The team at Archadeck did a really fantastic job replacing our stacked decks. From design and planning through construction, communication was consistent and everyone we interacted with (from the design and sales consultant through the carpenters on site) were consummate professionals. The construction team even came out to work on a couple of Saturdays during the project, just to keep everything on track (as we lost a couple days to bad weather). And the decks look incredible, and you can tell they are built like tanks. Just a great company, whose experience and care for the customer really shows through their work.

I contacted several vendors to replace the porch. I selected Archadeck because of their experience. Even while gathering quotes I was impressed with Krisoula, the design consultant. On the phone she asked in depth questions, even researching dimensions of the property online. She also encouraged me to text photos. Krisoula was the only one to call out the significance of the roof load being inadequately supported by the porch. Once I selected Archadeck, I met with Krisoula at the Burlington showroom to finalize materials. She had some good ideas to save money while ensuring a solid new porch deck, stairs, and support of the roof. Actual construction time was very consistent. Ron the carpenter was there every day in a row barring holidays (and 2 days of bad weather). Mike the project manager scheduled a meeting before demolition and then one after the project was completed to go over the job. Communication during the job was frequent.

We replaced an existing 10x20 deck with a 12x16 three season room and smaller connecting deck. The three season room attaches to our kitchen through new french doors, and includes large windows, a low knee wall, beadboard, mahogany floor, etc. The new deck is PVC with good quality PVC railings; there are also new stairs going to the ground (deck is ~8' off the ground). First, the positive: The results overall were good. The quality of the construction looks good to my (amateur) eye, and the design is appealing. The design process went smoothly with Archadeck, consisting of them visiting our home and us visiting their showroom. Now, the negatives, in decreasing order of annoyance: 1. The project was supposed to take 5 weeks from start of construction. It took 5 months. This was mainly (though not entirely) due to a mistake in design of the room height. Measurements were off by ~24" in height (!) which required completely different windows. Making these custom windows took several weeks. When this happened, Archadeck asked us to cover the additional cost of the windows ($1600), while they would cover the labor. We agreed to do this at this point. The windows turned out to be great, so we feel like this was a good upgrade. But, what happened with the measurements!? 2. We had a hiccup in material selection--we chose a particular decking color which they wrote down wrong, and they installed the decking before I saw the color on a day I wasn't home. I should have/could have caught the color switch in pre-construction review, but I didn't recall the color name offhand to recognize the mistake. We asked to have it replaced but it would have cost an additional $2k, so we lived with it. Really disappointed in this outcome. Had I known this before the window debacle, I would have pushed to have them cover window upcharge. 3. Communication during construction was poor. We were told to expect daily updates, but almost never got them, and when we did they were usually wrong. We waited for weeks for work to resume at one point, with no update on when it would and when the project might be done. Additionally, we would expect the owner of the company to at least contact us when the two major mistakes above were made, and maybe when the project was complete. It left us with a bad taste in our mouths that he didn't seem to care whether we like the results at all. 4. Finish carpentry. The carpentry just didn't look that polished. Joints were large, pieces didn't all fit evenly, etc. The fasteners in the mahogany along the joist don't run in a straight line. Fasteners are missing in some places in the PVC deck. Not what it should be for the premium price. 4. Cost. Our project ended up running about $85k, which to me seems on the very high side. I'd expect a seamless operation for that price. Everything seemed to have an excessive markup, for example, our french door (wood), cost around $5k all told, which included replacing an existing slider and slightly enlarging the opening.

From start to finish, the company and the people we worked with there were very professional, responsive, and timely. Larry met with us multiple times to discuss design, he had great suggestions based on our needs/wants and budget, and flexible in being able to meet with us, review details, and pick out materials. We are thrilled with how our project turned out! From start to finish we had a great experience with Archadeck. We had several design meetings with Krisoula who worked with us, and listened to us, to create a working custom design that met our needs. Great! They are very professional. Showed up when they said they would, great builder and nice folks to deal with. You are placed on a schedule and they stick to it. you are contacted each day to let you know the progress and next steps. They may be a little more expensive, but the attention to detail, and responsiveness is well worth it!

After speaking with several contractors, we hired Archadeck to add a custom vinyl pergola (with a side of privacy panels) to our existing deck. It was a great experience from start to finish. They produced 3D renderings to show us exactly how the structure would look, and then they followed through with every detail. They were responsive and communicative throughout the project, and we could not be happier with the final result. It is a wonderful addition to our home.

It went great. It was a small deck but some of the design elements meant it had to be cantilevered. It also was a tight fit to line up with a patio door but avoid the bulkhead. Craftsmanship was excellent. They were very professional. They listened to the few requests I had about accessibility to different parts of the yard. I wish every project I had done to the house went this smoothly and was communicated as clearly.

Jim Finlay walked us through the decision making to get the design right. Their showroom helped us visualize the materials. We held several mtgs through the construction process. The workmanship of their crews was outstanding. Paving, carpentry, lighting- we feel like we're living in a five star resort when we step outside. It went well! I was hesitant about using one company for the design, deck, & patio, being afraid that it is too easy to cut corners when one branch isn't keeping the other in check-- but in the end, it was so nice to have one company coordinating it all. Archadeck has the system very well-tuned. We were sort of clueless on how to proceed, just knowing that we were sick of the asphalt back yard and wanted to turn it into a nice place to eat, enjoy, & entertain. Krisoula was our architect, who started with a home visit & asked us to clarify goals. Then we did a visit to the showroom to see the materials, and shortly after that Krisoula came back to the house with a great 3-D computer program that showed our new backyard design from any direction I wanted to see it. She was pretty creative in using our oddly shaped space to get all the uses we wanted out of it-- not to mention clear, responsive, and forever reliable. Once we signed, we asked for a date two months in the future. Archadeck committed to that day, and stayed true to it. Mike, as project manager, coordinated both the masonry team and the carpentry team, keeping me mostly out of it. They showed up when the said they would, stayed on scheduled, and produced a beautiful product. I'm not a master at any of this (masonry or carpentry)-- but I love the details of how the pavers are cut so carefully on the curves, and the herringbone pattern on the mahogany deck. It wasn't perfect-- our only complaint was that due to the challenges of scheduling the two different work teams, the mahogany deck was actually built over the not-yet-finished patio pavers (they were laid, but didn't yet have the filler between the pavers). That wasn't ideal, but probably doesn't affect the structural stability or cosmetic effect in the end (and I appreciated their receptiveness to talking through that with me). One great illustration of my positive experience was when I felt that the walkway that was cut through the lawn was not quite in the same position as the blueprint showed. Mike listened-- and by the time I came home from work that day, the walkway had been repositioned just like I asked, simple as that. I like the small touches, too-- like the Port-a-pot so no workman need to use the house bathroom, and laying loam & grass seed along the edges when it is all done. I would say: excellent customer service and quality. I'm happy!

Project was a dream. From design to construction Archadeck was there every step. Our installation needed to be free-standing so the design/build were a tad more complex and the price point was slightly higher. However I am very very pleased with the resulting investment in our home.

Beautifully! The entire process was well-managed and organized, with good communication. We were impressed with the schedule of pre-construction meetings that made sure there were no surprises and plenty of time to ask questions. Larry, the architect, was great at showing us options and explaining how the project would proceed. He also explained the possibility of unknown additional costs-- if, for example, when the old aluminum siding was removed, whatever was underneath needed repairing-- so we were mentally prepared for that possibility (turned out it was OK). He provided what proved to be a very accurate drawing of what the finished porch would look like. Once the work began a few changes were needed (to be expected), but everything was discussed, agreed upon, and put in writing. The builders, Eric and Jerry, were fabulous. Highly skilled, beautiful craftsmanship, and friendly. They cleaned up at the end of each day and were respectful of our gardens and lawn. Zach, project manager, kept tabs on the project as it was being built and gave us almost daily email updates. Archadeck took care of contacting the local building inspector. We couldn't be more pleased with the professionalism, attention to detail and follow-through from everyone we dealt with. Honestly, no complaints! We're very happy with our new porch. It's solidly built and, as a neighbor told us, looks like it's always been part of the house. For us this was an expensive project, but we feel it was money well spent. (The cost was within the original estimate range.) We got the sense that Archadeck Advantage Design and Construction in Burlington takes great pride in the quality of their product, and it shows in how they conduct business; we highly recommend them.

Communication: They did a great job, were very communicative. Gave daily updates via email, pre-construction meeting to go over the details was about an hour long for a simple project, they really care about the interaction. Workmanship Carpenter was meticulous. Even the plugs that cover up the decking screws were ALL aligned in the correct direction to go with the grain of the material, great example of attention to detail. Finish detail on the front entry was great! Overall, highly recommended!!!

The execution of the job went poorly (at best.) During the sales pitch, they were unable to give an itemized list of all the different jobs that were needed. So we couldn't really get any details for the job. This was the first red flag. We continued to utilize them even with this. By the end, we realized that they don't show the itemized list because they built in a few thousand dollars for all the mistakes that they were going to make. They include their mistakes as a buffer because things will go wrong with any job, and boy did they go wrong when working with Archadeck. The biggest issue we had with Archadeck was that we had a project manager watching over our job that didn't have any time to watch over our job. There was maybe 1 or 2 unprovoked updates that we got from them over a 3 month job. For example, their concrete guy left our job, but we were not informed of this. So they had demo'ed our walls, and our deck was left like that for 2 weeks. After 2 weeks, and a few of my emails/voice messages, they finally reached out to me to let me know what was going on. It was crazy to me to think that they didn't even call to inform us that our project was at a complete stand still. From here on, I had to email/call regularly if I wanted an update on what was happening to our deck. Another example of their lack of project management: We were supposed to have a 34"x80" door way so that I could install a screen door in that slot. This was in our plans. They originally build the doorway a foot wider than it was supposed to be. Upon noticing it, they had to demo and reinstall the posts next to the door so it would fit. On this second attempt they built the rough opening 78" tall which wouldn't fit the 80" door. They never noticed this. I had to do my own measuring and inform them that they needed to redo the door frame again. They were able to rebuild the door frame because they had over charged us in order to handle all these mistakes. Another example: I was originally informed to buy a certain sized door to the house. Archadeck, over the course of my project, gave me at least 2 different measurements to buy. I reached out to them 3 times to let me know what the right size doors should be. The doors were going to be cut specifically to this size, and they knew this measurement was important. After purchasing the doors at this size, I did some measuring of my own, and informed the door/window store. He thought I was crazy and told me there's no way the doors I custom ordered would fit in that opening. He was great by stopping the doors from being cut and deciding on the right size for these doors to be cut at. He saved me a few thousand dollars that Archadeck would've cost us. Another example of poor project management from Archadeck: We had a temporary window that was going to be throw away in about 2 years (since we had a second job that we would start in 2 years.) We decided that we didn't want to pay extra money for a temporary window, and wanted to change the plans to just make a basic wall instead. Archadeck understood this request and made the change. However, they never informed us how much money we saved. After a few more phone calls and emails, they finally informed us that we didn't save any money because of this change. So they left us with a worse looking product without any savings. If we knew that we weren't going to save any money we would've kept the temporary window. But they went ahead and installed the wall, so now it would cost us even more to have the temporary window back. This was the last screw up that I gave them. At this point, I was on the fence of cancelling the remaining work with them and finding another team to finish the job. I was really frustrated by their incompetence that I had no faith they would be able to complete the job at all. One last project management blunder: I demanded at the start of the project that they get a building permit for the work they were doing. They were going to be working with our structural posts holding up our master bedroom, and concrete footing of our house. They didn't get a building permit for the majority of the project. Only after they completed the replacement of the structural posts and concrete work did they actually get a building permit for the work. I felt that I was in the right to take them to court for a failure to do so. However, the moment I was going to seriously confront them with it was the same time I was about to walk away from our contract all together. That meeting, they showed up with building permits. The permits did not cover the structural work, nor the concrete work. Honestly, with how draining the project had been, I just wanted them to finish and leave so I could fix the problems they had caused. I still worry that our structural posts are safe to live above. Sometimes I lose sleep over it. I'm thrilled that I no longer have to deal with Archadeck. The incompetence of their project management and builders was shocking. They had to rebuild so many different pieces of our deck (more than what I've listed already.) I'm glad they over-charged so that they can handle their own mistakes because they were not going to get another dime from my pocket.
