I contacted the Roof Kings to get a quote for a new asphalt roof in November. My old roof still had about 5 years left, but I did not want to wait until it leaked to replace it, especially after last year's winter weather. Dennis Joyce, a Project Manager, came to my house and using Google Maps and an application, came up with the size of the roof area and calculated the cost <

He quoted me a CertainTeed Pro roof with lifetime guarantee, ice and water shield for all low sloping roofs, synthetic underlayment for the rest of the roof, improved roof peak vent, ice and water shield underneath the chimney flashing, stainless steel pipe boots and a 10-year labor warranty. He also promised to be there while the work was performed. He never showed up after that. Roof Kings had good reviews on Home Advisor, a competitive price, good materials and well thought-out coverage of all the likely spots where leaks might occur. That is why I selected them. [email protected]. She was always very cooperative, responsive and got me whatever information I needed. She was very professional. We needed to make some changes to the quote to match the promises Dennis had made. I gave them some money. The plan was to install the new roof on Friday 11/27/2015 when the weather was nice and warm with plenty of sunshine. I got an email that morning at 6:00 am from Dennis Joyce saying they needed to switch the install to Saturday. It rained all day that Saturday (11/28/2015), not the type of weather you would have hoped for. The new roof went up anyway in one day on that Saturday 11/28/2015. I reminded Dennis that the manufacturer's warranty does not take effect if the installation was under 40 degrees as the adhesive on the shingles will not bind. Fortunately, it was over 40 When I initially spoke to the Foreman on that Saturday he did not seem to know all the deliverables in the quote. I explained to him that the ice and water shield was to be installed to cover all the low slope roofs and explained to him about the stainless steel pipe boots and the chimney flashing. At noon on Saturday, the Foreman was weighing coming back the next day rather than subjecting the crew and the low slope roofs to the steady rain. I probably wish he had done that. I encouraged him too. No one expected it to rain all day. Installing in one day is a rush and you hope that no one cuts corners. Also, best practices were not to install in the rain. The quote indicated the use of Synthetic Roof Paper (underlayment) on the entire roof. CMI (Continental Materials, Inc.) They installed it print side down using staples. The quote also indicated that they were going to use Ice and Water Shield on the entire low slope roofs. Best practice is also to bring down the I & W to cover the fascia board. It was installed print side down with staples. On Sunday, I had water condensation on the inside of my Storm Windows on the second floor. This is the first time ever (in 36 years) that I have had any water condensation on my windows. It is only occurring on the second floor. The inside humidity is about 25 - 35%, outside about 65%. Cannot figure this one out. Hope it will go away. It looks like they installed new white PVC stack pipes (DWV), but they are of different size, with one being larger. Would have been nice if they were the same size (diameter). Of note: · There was no written "10-year labor warranty" except a single statement on the invoice that says "10-year labor warranty" . You don't even get this invoice until you pay in full. · No leaks yet (3 weeks) · I liked the crew. Hard workers. They seemed to know the drill well. Ecuadorians I think. · Happy to see they used caulking along the roofline over the garage and kitchen bay window. I hope they used enough. · I definitely got a good quality roof (CertainTeed Pro). · The ridge vent looks better but still slopes up slightly at the ends. · Got some leftover shingles in case I lost a few due to high winds, etc. · Left a large heavy red metal hinge on my front lawn, a few nails ... · They also left me a couple of dents in my new gutters.
