We had a leak in the bathroom skylight. I was told by three different roofing contractors that replacing the skylight would be only a very temporary fix since the roof was in such bad shape. I wasn't thrilled to hear the news but it made sense, since the roof was very old and already had several layers. I decided to go with Ranch Roofing because there were many positive reports for the company on Angie's List. Bob O'Sullivan who supervised the job was polite, professional, and personable throughout. When the roof was stripped down the crew discovered that the roof boards underneath were really falling apart and would need to be replaced. Because of this, the job ended up costing several thousand dollars more than the original estimate. I wasn't thrilled about the extra cost, but I felt confident that the work really did need to be done. I was on crutches at the time due to a sprained ankle, so I was unable to climb the attic stairs to look at the roof board. Mr. O'Sullivan brought a camera up and took photos so I could see the evidence. About a month after the job was completed I found that I was unable to open the casement windows on the addition in the kitchen. Since they had worked fine previously, I thought it might have to do with the roof work. I notified the company and Bob O'Sullivan called back right away. He identified what he thought the problem was and sent someone out who fixed it promptly at no additional charge (at this point I can't remember exactly what was wrong). Having a roof installed is a noisy and messy job (not to mention expensive...) I hope/assume that it will be many years before I have to think about anything related to the roof; but I won't hesitate to call on Ranch Roofing again when the need arises.

The whole experience was excellent! We considered purchasing a home that needed a new roof so we called around before signing the P&S to check on pricing. From the first call Bob was very easy to talk to. For each question we had he provided a quick informative response. We decided to purchase the house and use the services of Ranch Roofing. For our situation we submitted the detailed estimate we were provided to the mortgage company. Though our closing was dragged out a bit Bob remained very supportive and worked with us to see that the roof was put on right after closing. On the day the roof was put on a team of 5 workers came to the house and promptly began working. They worked like a fine oiled machine throughout the entire day and completed the job in 1 day no debris left behind! I have no hesitation in referring Ranch Roofing you won t be disappointed!
Description of Work: Stripped all sections of roof down to roof boards on main house and addition; installed Grace Ice and Water Shield 6 ft up from bottom edges and valleys, re-leaded chimney, checked and replaced damaged step flashing where needed, installed ridge vent, 30lb felt paper, 8 inch drip edge on all edges of roof, installed 30 year Certainteed Landmark shingles on all sections of roof, with 3 inch soffit vents every 32 inches.

Very professional outfit. Ranch was the very first contractor to return our call (within 24 hours) and came right out at a convenient time to check out the job and do the proposal work. John was very thorough and explained everything they would do, how they would do it, what materials they would use. He had samples and showed us what "the others" sometimes do to cut corners. Ranch has an exceptional 15 year guarantee on labor and I believe they honor it. We had a quote the same day. We went with another contractor because the price was lower and the service/guarantee was comparable.
Description of Work: They came out and did an estimate proposal for our single family roofing job. We ended up going elsewhere for our roofing job.

I called several contractors to bid on a reroof and skylight installation for a small portion of my house's roof. Ranch returned my call quickly and came to give an estimate within a day or two. The next day, a detailed written quote appeared in my email in box, as promised. This level of responsiveness and professionalism continued throughout the job. They returned calls, showed up when they said they would, answered all of my questions, and dealt with any small issues that came up. Somehow, they maneuvered a huge dumpster truck up and down my steep, narrow driveway without damaging my landscaping. Speaking of which, when they were done they cleaned my yard of roof debris so thoroughly that I thought I'd hired landscapers. I'm not a roofing expert, but all indications are that they did high-quality work as well. (We've had a lot of rain since, and zero leaks).
Description of Work: Stripped old rolled roofing from 2nd-floor sun room, installed two skylights with curbs, reroofed with rubber.

We found Ranch on Angie's List and they were great from start to finish. They answered calls quickly, prepared a detailed proposal efficiently, and were happy to adjust the proposal when we wanted additional insulation, etc. We were able to schedule the work right away and the project was done in three days. Our initial proposal was only to "repoint" the chimney, but they offered to rebuild it when they saw its condition at no additional charge. Thorough clean-up at the end, too.
Description of Work: Briefly: Put new rubber roof on triple-decker condo with flat roof. In detail: Strip all sections of roof down to roof boards, replace up to 64 sq. ft. of roof boards, install .060" RPI 40-year rubber roofing on all sections of roof, install flashing around chimneys and pipes, install 3 inch edge metal around all edges, install 2 inch iso board on all sections of roof and new roof drain. Rebuild chimney. Install 4 roof vents.

Ranch Roofing was fantastic, from start to finish. They gave us a very thorough estimate, had their own mason rebuild our chimney (so we didn't have to hire another company separately), and he did a great job. The Ranch Roofing crew themselves were also great - showed up promptly, did excellent work, cleaned up thoroughly (our yard looks better than it did before they came, they cleaned up so well!). We are very happy with the work we received.

Owner was always prompt and helpful. He was responsive to my needs in terms of timing and specific problems with removal of solar panels. Workmen applied themselves well and cleaned up carefully each day. Not all of them spoke English, but the foreman did. They plan to return to complete clean-up after snow has melted.
Description of Work: Stripped old roofing and replaced, including removing solar panels. Put up new gutters. Replaced wooden blinds with plastic.

Went awesome! Ranch roofing finished in 2 days. They stationed a guy on the street to sweep up any nails and debris that may have missed the dumpster. And they did such a good job cleaning up afterwards that my yard was cleaner after they finished. Strongly recommend them. PS. They use a thicker rubber than another quote I got which was slightly lower.
Description of Work: Had a new flat rubber roof installed on a 3 family in Worcester. Also had a defective turbine vent replaced.

I found Ranch Roofing on Angie's List and was impressed by the number of extremely positive reports from many happy customers. Having the recommendations of so many people was pivotal in my choosing this company. Ranch Roofing is as advertised; it is an excellent company. The attitude is positive and courteous; the product is superior. I gladly add my name to the list of satisfied supporters.
Description of Work: Removal of existing roof shingles and application of new shingles to a three family, four-story house. A representative came to my home in mid-January, bringing samples and explaining the process. Icy and snowy weather prevented the start of the project for a few weeks. After the dumpster was delivered the first week of March, there was a renewal of very rainy and windy weather when we were concerned about the safety of the workers working at such a height. When the weather cleared, the work was finished, being completed in essentially two days. Someone very carefully raked the gardens and yard around the house when the job was finished. After the dumpster was removed, Ryan came by to make sure there were no random shingles or loose nails that remained around the property.

Workmen arrived within a couple of days of the estimated time frame in mid-December 2007. They stripped and completed front and back porch roofs and one side of the main roof in one day. Then the weather turned against us and we got a lot of snow, which delayed the completion. Between a couple of big storms they came over and shoveled the snow off the roof and put down a tarp. After the next storm, the workmen pulled the new snow off the roof with the tarp, and were able to complete the other side of the roof in one day. Because of all the snow on the ground, they were not able to do a proper clean up. But as soon as enough of the snow had melted, they came back and did a good job of cleaning up the property. There was a mishap with one of our windows--it was cracked during the roofing. It took over a month for their supplier to fix it, for which they apologized. Nice people and roof looks good.
Description of Work: Stripped all sections of house down to roof boards. Replaced any damaged boards. Installed 6 feet of ice and water shield on bottom edges of roof, in valleys, and around all protrusions. Installed 30# felt elsewhere. Installed 8" drip edge on all edges of roof. Replaced all pipe boots. Re-leaded chimney. Installed asphalt shingles on all roofs.

Bob O'Sullivan was very responsive, returning my call the same day and visiting the house within a week. He went into the attic, inspected the roof joists for moisture and then crawled out a small dormer window and scrambled around on the roof. He was very knowledgeable and we had a good discussion about our options. He seemed willing to work with us to do only the work that was necessary and in such a way as to keep costs low, while also ensuring that the work would be done properly to solve the problems. In the end we decided to have another contractor simply retar the chimney and dormer flashing to see if that would solve our problems, at least in the near term. However, when the time does come to do more extensive roof work, I'd definitely call Bob back.
Description of Work: I had a few water marks on my ceiling and needed a roofer to evaluate the problem. Ranch Roofing proposed stripping 1/4 of my hip roof and reroofing it with shingles to match the rest of my roof, along with new ice/water shields and drip edges. Quote also included installing a rubber roof on the small front porch of the house. Also reflashing a dormer, replacing asphalt shingles on the sides of the dormer with wood shakes, and installing an ice/water shield on the dormer. Finally, quote included tarring the flashing around our chimney.

It was an ideal experience for us - Ranch Roofing is terrifically well organized. Ranch got an estimator out within a day or two and then scheduled the work a few weeks later. They updated their schedule and were thoughtful and considerate in doing so. Bob O'Sullivan seems like a very nice person - we were impressed and his team is likewise, very professional and super hard working. They delivered a dumpster, worked like maniacs to get the old roof off and then had a new one in place over the course of about 3 days..... they used high quality materials and the new roof looks good. They did a good clean-up job every day and left the work space looking good. And, because it snowed while they were working, Bob promised to do a second clean up in the Spring. We believe that he will do it, too. Even a tiny problem, showed me that O'Sullivan is class act; a storm window broke and O'Sullivan was there the next day to replace the glass. Without hesitation, we give them/him an A+!!!
Description of Work: We were delighted with Ranch Roofing and it alone, has made our Angie's List subscription worthwhile. Ranch Roofing replaced the entire roof on our 120 year old Victorian. They added new flashing and stripping to prevent ice dams.

Very professional, from the person who performed the estimate to the workers who performed the job. Estimator explained in detail the products to be installed and the work to be performed. The work crew arrived on the day promised and performed the job in the time they said they would. The work crew were friendly and professional and the owner was friendly and easy to deal with. The owner showed up a few times while the work was in process to check on the progress and there was also a crew boss on the job.

RANCH Roofing was the only company that even returned our calls and was willing to do the job (since it was kind of a small job). Ryan was always very responsive, and worked with us to get the exact roof vents and shingle colors we wanted. They arrived on time and completed the work within a couple of hours. When I noticed in the attic that one of the vents had cause some damage to the existing sheathing on our roof, Ryan got the crew back to our house that night and repaired the damage. They stayed on our roof even when it got dark out to make sure everything was fixed properly. Overall it was a great experience.
Description of Work: Ryan and a crew from RANCH Roofing installed perimeter soffit vents and 3 box vents on our roof. We had this done because our attic was unvented and extremely hot in the summer. It was also causing our roof to age prematurely.

Bob returned my call quickly and a representative inspected the job site, called me with an estimate and met me at the job site ON TIME to sign the agreement. He explained that the window had to be ordered and that because of other jobs it would take several weeks before the job could be done. It took a little longer but Bob kept me informed, immediately returned my calls, and answered my questions. He is a pleasure to deal with. His workers are equally considerate and professional.
Description of Work: A bathroom window in a third floor apartment could not be opened and needed to be replaced with an openable skylight in a slanting roof. Ranch Roofing ordered and installed a Vellux window in a workmanlike manner, leaving a clean worksite. As understood in advance, the interior trim was not part of the scope of the work. The window opens, does not leak and functions well.

I did not have any work done because they have been very unresponsive. I called twice -at least a week apart- before I got a callback. The callback basically asked what I was looking for and then I was told that someone else would call me to talk about schedule. Another week or two and someone called and left a message. I returned the call and left a message and it has been several weeks and I have not heard anything. Since I have a leak in my roof, I really need a quicker turnaround than that.

They were excellent in responding. They came when they said they would come. Got started right away. Because of the weather, because it can be unpredictable, made sure they had a large enough team to get the job done in one day. They all communicated very well within the team. If I had any questions, they either answered or took me to the person who knew the answer. After it was all done, Mr. Sullivan came by went over everything, reviewed all the work, made sure if I had any questions that he answered them. They cleaned up thoroughly. Everything was cleaned up and they managed not to destroy any landscaping and they did a great job.
Description of Work: Tore off all old tiles and tar paper down to bare wood, put new tar paper and also the thicker paper toward the bottom, flashed around chimney and exhaust pipe. Put on new shingles.

After seeing such high marks from Angie's list and based close to our house, I called them. Within a day, an appointment was scheduled to visit the site. Within a week a pleasant, knowledgeable guy showed up and said someone would come do the repair for an estimated $500. They said they would get to it within a three weeks. In fact, it was nearly two months by the time they came. But the summer was dry! And of course if you can't get up on your own roof to see exactly what they did, it's tricky to know! With the help of a chair and pulling myself halfway out a bathroom skylight I could see new, cleanly done work. When we finally came to the payment, they ended up knocking the price down $100 to $400 because it had taken them so longer to do the work! Bravo.
Description of Work: They inspected the roof, skylights and chimneys for cracked shingles and repaired what was necessary.

I contacted Ranch Roofing by leaving a message on their answering service. The first call back was made to me in error when the owner accidentally dialed my number, thinking he was calling his Associate to give him my number. He quickly acknowledged his mis-dial and said I would hear from his Associate. I did hear from his Associate the following day only to be asked when he called if he "had already spoken to me and was I all set?". Informing him "no", he proceeded to schedule an appointment but asked when my husband would be available because he wanted both decision makers to be at home when he came by. Containing my outrage. I informed him "I was the decision maker" and my husband's presence wasn't necessary. He did come by and measure the roof and make a detailed presentation about their service. He was anxious that I choose a shingle color and when I told him I wasn't ready to decide, he became annoyed that he might have to return. (I have more but I'm running out of words.)

Bob was very professional and personable. Caught him at a busy time, but his estimate for arrival was on time. His crew worked very quickly and efficiently. They arrived after a storm dumped about 8 inches of snow, they shoveled the roof and got right to work. Had a few loose ends to tie up after they had left, Bob came to inspect it with us, we noted the few little things and they were taken care of within the week. They also had to do a fair amount of replacement of rotting wood around the eaves, more than he had expected to, but at no additional cost to us.
Description of Work: Replaced low angled shingle roof with rubber roof and replaced shingle roof on adjoining areas.

Ranch Roofing was one of the lowest prices of all the bids we got and I still felt comfortable that he would do a quality job. Bob is very easy to deal with. Customer service is a high priority. He is busy though so it took some time to get our job scheduled (and some issues with finding the best skylights that fit in the existing frame). Through the process, he kept us informed about when the job would be started. During the job, they cleaned up every evening and did a good job cleaning up at the end. Any uncovered sections of the roof had a tarp over it overnight in case it rained. The roof looks great.
Description of Work: The roof was stripped and replaced. Three skylights were replaced. Since the old skylight size was no longer made, some inside work was done to fill/plaster/paint the gap. A number of rotted trim boards were replaced and painted. Soffit vents were added.
