"Thanks [Member Name Removed]. It was a pleasure working with you as well! We appreciate your business and your recognition of my guys hard work. I will pass on the kind words to Ryan. Patrick Britton Owner, Britton Homes"
"Thanks [Member Name Removed], It was a pleasure working with you and I am excited for you and your wife to have such a great home office to work out of now. Sincerely, Patrick Britton"
They left the sidewalk and driveway cleaned up everyday.,..always getting up all the loose nails.
Everyone was so impressed with their work, they got other jobs in our neighborhood and I have referred them to friends who have also used them.
Patrick Britton was easy to get ahold of, assessable, and made the whole project easier than expected.
"[Member Name Removed], I am sorry to only just now be seeing this review. If you have not already completed the repair work please call me as we stand behind our work 100% and will certainly fix any problem we may have caused. Regarding the late bill you mentioned, I understand your frustration. I did not realize that you had purchased tile on our account at our tile supplier and I did not receive the bill from the tile supplier until well after the project was complete due to a mix up on the part of my tile supplier. When you refused to pay the bill I said that I understand and didn't push the matter any further. It was for tile material that was used for your home but I agreed that the information had come too late in the process to try and push the matter. Please do call me to address the repair items you mentioned. Sincerely, Patrick Britton Owner, Britton Homes"
We knew what we wanted for the kitchen and bath design, but we did not have formal plans. We picked out our own cabinet designer and stone company. We also selected and ordered all of the appliances, lighting fixtures, plumbing fixtures, tile, and other major supplies. Britton was good at taking it from there. They took the time to review all the items before we ordered to ensure that everything would work in our situation. The whole "design" process (I use that term loosely) was really a team effort, and it worked out well.
We carefully scheduled the start of the job with Britton, and he developed a high-level schedule. We chose to do the demolition ourselves to save a few bucks, and that worked out fine. We demo'ed over a long weekend and Britton's team showed up on-time the following day to get started. From that point on, everything moved forward fairly quickly. There were a few hiccups with subcontractors' work, but they were always quickly addressed.
This is a good point to mention the great communications I had with the project manager, Jason. He was always responsive via email, text, phone, and in-person. He was not your "old school" contractor that only gets in touch by phone at the end of the work day. This allowed us to tactically solve problems or issues as they came up in real-time. That really helped the timeline. Jason was also really good a tracking punch-list issues. I could casually verbally reference something that we wanted fixed or changed, and he almost always got it taken care of without a second reminder. That was great.
Like any project, we had some problems come up that were frustrating. The stone company botched the installation of the countertops and our new custom interior doors got screwed up by the manufacturer. But that wasn't Britton's fault, and they took it in stride. We did have some minor issues around fixtures that we picked (e.g. the plumber couldn't figure out how to plumb a customized vanity drain; it was difficult to find someone to install a pre-fab shower enclosure; we specified some incorrect Lutron light controllers, and the electrician had to exchange them). Considering some of those issues were due to our incompatible product selections, Britton and his team were very accommodating.
Now some of the more negatives. Britton was certainly expensive but not completely out-of-line for work in the downtown area. As a suburban contractor, Britton was clearly not keen on working in a dense urban area with limited parking and no place for a dumpster. I suspect that that inconvenience increased the price a bit. For a six-figure project, we knew that change orders would come up, but it was not exactly a transparent process. A few change order items were obvious because we added scope. But most of them ended up on a list that we didn't see until the end of the process. I think that they took this approach so that they could credit us on scope that came in cheaper than expected. It's fairer in terms of cost, but it felt a little like we were giving a blank check. In the end, it did work out fine.
The last item to address is quality. Clearly, Britton had a high standard of quality workmanship. I am a engineer and a perfectionist, and I rarely found things to comment on. When I did, they addressed it, even if it was a costly fix. When a quality issue is brought up, most contractors try to convince the owner that "it's supposed to be like that." Britton never did this, which was a first for me. I'd bring an issues, and it would usually be correct the next day.
All-in-all, it was a positive experience, and we would use Britton again for our next big project.
Once the designs were finalized I called Patrick back for a bid on the project. I must admit that the bid was not the lowest but I chose to work with Britton because Patrick was so honest with me and he was very responsive and even early to all our appointments. Several of the other builders I had contacted were late or no shows. I brought Britton's proposal to a local architect and he said the estimate was reasonable and if I had a good feeling about the contractor I should go with them. The initial estimate was over our budget but Patrick was able to work with me to get us into the budget range we were looking for. For example, he asked if I would be willing to do the painting on my own, or instead of bringing in a carpenter to build our custom closet could we live with buying a closet system from ikea or the container store? Taking all these things into consideration we were able to bring the estimate down to a price we could afford.
After signing the contract Patrick made everything painless. The day after signing the contract Patrick sent over the preliminary schedule and asked if we applied for permits could we start as soon as we got the permits. I had heard that the permit process could be quite lengthy so I agreed. Patrick called me back a few days later and told me to get packing the permits were approved and he started the next Monday. Unfortunately, the day after they started the project we got the first blizzard of the 2015 winter season. Through the winter season we had multiple blizzards but there were only 2 days through the project that there wasn't someone working at my house. The entire city of Boston shut down for multiple days but Britton Homes was always around unless they found that it was really too dangerous to be on the streets.
The projected timeline for the project was a bit over 3 months but Patrick and his team were done a month early and I was amazed. If there was an issue or concern both Patrick and Jason were on top of the issue within minutes. If sent an email at 7 or 8 at night I had a response before I went to bed. Over few months I had worked with Patrick, Jason and Ryan we ran into several issues.
1. Ice dams: I was told that due to the fact they had taken down the walls and ceilings heat was escaping into the attic and creating huge ice dams. I was told that water started coming in through several places in the house but not to worry. Patrick had his roofing guys come over and break up the ice dams and they put up temporary insulation to prevent new ice dams from forming. He also said since they were having his plaster guys come over they would have all the water damage patched and as good as new.
2. Driveway: The dumpster they had brought in tore up the driveway. According to the dumpster company after all the snow had melted all the water had seeped into the existing cracks in my driveway which made everything under the asphalt very soft. When they came to get the dumpster the truck tore up my driveway pulling the dumpster up. Patrick told me not to worry and they had scheduled someone to come out and repair my driveway.
3. Electrical: After opening the walls they found that the existing electrical hadn't been touched since the house was built. The options were leave it and hope for the best. If they put the walls back up with the existing wiring we run the risk of having issues in the future or spend the money and rewire everything. After some discussion Patrick, he made the choice easy for me. He gave me a ballpark estimate based on his conversation with the electrician and he worked with me on the price.
Since we moved back into our new house everyone who has come over has been absolutely amazed. I would definitely work with Britton in the future and would recommend them to anyone who asks. I shared my entire experience with my friend who is an architect and he said it is very rare to hear about builders who are that committed to customer service.
Patrick & Jason treated my family like they were their own. Britton Homes estimate wasn't the lowest of the 4 that I got, but you get what you pay for. What I paid for was exceptional quality and piece of mind during a very stressful time. Thank you again for all you have done for my family!
I would recommend Britton Homes without hesitation!
Britton Homes did a total remodel and renovation of our finished basement. I'll simply say that this organization is exactly what you want when you go looking for a design/build firm. They are consummate professionals, highly responsive, willing to make recommendations, and totally transparent. We are completely satisfied with a 12 week project costing near $200K that completely took over our entire lower level while we were occupying the house. I'm not sure there's much more to say than that. Easily my strongest recommendation of any home service provider I have encountered.
Highlights:
- easy to get in touch with and highly communicative from the outset (found on Angie's List)
- provided the most detailed and thorough estimate of any provider I contacted, very competitive price
- professional and respectful throughout the process
- operated very close to projected schedule
- easily reachable and provided good updates throughout the duration
- maintained flexibility for change items that emerged after work began
- stayed on budget, provided detailed analysis at project close for variances
- good workmanship and subcontractor coordination throughout
- quickly addressed punch list and follow up item after project was complete
Jim's crew was very conscientious about dust mitigation, setting up double dust barriers in the stairwell leading to the bedrooms, and they even moved our refrigerator (which was to remain after the renovation) to the dining room so we could continue to "live" during the construction. Demolition was completed in one day!!! Carpenters arrived the following week and started framing-out the new foyer wall to create the half bath/wet bar space and the new kitchen layout took shape immediately!!!
We had spec'd out cabinets with a local manufacturer but Jim recommended using Matt Dipilato of Ashland Cabinets in Southborough MA, which he used frequently, and they turned out beautiful!! Matt worked very well with our architect and her design of the kitchen, he was also able to order cabinets to form a sitting bench in the back entry to the kitchen, and he had sources for the half bath vanity which fit perfectly to our architects specifications! He even waited to see where a new wall was going to end up before ordering and installing a broom closet cabinet which fit perfectly! Matt utilized Cabico Cabinets of Canada to construct the cherry cabinetry and they are amazing!!!
Jim also recommended Sudbury Granite and Marble of Mendon MA for our counter tops and they turned out fantastic!!! Their templater noticed during his laser measuring that the flange of the copper sink in the wet bar was going to be too wide for the depth of the counter and that we had forgotten to include the wraparound back splash of the wet bar in our calculation for back splash tile, so we were able to re-order both in time so that there were no delays in installation!
Part of the construction was also to correct a stair hand railing leading up to the second floor and Jim had a great idea to move it to the opposite wall so that it was a continuous railing from top to bottom! Jim's carpenter also noticed that the top of the existing wainscoting in the stairwell was going to overlap the new hand railing and recommended redoing the upper half of the wainscoting so that no pinching would occur at the overlap point.
We appreciated that Jim utilized email in most of our later discussions (as we were at work during the day) and that he was able to communicate with his subcontractors via text/email/photos when issues arrived.
All in all, we are very pleased with the renovation and enjoy the kitchen space so much that we eat most of our meals at the peninsula in the kitchen!!
