It took 4 months for surveyor to send a field crew. They were always too busy, have a deadline to meet, etc. and when they finally did survey the boundary, they were 14 feet off when they got to the back corner. I lost the opportunity to install the fence before winter. The street end of the line they marked makes sense. The neighbors stone fence at the street was hard to miss. For the back corner, they relied on an old unrecorded survey of an adjacent interior remainder lot and assumed it was accurate (because it was done by a surveyor). They ignored a concrete boundary post on the near corner of that remainder lot. The surveyor should not assume that interior lots are accurately described, but rather should use established street boundary posts for his work. I showed him my deed research that indicates that his back corner is off, and he recommended an expensive complicated process to resolve, instead of sending a crew to complete the survey using the adjacent street markers that he avoided using originally. He sent me a bill for his initial 'research' with no backup info. I asked for a simple summary of what he had found - rough notes, deeds, something that he should already have. He spent another two days gathering more info to support what he claimed he had already done. Makes me wonder what his original 'research' was. - and he charged me a late fee for his slow response for the backup info! As a final point to the surveyor's timely response (or lack thereof), it took him 4 more months to send me a bill for the field crew labor. I would not recommend this surveyor.

They did a very good job. Everyone that I dealt with was very professional, courteous, and helpful. The scoped the work, scheduled and performed the survey within 3-4 weeks, a very good turnaround when compared to other surveyors. The only complaint I have is that they did not let us know that the job was going over budget. They had allowed for extra work since the errors in the adjacent plots were identified up-front by them during the estimating phase. Even then, the final cost was almost 2x the higher estimate. Besides this, I was very happy with Hancock, and would recommend them if you have any concerns about possible issues with your property. We had hired Merrimack Engr before Hancock and Merrimack did not catch the errors in the plots, produced an incorrect & unusable survey, and were not able to complete the job even after three months of effort on our part. Hancock was more expensive, but we would have saved three months of delay and irritation. You get what you pay for!
