We decided to install central air in a 25 year old house that has base board hot water and no air ducts.
The house has an office above the garage. To get to it, cool air and return ducts had to be routed 13 feet through a small attic crawl space above a bedroom (which is above the family room) or through a insulated hip-wall closet that extends the length of the room, but does not connect directly to the attic. Another major problem is the office end of the attic crawl space is blocked by a concrete chimney. It really looked like "ya just can't get there from here".
I got bids from seven companies. There was an incredible spread in price and technical solutions. Four bidders said that there was no way to route cool air from the main house to the office. They all proposed a ductless "mini-split" unit for the office and a regular system for the rest of the house. The mini-split added $5,500 to $7,000 to their bids. It is also obtrusive inside the office and an eye sore outside the house. Before they bid, I made it clear that I would only install a mini-split if there was no other way to do it. They all said it was the only way. The fifth proposed an amazingly expensive hydronic heat pump system.
Quaiel Mechanical and another company said they could cool the house and office from an single air handler in the main attic. The second company warned me that it would be very, very hard to balance the cooling needs of the office and the bedrooms on the same zone.
Quaiel proposed a better design and better technology. They proposed a higher rated compressor than any other company. They handled the balancing problem by installing a third zone just for the office. And they avoided pulling thermostat wire by installing wireless thermostats.
Quaiel's installers were willing to work in a very small, hot and uncomfortable crawl space and found good, properly sized routes for the cool air and return. Because they avoided a mini-split, the Quaiel bid was $5000 lower than other bids. He even did the lengthy paperwork that got us a $500 rebate.
Quaiel installers arrived as committed and stayed on the job until it was done.
We used the system for the entire summer. It is quiet and without drafts. The office was pleasantly cool; the three zone solution is excellent. Our summer electrical power use was actually slightly lower than 2013 when we cooled only part of the house with three window units.
