Marilyn is the picture of professionalism, helpfulness and compassion. She was the seller's agent for a house we wanted to buy, and upon talking to her for the first time, we immediately knew we wanted to use her to sell our house. She did her (very thorough) homework on the area and narrowed down the price to what would work best, and sold our house quickly while compiling some backups the whole time as well in case we needed a Plan B. (Which we did.)

She's good at negotiations, keeping her head in stressful situations, and has a ton of contacts for just about any situation. Need to stage the house? Boom. Need a real estate attorney? Here are three to choose from. Finance guy. Lender. She even has assistants who can help out at the drop of a hat. Anything you need to fix a situation, she's run across it before and has the relationships established to solve it. She's remarkably receptive and organized and is an absolute pleasure to deal with. Some realtors make you wonder what you pay for. She makes you feel like you're getting a bargain.

Marilyn worked hard to make sure I was satisfied with all phases of the transaction. She guided me through all steps and answered all of my questions. This was the easiest home purchase I've ever made.

Marilyn was an amazing problem solver. She was cool, calm and collected during the many difficulties and problems that were thrown her way which were the result of an improperly set up estate and title. Selling a home can be a long, arduous process.  I was pleased that Marilyn was prepared to face every challenge.  She is very solution oriented.  She is very current with her technical resources to expedite processing paperwork.

Marilyn and her team went ABOVE AND BEYOND for the sale of our existing home.  Marilyn herself was helping to physically clean and stage the home when a family emergency right before the open house threatened to muck things up.  She was on top of all aspects of real estate dealings.  When they say there are two kinds of agents, deal makers and deal breakers, Marilyn is a deal maker.  With every speed bump that arose including those manufactured by the buyer's agent, she handled it professionally and kept our anxiety in check.  She kept our closings on schedule and really did everything to prevent the buyer and her agent from derailing the deal.  On the buy side she was great at walking us through everything.

Marilyn went above and beyond to help us sell our house quickly and for a great price. Her company took beautiful photos of our house and she listed it and held an open house within a week of our first contact. We received multiple offers at our first open house. We moved away from the area very early on in the process and Marilyn worked hard to make everything run smoothly. She arranged yard sales to help us sell the furniture we didn't take with us; she checked on the house for us; she really went above and beyond. We were very pleased with the work she did and the resultant sale (we closed exactly three months from our first meeting with Marilyn).

Our house had already been on the market for about six months when we met Marilyn.  We had a deal fall through and were advised by our former broker to take our house off the market for the summer and try again in the fall.  This advice would always be disheartening, but it was also unrealistic as my husband was already working at a new job in a different state...we needed to move!

We were extremely exhausted and somewhat distrustful of the whole real estate process.  Marilyn Cannon came to meet us at our home and was truly a breath of fresh air.  She had wonderful ideas and tremendous energy.  Somehow we found ourselves not only trusting her but getting excited that our house would sell! 

Marilyn is very up to date on all the marketing trends and has an extensive knowledge of real estate.  She attends training sessions frequently even though she is a very experienced realtor so that she always is on top of any tools that may be needed to sell your home from financing options to the latest trends.  She has amazing problem solving abilities and would come up with multiple strategies for resolving any situation.

This was the fourth home my husband and I were selling so we weren't new to the process, however, it had been 14 years since we last sold a home and times really are different.  In picking a realtor, whether you are buying or selling, I now know that there are certain traits realtors should have that are essential to being well represented.  They need to know and understand the current market, they need to be able to give you advice for marketing your home, they need to be well versed in the town/neighborhood that you are buying or selling in.  A crucial trait is their ability to negotiate with professionalism and good faith even when the co-broker doesn't.  We had a very difficult time with the buyer's agent, who we feel lacked both of those traits, but Marilyn used all of her skills to bring us to closing.

Finally, I can't express how easy Marilyn made the sale for us.   She handled every detail and coordinated with lawyers, realtors, plumbers, electricians, etc. to get everything done that was necessary and still got us the best prices!  I feel she went above and beyond my expectations and I wholeheartedly recommend her to anyone who needs a realtor.  Happily, we have sold our home and are closing on our new house tomorrow!
