I was very pleased with Ranch Roofing. They were very timely. They were careful of the property and they cleaned up well. Only time will tell the true quality of the work done, but it does look very good to a non-professional eye.
Description of Work: Removed two layers of roofing and put on a new roof. Ryan, the man with whom I had most contact with, was very respectful, polite, informative and punctual. I was hoping the owner would be around during the work, but he was on vacation. At my request, he did come by to check the work that was done. They were able to do the job in one day, which was convenient for me and my family. I would recommend Ranch Roofing.

They stripped everything and did some flashing as well. Everything was satisfactory and we were pleased. They came when they said they were coming and finished the work in the scheduled amount of time. They have a nice guarantee as well.

We had received many estimates and told them we thought we needed a new roof. All of them agreed except Ranch Roofing. They were honest enough to tell us we could save a lot of money fixing the spots that needed it and probably get about 5-10 more years out of our roof. They were very responsive to our questions and did a great job on the roof.
Description of Work: We had missing shingles and Ranch replaced them, nailing down the boards underneath. They also put in a ridge vent and a chimney cap.

John the sales man did a great job selling Ranch Roofing. I thought from his description of what they do, how they do it, the materials they use and their more extended guarantee, that they would be the most expensive by far. Not so. Once I had signed up, I knew it would take some time to begin the job as they were very busy, but my only complaint was that I had to call a few times to check on timing and start date. However, once they started, they did an incredible job, really quickly. Everyone was very courteous and friendly. The clean up was great! (one negative which Bob turned totally into a positive - my attic was covered in 2-3 inches of soot of crumbled roof shingles, wish I'd known and I'd have covered everything up!) so when I told Bob about it he apologized profusely and sent out some of his team a few days later to clean the whole thing up - and they did a great job! Bob has been so helpful! I couldn't recommend Ranch Roofing highly enough! Fantastic job and lovely people!
Description of Work: After using Angie's List to obtain 5 different estimates to make sure I had the best company and price, I decided on Ranch Roofing. Many on Angie's said they were great but expensive. I have to disagree - they were great and the least expensive of all my bids. They arrived right when they said they would, not only pulled off 3 layers of shingles from a very old roof that was in a pretty bad state, and put a brand new roof on, with ice and water shield, and ridge vents, they also re-leaded my chimney, cleared out the gutters where needed, and repaired any and all rotten wood in the roof. Fantastic job!

The original estimate was made along along with a detailed description of the work to be performed, materials used, and the guarantee. The 15 year guarantee on materials and labor alone made Ranch stand out. However, in backing that up, they used better water shield material, re-installed lead flashing where required instead of cutting and patching, used heavier gauge protective base sheeting, etc. than any other estimate I received. Bob O'Sullivan was on the job to supervise, it was on time, and the work was complete with good clean up.

Bob was excellent about remaining in touch with us as the job date got closer. His crew started on time, remained full strength throughout and completed all the roofing work start to finish in three days. The crew started early and worked late into the dusk to get the job done quickly and to specifications. They hung giant tarps over the sides of our house and our neighbors' houses, to protect them from falling debris. Our plantings along the side of the house did take a bit of a beating but this was to be expected with four layers of shingles to remove and the cleanup was outstanding. We were also very impressed that Bob O'Sullivan inspected our roof boards and pronounced them sound; this example of honesty saved us $5,000. Overall Bob was extremely easy to work with, communicated well, gave excellent advice and was honest. His crew was very efficient and hardworking and really minimized the whole inconvenience of the job. Bob O'Sullivan and Ranch Roofing is highly recommended.
Description of Work: Ranch Roofing, supervised by Bob O'Sullivan, stripped four(!) layers of old shingles from our pitched roof and one layer of rolled roofing from the flat roofs of front and back porches. They checked our roof boards and replaced a few that needed replacing. They installed ice and water shield and drip edge, repaired flashing where needed and installed 30# felt roofing paper, a ridge vent and soffit vents. Covered pitched roof with 30 yr Woodscape shingles, and flat roofs with 40 year rubber roofing. Built a new roof hatch with plywood and rubber roofing.

Estimator arrived promptly, schedule the estimate soon after our call. Price was among the lowest, but they needed to work with a gutter subcontractor in some way to get the estimate done, and were not able to paint the gutters to match the house (our trim is an unusual color and requires painting), so we went with someone else.
Description of Work: Estimate on replacing gutters with aluminum gutters. Estimate $3000.

From start to finish, Bob O'Sullivan and all of his people were a pleasure to work with. They did everything they said they would do (and did it at a very fair and competitive price). They were prompt, careful, courteous and neat. Bob made sure that his crew was particularly cautious around our perennial beds and shrub border (and everything came through without any damage). The gutter work by the sub-contractors was just as smooth and stress free.
Description of Work: Ranch removed two layers of old roofing materials, installed new roof including drip edges, architectural shingles, roof vent, gutters and downspouts. The gutters and downspouts were installed through Ranch's sub-contractor.

Earlier they'd fixed the roof and never charged me. Now the sales rep came, he was professional and prepared. They had a whole bunch of guys here and did the whole roof in one one day. The cost was way less than other roofers and yet, by their description, the quality seemed way better. They cleaned up so well that you wouldn't even know they were here. HOWEVER, the falling shingles really damaged my front porch railing. I think there was something wrong with their blue tarping there, like it had tears in it. There were lots of nicks with asphalt in them in the wood. One of the post-caps had been broken and they nailed it back on, with big fat roofing nails, not finish nails which would be required (fortunately, coincidentally, I'm painting and replacing the post caps anyway, but if I wasn't I'd be really upset).

We found Ranch Roofing on Angie's list, after our neighbors recommended other firms. We checked them out as well as found Ranch Roofing. We decided to go with them because of the feedback like I'm doing now. Frankly, this was an excellent decision. Not only was the price very close (and even lower) than the other proposals, I found working with Bob a pleasure. It took us a while to get on his schedule, which turned out to not be a problem. He was very responsive and sought to meet our timing needs. When the work started, it was completed on time and every day his people cleaned the yard and all around the house very thoroughly. At one time when my wife was driving into the driveway, they stopped her and cleaned the path to the garage, so no nails ended up in the tires. They were thoughtful. The carpenter worked very well to replace some of the siding. They did a great job and I would recommend them highly.
Description of Work: Completely replace our roof. We have a fairly large house, with some large expanses as well as complicated roof lines. They helped be select the right shingles as well. Good taste.

Bob came out earlier in the year to give me an estimate, which was roughly on par price wise with other proposals. I felt Bob was the most professional of the 3 proposals I received, and as a consequence, my confidence in him was higher. Bob has all his own equipment, including dumpsters, and his crew is extremely professional. Bob's crew showed up on the day we agreed (weather cooperated) and went straight into action. A group of 6 roofers/carpenter had the old roof off in no time, and the sheathing as well. The carpenter and the foreman did a good job making sure the crew took some care with sheathing removal. 1/2 the roof and one of the two continuous soffits was done day 1. The job was basically completed by day two. Clean up was good. Misc. items/finish work were done a few days later. Bob is quite busy so occasionally he forgets something. But when you call him, he calls you back and is right on it. Good experience. Waiting for rain...
Description of Work: Replace roof shingles on my split level home with 30 year architectural shingles, waterproof membrane 6' around perimeter and rubber roof around chimney area. Add power vent and passive vents on roof as well as vent for bathroom exhaust. Replace wood sheathing on half of house. Add continuous soffit venting to front and rear behind gutter and fascia boards. Add circle soffit vents on right/left side of house. Rehung old nailed gutters with screws. Add chimney caps.

I corresponded with Bob by email. We spoke once on the phone. He was very patient at explaining everything and answering my questions. He was willing to go to my house and provide an estimate without my being there, which worked well. I told him which week was best for me, and he obliged in scheduling the work then. I appreciated his patience as I decided whether to take down the chimney or not, and put in a skylight or not. He came over the day before so I could chose a color. I picked Ranch Renovations because of the recommendations on Angie's List. Also, because Bob was willing to repair the chimney. Another roofer on the list was $1000 less, but would not repair the chimney. Bob was gracious and competent. He applied the Angie's List discount, taking $250 off my bill. I would have liked to pay even less, but the price was fair, considering how fast the men worked and how many there were. Overall, they did a great job. The new roof looks fabulous and will last 30 years.
Description of Work: The crew arrived at 8 and set up their ladders and tarps to protect the neighbor's house and my side yard. Soon, 8 to 12 people were up on the roof, ripping off old shingles. They sounded like giant termites, and came from Brazil for the most part. The driver, and Bob, stood guard below to make sure all went well. When I went out to watch, I was very impressed by how organized they were and how well they worked as a team. The boards under the old shingles proved sound, so there was no need to replace any. The contract allowed up to 48 lineal feet free, which I was glad to hear. How agile the men were in climbing up the ladders with heavy packages of new shingles! They finished the entire roof, plus a bay window and small porch, by late afternoon and cleaned up well. The only problem was when the daughter of my neighbor walked by at the precise moment no one was looking and stepped on a nail. Bob reassured me he had liability and even offered to drive her to the hospital.

Gave us an honest estimate of when they could start the work - summer being their busy season. And then they called with an opening and performed work a week early! Great communication. 3-story house, so the work two days. If it weren't for the smashed plants (from the debris) and smell in the attic, you would never have known they were there when they finished each day - they were very neat about clean-up. We even received a follow-up phone call after the rain to see if everything was ok. Leak in bathroom definitely not a problem, so far - we'll see after the winter.
Description of Work: Ripped off 3 layers of roofing and replaced with new architectural asphalt shingles. Replaced damaged boards, found in one part at the back of the house, and fascia boards. Cost was MUCH less than what another (*not-so-highly-rate-yet-frequent-roofer-in-the-neighborhood*) company - one might I add who charged us $2,000 on a previous project that was supposed to fix a leak in our bathroom - it didn't.

Very well; definitely recommend. 4 to 8 men (varied during the day) worked flat out for 8 hours straight on an extremely hot day. All work completed in 1 day. The representative was nice and knowledgeable, from estimate to questio after. Actually responds to emails; has wifi in his truck; emailed proposal/bills to me (which I requested). Our 3 roof sections' total square footage was just under their minimum work amount (they charge by the square foot, so you don't feel ripped off), so we were charged the $2,500 minimum, plus $500 for new gutters we wanted all around one section they were roofing. The estimate from another highly rated Angie's List roofer came in at almost double (with the gutters almost $6k). Ranch Roofing subs out the gutter work. Their gutter sub does tons of work for them, he said. Gutter guys were nice and did great work too. I didn't have to coordinate with gutter people - Ranch Roofing did and sent 1 bill. Only issue was that alot of debris was left on lawn.
Description of Work: Stripped old roof and laid new rubber roof on the 3 flat roof sections of our Dutch Colonial house. New metal flashing all around each section. Old roof was original (about 80 years old) with many layers of repairs on top of it - they stripped everything off. Removed and replaced 2 rows of cedar shingles/siding on the largest roof section, so as to install rubber up underneath those shingles. $2,500 for all of that work. Installed gutters on 3 side and 2 downspouts on flat roof section over sunroom, where gutters had not existed before. Replaced broken downspout. ($500.)

Very well. The crew worked very quickly and were friendly and respected our property. Clean up of the job site was immaculate, even the guy who came the next day to get the dumpster swept up afterwards. When cleaning the gutters they even carefully removed a bird's nest with eggs in it and gingerly laid it on the ground.

We have a peeling paint and water stain in our second floor bathroom. The painter thought that we might have leaking roof. I called Ranch Roof. They came on the next day. After climb up to the roof, the service man told me there is no problem with the roof. However, he did point out some other problem which maybe the reason for the leak. He took the picture with his camera to show us and explained clearly what need to be done. He recommend us to find a carpenter to do the job. Didn't charge us a penny.

Everything went beautifully. We had developed a gradually spreading water stain in the ceiling of a third floor bedroom. I assumed (wrongly it turned out) that it was a roof leak and so I called Ranch Roofing. Ryan returned my call the next business day and arrived exactly on time for our scheduled appointment. He checked the roof and found a lot of missing or loose shingles and cracks along the peak line, but didn't think they were the cause of the leak. He then went into our attic crawl space (it was hard to access and about 100 degrees up there) and discovered a plumbing issue with a joint in our air conditioning system. A plumber fixed the leak the next day and Ranch Roofing came within ten days more to fix the other roof issues. I was very impressed with how thorough and straight forward Ryan was. Hard for me to assess the actual roof work, however, as I have a steep roofed Victorian and have not actually been up to look for myself.

Ryan from Ranch Roofing called us back and set up an appointment to look at the flashing. He arrived on time (!) and looked at the problem. He confirmed that the flashing was the problem, but that it should be something that could be fixed using our original roofer. We were very impressed by Ryan's professional attitude. He said that if the original roofer couldn't fix the problem, they would do the job. He didn't charge us for the call either!
Description of Work: We called Ranch Roofing to get a second opinion regarding flashing around a chimney that was installed by another roofing company. There was slight leakage coming into our (open) attic---and we wanted to be sure the problem could be fixed.

I had a leak underneath a dormer which I thought was related to a problem in the roof. Ryan from Ranch Roofing came out to do an estimate and did a very thorough inspection. Ultimately he determined that the problem was actually being caused by the dormer window not being sufficiently sealed around the frame, not anything to do with the shingles or flashing. Not only was Ryan on time, professional and very easy to work with, he didn't charge me for the "estimate", gave me advice on how I could fix it myself and even left me with a tube of caulking free of charge! So refreshing to get an honest assessment from a contractor, rather than him trying to sell me on services I don't need. I'd go back to these guys in a heartbeat next time I have a real roofing issue.

Last winter we had an unpleasant surprise when water started to leak in to our new bathroom. After tearing down the inner ceiling we noticed water leaking in around the ventilation pipe. Even though this was a minor job I wanted it done by a professional. I've heard it's hard to get Roofing companies to do minor jobs so I called a couple of different companies that have good grades on AL and left a message (this was late on a Friday). Only one called back, Bob Sullivan. He came out two days later on a Sunday and gave me an estimate. Bob said he could get a guy out to do the job on Wednesday. I asked if there was any chance to get it done earlier since my dad was in town to help me tile the bathroom. He said he would stop by the next day and do the job himself. He told me they usually don't do jobs for less than $500, which I can understand since it includes travel and materials so I think $250 was a fair price. Bob was great to deal with and I'll for sure hire him again!

Bob O'Sullivan responded quickly to our call and gave a reasonable estimate; we got one other estimate which was almost the same but the chimney work would have had to be done by another company. Telephoned and told Bob we would like to have him do the work. Had some delays in confirming a date for the work; it would have been good if Bob had been a little more responsive to my call. However, the day finally arrived and the work was done. It took two full days with a crew of around five. They tried hard to avoid destruction to the garden but our property is small. They were mostly successful, just some broken branches and one small plant succumbed; not bad. Their clean-up was also pretty good, better on the first day than the second. All in all a good experience.
Description of Work: Ranch Roofing removed the old roof and installed all new shingles. Added a ridge vent and soffit vents. Repointed the chimney and installed an attic solar fan.

Bob spent a good amount of time setting up the job and doing a detailed estimate. He seemed like a much better problem-solver than others who looked at the same repair job. Shows up when he says he will, easy to get a hold of, uses email which is convenient. A large part of the job (trim and gutter work) was subcontracted out to another company. Everyone was courteous and professional. Roof work was excellent, trim and gutter work was good, overall good value.
Description of Work: Fix leaks where rubber roof meets wall, new flashing and drip edge, some new shingles. Replace rake and fascia boards, wrap in aluminum, new gutters and downspouts.
