Kenneth Pacheco was the highest bid by $20,000. The entire project cost $50,000. Therefore I expected to get my money's worth; and I had hoped by overpaying, I would get the quality for that price. The interior walls came down fast, so I thought the project would move along at a reasonable pace. We could not remove the interior stairs per building inspector unless we wanted to entirely remove them and get them up to code. Kenneth Pacheco's foreman assured me they could manage the stairs, and make them great. They spent about an 3 hours on the stairs, essentially putting screws in the wood to try and tighten the cracks, then applying wood glue over the cracks. They applied a lot of caulk, and painted them. THEY LOOK LIKE A KINDERGARTEN PROJECT GONE WRONG! The stairs feel as if they are going to break when you walk on them. The caulk is so thick in some spots, over 1- 1.5 inches. The glue has discolored the paint. The paint is dull, flat. New cracks have developed. I had other carpenters look at them and they were appalled at the lack of quality. Two reputable carpenters agreed they took the cheapest means to 'repair' the stairs. Not only are they unsafe, they are an eyesore and I am very surprised they would want their name attached to this project. Kenneth Pacheco even told me, 'people pay a lot of money for stairs like this'. And when I told him It looked like something I did...he said, " what a good job you did'. He insulted my intelligence. And asked me what did I want him to do, because he just did not know. I told him I am a health professional, asking me is inappropriate...that is why I hired him.
Every issue I showed him, that I wanted repaired was a joke.
The painters painted some of the heating registers outside on the driveway. With nothing underneath them, The outline of the heating registers is present on my driveway. The painters propped up interior doors against some trees outside, again with nothing behind them, and sprayed them. The outline of the doors is on the trees, IN PAINT!
I picked up hundreds of cigarette butts all over the driveway.
They tiled two bathrooms, so had to remove the toilets. They replaced the rusty piping to the toilets, with the same rusty piping.
They took off every light switch plate because every wall was painted.
They put back the old dirty cracked electrical plates, or just painted over them.
They painted over old curtain hardware on molding, instead of removing them.
They painted around the old light fixtures, instead of removing them. There are' rings' around the lights where the old fixtures were, and the gap between the new and old light fixture bases. Actually it is the old ceiling under the fixture base, now exposed and not painted.
On the recessed lighting in upstairs hallway, they painted up to the bulb. If I ever go to change out the fixture, the entire ceiling has to be replaced. Because the light fixture is under the resurface material and then painted. They surfaced and painted up to the light bulb.
They got paint all over the original hardwood floors upstairs. Kenneth himself could not believe his crew would not use drop cloths. They never used a drop cloth except when they sprayed the kitchen cabinets. Ken offered to sand and poly the floors, then changed his mind and refused. The floors had already been 'washed' to remove the paint. But it was so bad they could not remove all of it. Original hardwood floors, damaged by poor painters and no oversight by the foreman.
The ceramic tile in master bathroom, is seriously bad. The tiles are all cut different sizes, along one of the walls. With grout as thick an inch in some spots, to 2 inches in other OF GROUT! there is excess grout just sticking to the walls, that they had forgotten to remove.
Had work done in the cellar, strengthening floor joists, One of their workers, removed the heating ducts, to the first floor while they worked, but never replaced it. I kept putting the heat up because house was so cold, for weeks. I spent $ 700 in heat in one month. His foreman came back himself and fixed the duct work. Kenneth refused to reimburse me for propane heat, because my heat was flowing only into the cellar, and not the house. Said his guys all said they did not do this. No one was living in the house during the remodel and only they had keys.
I could go on and on.
Currently working with the attorney general's office and BBB to resolve issues. BUT STAY AWAY FROM THIS COMPANY!
Owner responded promptly to my original request for a quote. Walked the entire roof noting condition of flashing. Provided a thorough written estimate in 6 days listing all work to be performed. Within three days of contract signing, obtained required local building permit. Worked with us on start date. Job foreman stopped by the day before scheduled work to review job site. Crew of seven workers arrived as scheduled at 7:30 AM. Crew was well organized and had all necessary equipment. Existing layer of shingles was completely removed by 9:30 AM. For the next two hours, worked on preparing roof for new shingles (flashing, cleanup, ect.) New roofing material arrived at approx. noontime. Owner, Ken Pacheco, arrived to view job progress, discuss any issues with me--there were no issues! By 4:00 PM, entire roof (approx. 28 square) including roof vents, underlay, and flashing, was installed per specifications.
Worksite was left as clean as it was prior to job. My neighbors could not believe the amount of work accomplished in one day.
Highly recommend for roofing-- assume quality of work carries over to general construction work and will probably use them for some major window/door replacement next year.
