Roof Kings had good reviews on Home Advisor, a competitive price, good materials and well thought-out coverage of all the likely spots where leaks might occur. That is why I selected them.
I quickly received an email quote from Noelle Dansereau, Office Manager at The Roof Kings, 512 Gallivan Boulevard, Suite 3, Boston, MA 02114 (617) 506-7785 [email protected]. She was always very cooperative, responsive and got me whatever information I needed. She was very professional. We needed to make some changes to the quote to match the promises Dennis had made. I gave them some money.
The plan was to install the new roof on Friday 11/27/2015 when the weather was nice and warm with plenty of sunshine. I got an email that morning at 6:00 am from Dennis Joyce saying they needed to switch the install to Saturday. It rained all day that Saturday (11/28/2015), not the type of weather you would have hoped for. The new roof went up anyway in one day on that Saturday 11/28/2015. I reminded Dennis that the manufacturer's warranty does not take effect if the installation was under 40 degrees as the adhesive on the shingles will not bind. Fortunately, it was over 40
When I initially spoke to the Foreman on that Saturday he did not seem to know all the deliverables in the quote. I explained to him that the ice and water shield was to be installed to cover all the low slope roofs and explained to him about the stainless steel pipe boots and the chimney flashing. At noon on Saturday, the Foreman was weighing coming back the next day rather than subjecting the crew and the low slope roofs to the steady rain. I probably wish he had done that. I encouraged him too. No one expected it to rain all day. Installing in one day is a rush and you hope that no one cuts corners. Also, best practices were not to install in the rain.
The quote indicated the use of Synthetic Roof Paper (underlayment) on the entire roof. CMI (Continental Materials, Inc.) Secure Grip 25 was used .http://www.continentalmaterials.com/products/synthetic-underlayment 800-247-6637 Installation Instructions http://www.continentalmaterials.com/images/Data/install_SG25.pdf note that "CMI SecureGrip25? must be installed printed side up and unrolled parallel to the roof eave." using roofing nails. They installed it print side down using staples.
The quote also indicated that they were going to use Ice and Water Shield on the entire low slope roofs. They used Polystick IR-X Self-Adhered Ice and Water Underlayment, 65' width of 36". http://www.polyglass.com/us-en/product-detail.asp?IDSottoLinea=22&IDProdotto=120 Best practice is to install print side up, roofing nails and rolled flat with appropriate overlap. Best practice is also to bring down the I & W to cover the fascia board. It was installed print side down with staples.
On Sunday, I had water condensation on the inside of my Storm Windows on the second floor. This is the first time ever (in 36 years) that I have had any water condensation on my windows. It is only occurring on the second floor. The inside humidity is about 25 - 35%, outside about 65%. Cannot figure this one out. Hope it will go away.
It looks like they installed new white PVC stack pipes (DWV), but they are of different size, with one being larger. Would have been nice if they were the same size (diameter).
Of note:
· There was no written "10-year labor warranty" except a single statement on the invoice that says "10-year labor warranty" . You don't even get this invoice until you pay in full.
· No leaks yet (3 weeks)
· I liked the crew. Hard workers. They seemed to know the drill well. Ecuadorians I think.
· Happy to see they used caulking along the roofline over the garage and kitchen bay window. I hope they used enough.
· I definitely got a good quality roof (CertainTeed Pro).
· The ridge vent looks better but still slopes up slightly at the ends.
· Got some leftover shingles in case I lost a few due to high winds, etc.
· Left a large heavy red metal hinge on my front lawn, a few nails ...
· They also left me a couple of dents in my new gutters.

Craig claimed our roof was in absolute terrible shape and he needed to strip it entirely and install a brand new roof for $7600 and that would fix everything. He provided a contract asking for 50% up front and 50% on completion. He insisted we make the check out to him personally not the business. We gave him 50%, he went to our bank cashed it with no issue and started the work. His guys threw the old roof shingles all over the yard and kiiled half of our sod installed lawn the first day. That night he asked for the balance, promising he would be there the next day to finish it.
We really weren't comfortable with that and said we preferred to stick to the terms he insisted on in the beginning, it was only one day and our bank was local. Being that we had to make the check out to him personally, he would still be able to cash it immediately. He agreed we could pay him the next days, AS HE originally requested, our contract indicated, and we find quite normal business terms. In the past when we have had roof issues at our other houses, the roofers don't come for the balance until after a rain storm to make sure the leak is fixed, Craig didn't seem to like that idea.
He came back the next day and finished the work, we gave him the check and he must have gone to cash it immediately - I believe it was a Friday. By Monday, we had a rain storm and the leak continued, not coming through the ceiling but we could hear the Plip plop of each drop in exactly the same spot.
We immediately called Craig to come back, which took several calls before he answered, he ignored our initial emails. We tried to call the bank but had already cashed the remaining 50% of the bill.
When he finally came back, with supposedly a "partner" (which he never told us there was a partner - he was always the owner), he proceeded to tell us it was the gutter that was leaking, he indicated he thought it might be a problem.
He said it was an old expensive copper gutter and he could try and patch it. We were not happy about that and indicated it to him. He said he could replace it, not with the exact same thing but when he took it off, it would be "all on us and he wouldn't be responsible for it."
Obviously after spending $7600 on a roof that didnt need replacing, we weren't happy about that. We were horrified at the position he put us in.
He got in contact with us afterwards via email saying he could replace it with some other sort of gutter but never showed up.
Our feeling is this was a total rip off, we didn't need the work he said we did, he won't come and do what really needs to be done and now we still have a leak that is further damaginig our house.
We are really upset about this, this was a huge amount of money to us, and now we have a problem that no one else wants to come and look at after the work he did.
Run, don't walk from this contractor. He did a job that didn't need to be done, overcharged us, and didn't fix the problem.
