinier and newer.
I most strongly recommend MP Property Maintenance for just about anything you can think of around the house. Even if it's not a job he can do, I bet he'd still make suggested as to cost and recommend people to do it. No matter what your project is, big or small, talk to Mike before talking to anybody else.That's what I do.
