Description of Work: PLEASE NOTE SERVICE DATE IS APPROXIMATE I hired Phil thinking a friend of mine whom Phil had built a house for was satisfied with him. I later found out that he wasn't. So I got a price from Phil to build my house, top to bottom from a wooded lot I bought. He hadn't even put a piece of wood up when he said he underestimated the amount of fill he would need so he needed more money for that. I wanted to be fair so I gave him extra money. After a short time it became obvious that I wasn't first on his list of priorities as there were many days when no one was working on the house. In the contract Phil was supposed to rough out the A/C (duct work, etc) for the first floor so central air could be added later. He didn't do that. When I mentioned this to him when he started putting sheet rock up he said he used the money for that elsewhere as he had run short. I paid him another $700 or so to do the A/C rough in. HE NEVER DID IT AND WHEN I HAD CENTRAL AIR INSTALLED YEARS LATER THE JOB COULD NOT BE PROPERLY DONE BECAUSE THERE WAS NO DUCT WORK GOING TO THE FIRST FLOOR. TO THIS DAY THE CENTRAL A/C IS INSUFFICIENT BECAUSE OF PHIL. Towards the end of the job Phil must have gotten bored as he refused to install the toilet paper holder, towel racks or many, many other things saying that wasn't his job. Phil always said that I had a lifetime warranty on the house yet after i called a couple of time with problems he changed his phone number. He did come back once to do some work on a floor. When Phil put the floors down his crew used nail guns and a lot of the nails missed the joists. When I moved in I found that pretty much all of the floors squeaked like a SOB when walked on. We had just had a baby and we would put her in her crib when she was asleep. We would walk out of the room and the floor would squeak so bad by the time we got to the hallway the baby woke up and would cry. Phil came back to fix the floor in that one room. Also the clapboards were also installed with nail guns and we had the same problem where the nails missed the studs a lot. Many nails pulled out and the clapboards warped, pulled back and cracked. In both instances Phil said that the nails did not hit the studs, yet he didn't fix the problems and acted like it was no big deal. Of course to him it wasn't as he got paid. To this day I have clapboards that are splitting, warping, etc and I have floors that squeak like a SOB. I call my squeaky floors "FLORIO FLOORS". I have a 190 foot driveway. The one Phil installed lasted 7 years before I had to have it torn up and replaced because it was literally falling apart and developing pot holes. The new driveway cost several thousand dollars and the guy who did the job said that the original job was very poorly prepared and done. I haven't seen Phil in years but think about him all the time, whenever I walk on my squeaky FLORIO FLOORS. I should have called the bank and contacted their lawyer and held up the job but Phil had me over a barrel as he said he would never sign the place over to me. Before I realized Phil sucked so bad I had him do some other work on a multifamily I own. He replaced a 2nd floor kitchen. Shortly after he finished I got a call from the first floor tenant saying they had water coming through the ceiling. I found out that the drain pipes that Phil put under the sink upstairs separated and the water from the sink poured onto the floor and went through the ceiling below. Phil came back and fixed the pipe but never offered to repair the damage to the 1st floor. He also replaced some steps that he did a terrible job on, driving nails right through vinyl siding causing it to crack and break.
