The person sent came out on time and performed what I thought was a reasonable inspection and sent us the report via email as a PDF. I was pleased with the service I had gotten until I tried to reach out to them to get more clarification for our contractor - which is when he told me I didn't get what I thought I paid for or ASKED for. It should also be noted that the subject line of the email sent from ASAP to me is titled "Lead Inspection Report" - so I do not understand how it was not performed.
I provided the PDF to our contractor doing the back deck replacement and hallway encapsulation work. He was confused by the report - some items marked as 9.9 for lead were not circled yes as a dangerous level - others were circled yes. There were also places in the report that listed items as N/A, but then circled yes for dangerous lead levels.
So I reached back out to the person from ASAP that had conducted our lead inspection to get clarification. The responses I've received have been extremely confusing. The first one referred to a report we didn't have and referenced pages that didn't exist in the report I had. The answers I did get did not help clarify things for us or our contractor trying to do the work.
Then after several emails back and forth - it turns out apparently they did not do what I had asked for. They performed a Renovation, Repair and Painting Assessment - which is apparently not a lead inspection. Even though the subject line of the report they sent to me was "Lead Inspection Report". All of my emails and notes from our discussions clearly show I asked for a lead inspection, and several of their responses indicate they performed a lead inspection. However, I'm now being told that "To get a Letter of compliance, you must have a comprehensive lead inspection performed then deleaded and reinspected. This includes all common areas. The RRP inspection is for renovations, repairs and/or painting only, not deleading."
The WHOLE REASON I called them in the first place was to get a lead inspection!! Now I feel like I was ripped off and expected to pay for ANOTHER inspection in order to encapsulate our common hallways, and then ANOTHER inspection after that to get a letter of compliance. I knew we would have to reinspect the areas once we completed the deck replacement and hallway encapsulation.
NEVER once did they tell me that what I was getting was not a lead report (they had always said it WAS a lead report and did so in their email communication with me), or that I would need to have another inspection before we performed the work. I did not get what I asked for or paid for. I feel like this was a bait and switch and only found out that it wasn't a lead inspection report on Sept 22 when I tried to clarify some questions in the report.
I didn't realize I had never published this review - which is why I'm publishing it so much later.
"Hi [Member Name Removed] I am sorry for all the confusion. I think that the confusion lies in that all inspections we perform are considered lead inspection reports. There are different levels. A Comprehensive Initial Inspection inspects the interior of your unit and all the common areas to your unit and the exterior. This type of report is used for deleading purposes. For renovation purposes we do what is called a Renovation Repair and Painting report. It sounds like from your comments that you were only interested in testing the hallways and deck since you were going to be doing work to these areas. We tested the surfaces in those areas since that is what you asked for. In regards to the report itself going through it there was 1 instance where a 9.9 was not circled as a dangerous level of lead. That should have been circled and I apologize that it was overlooked. A certified lead safe renovator should have been able to read the report and understand what he had to do going forward to complete the work you were asking him to do. I apologize you feel that you did not get what you paid for but in fact a standard RRP assessment costs $225 and a comprehensive initial inspection, which tests every surface inside the unit and common to it, is considerably more because it takes more time. If you are looking for compliance for your unit you will need a Comprehensive Initial Inspection and will need to hire a licensed deleader to do any abatement work.
