First there are three kinds of Buyers brokers.
1. Those who will represent either the buyer or seller but are paid by the seller and their commission is determined by the selling price.
2. There are exclusive Buyers Agents who only work with buyers but are still paid by the seller and their commission is also determined by the selling price.
3. Then there is Barry Nystedt. I say that because i have not seen another Buyers Broker who takes all incentive for himself out of the selling price.. He does this by setting his flat fee if you buy a property according to the price range you will be looking in . This is set before you begin working with him. If his commission from the sale is higher than the agreed amount ,he returns the difference to the buyer. If it is less meaning he negotiated a price below an asking price in your range you many owe him. This happened to us. He negotiated a price well below the asking price and we ended up owing him $125 which he wanted to wave but we would not hear of it.
I found Barry on angieslist. Knowing that if a broker is paid by the seller, they have both a duty and a vested interest in the selling price being as high as possible and therefore we wanted a Buyers Broker . We chose Barry on the basis of the other two Angie's list reports. If anything they underrated him. He was phenomenal in his knowledge and perseverance in getting all the information that affected the financial situation of the condo in any way. He negotiated in good will with the sellers agent while building a strong factual case for a lower price We used the inspector Barry recommended and the inspection of this two bedroom unit took 3.5 hours. We ended with a list for us to consider negotiating, one of things for us to fix ourselves, and even one to give to the condo association when the time feels right.
Barry has a deep background and experience with Condominiums and thus was able to probe and uncover the issues which needed attention or resolution and resulted in the $2300 credit we received toward closing costs. After we spoke with him we knew he was the person we wanted to work with. We got far more than our money's worth. Once we found the condo we wanted to buy he dug into every aspect of the condo docs and even got an extension for us on the Purchase and Sale until all the many and complex issues were settled to our satisfaction. There were several places where the deal was coming apart and Barry found creative solutions to keep it on track. He is a very kind and pleasant person to work with and yet his negotiating skills are excellent as he bases each offer on facts! I felt he was working for us 100% and at the same time he was being fair to all concerned. Just a very nice person to deal with.

Barry was exceptional in every way possible. It was a long and difficult process, but Barry was there every minute of the way. Right from the beginning, he understood what we wanted and he helped us make the right decisions. He was extremely reliable and professional, and he knows the market extremely well. Right after we hired him, he prepared a market survey to determine the true value of the property. He spent a number of days, looking into the city records and future plans, trying to determine if there would be any future development that might decrease the value of the property. He also evaluated the condo association, looked at closely at their budget, and even got a copy of the meeting minutes to find out if there were (or will be) any major problems with the condominium complex. During the negotiation process, Barry was extremely reasonable and patient (with us). Before the final bid, we asked Barry to show us alternative homes to see if we were making the right decision. He spent his entire weekend, driving around with us, looking at other homes. The seller was very difficult to deal with, but Barry was able to get the best price possible and save us a lot of money. We highly recommend Barry Nystedt. If we had to do it all over again, we would definitely call Barry first!

An exclusive buyer broker is a completely different category of broker than the broker of an agency that represents sellers as well as buyers. Barry's company does not represent any sellers. Thus he can never be in a conflict of interest situation and is truly on the buyer's side. It is worth it many, many times over to pay a pittance such as a few hundred dollars to have this experienced, loyal, honest, consumer-minded advocate on your side for the biggest purchase of your life. Years ago, I bought property through the typical real estate agent who works for a company that lists properties and so I was very jaded about the entire industry. Then when I was in the market again, I met Barry, who sees his payment as coming out of the transaction between the buyer and the seller, whereas other so-called buyer agents see their commission as being paid by the seller, and so the bigger the sales price, the bigger their commission. Barry performs so well for his clients that he aims to get the lowest fair price, and that plus all of his other great work has made his business grow on a repeat-client basis. Barry worked with us for 18 months (he's also an incredibly patient person!) as we sought a perfect a home as possible within our restrained budget. Although I'm sure we were on the lower scale of home purchases, Barry provided us with the best, around the clock brokerage services. I am recommending Barry to my friends and relatives. His work is stellar! Plus he's a great guy and a great negotiator.

My wife and I can't recommend Buyer Brokerage Realty and Barry Nystedt highly enough. It took a long time to find, but after 10 months of searching, we found a home that satisfied every consideration we were looking for. This was our first home purchase, and we weren't familiar with any aspect of the process. Barry and his brokerage only represent buyers and never represent sellers, so there was never any question of conflicts of interest. His fee was set based on the listed price of the home we ended up buying, not the final purchase price; that way his fee doesn't go down if he does a good job in negotiation! In our case, we ended up paying a few dollars ($222) more than the traditional 2.5% because of his negotiation skills. Others may pay less and receive a refund after closing. Anyway, Barry more than earned his fee. He was always available to us, worked incredibly hard, knows the local markets intimately, and made us thoroughly comfortable with our first home purchase.
