This is the most dysfunctional company I have ever worked with. They promised to manage our property and rent it out, representing that they would handle everything. They could not even handle taking over the mortgage payment, as they told me they would. They had me cancel automatic payments and then I received messages that the mortgage was in default. After confronting them about it, I said I would just handle the payments. For the next three months, despite being instructed not to, they started paying the mortgage resulting in double payments and me losing access to thousands of dollars in cash. Knox claimed to have access to a group of reasonably priced vendors, but then charged us ridiculous prices for services. For example, we were charged $800 for cleaning a 1,300 square foot property that had been professionally cleaned before we moved out. We were charged over $250 to change a battery in a thermostat. We were charged over $600 to replace a faucet that was less than a year old. In addition, despite Knox being obligated to warn us about any charges over $1,000, they failed to do so repeatedly. When we terminated the management agreement, they ignored our emails and allowed tenants to move into our property without a signed lease. We have asked for invoices and explanations for over $5,000 of maintenance costs that they have failed to provide as they just ignore our email requests. Do not work with this company. They are non-responsive, incompetent, and will overcharge you as much as possible.
