They were simply excellent! This repair was needed because recent weather had blown the top edge of the roof backward and exposed the layer under the rubber to rain. Due to the urgency of the repair Ranch Roofing (RR) put my repair before other jobs that had been secured. The initial estimate for the repair that uses the 1.5 in. insulation layer was $7822, an absolutely excellent price for the job. Because I wanted thicker insulation the price was increased to $11477. Although I thought the price increase was rather steep, estimates from other contractors came in even higher. While RR promised to give me a breakdown of the cost almost two weeks ago, I still have not received anything. I also received a $250 discount from using Angie's List for a final price of $11227. The work was done very professionally, clean, and in a time-efficient manner. They explained more of the details after the work was complete. I highly recommend this company, and would use them again.
Description of Work: Ranch Roofing replaced my flat rubber roof on a 3 family house. I specifically asked for the maximum insulation on the roof to reduce heating bills on the third floor. We agreed on a 3 in. layer of insulation.

Ranch Roofing was prompt and professional during the entire process, from quote, to scheduling, to execution, to follow-up. I dreaded having the roof replaced, both for the cost and the unknown factor (having never done it before). Ranch Roofing was clear and upfront about the process and -- it should be mentioned -- came in with a competitive quote that made the decision a no-brainier. And, obviously the most important part: the roof looks fantastic; they did a great job. I would highly recommend Ranch Roofing.

My husband emailed Bob and he responded within a day offering to come out to the house the next morning. He indicated that he'd be there unless he heard otherwise. We indicated the date/time was fine and provided all our contact information. On the date indicated, I waited for him to arrive but the appointment time came and went. After a few hours, I called his mobile and left a message asking him to call me and let me know if he'd still be able to come over. He didn't call back. My husband called later in the day but again, there was no return phone call. Considering the rave reviews regarding this company, I was surprised that he didn't make the appointment or call to explain why, but in looking at recent reports, it seems that our experience is a common one lately.

Description of Work: What is going on with this company? They don't return your phone calls! I was very surprised by the high ratings they got on Angie's List if this is how they treat their potential customers. They just lost out on a multi-thousand dollar job. Can't they even have the courtesy to call you and say they are booked now, but can put you on a waiting list? Come down to earth Ranch Roofers.

I called Bob O'Sullivan in late August about some roof repairs we needed done. He had been referred to me by Harco Roofing as someone who did smaller jobs (as in not an entire roof). Our first contact was excellent, he arrived on time, looked at the job, and said he would get back to me by e-mail within the next week. I never heard from him. Thinking he might have gotten the e-mail address wrong, I called with detailed information. I have placed 8 calls in to him and he never had the courtesy to return one of them. I have given him multiple numbers and my e-mails. In my last call, I urged him to call me back because I wanted to use their company. No response. So, I am filing this report because I consider it such bad business practice. If they didn't want to do the job, just tell me and provide a referral, but this was inexcusably rude. If there is a crisis personally or some business problem, at least let your customer know!
Description of Work: Replace back roof on house addition. Did extensive shingle repair on a part of the roof that was leaking from wind damage.

I called Ranch Roofing several times and left messages asking why they never called me to do the work. They never returned my phone calls. Simply put, after verbally agreeing to replace our roof, they blew me off. In my initial conversations with them (I believe it was Bob I talked to) he seemed very keen on impressing me with how successful his business is with all their high ratings on Angie's List. So I find it odd that they wouldn't have a problem blowing so many people off lately (look through the other recent reviews). They really need to understand how this behavior impacts their customers. We have received a lot of rain lately which has completely soaked the panels in the drop ceiling of our addition, and I'm now left looking for a new roofer when the roof should have been replaced this week. It is quite apparent to anyone who studies these reports with some scrutiny that Ranch Roofing employs a strategy of over-booking. Within days of every report that states Ranch Roofing blew the customer off is another report for a larger roofing job of $9,000 or more. Whats the message? Ranch Roofing will agree to do your roof until someone with a more lucrative roofing job comes along, then they'll just blow you off. If this is an Angie's List Super Service award winner, then I think that title doesn't mean a whole lot.
Description of Work: I contacted Ranch Roofing to replace the leaking roof on a 12x24 addition on my house. I also intended to have them repair a split beam in the roof of the main house and do some screen repairs for our porch which they also supposedly do. They gave me an over the phone estimate ( $3000) and we agreed 3 weeks ago that they would call me to schedule the work to be done. The estimate they gave was the highest of the 3 I got, but I figured that their reputation meant a job well done that would be worth the extra expense.

It took many phone calls and a couple of weeks before anyone returned my call. Finally, the owner did call and said they wouldn't work on a roof that they didn't install but would have their carpenter come to solve the ventilation problem. The carpenter never came; several calls to the owner went unreturned. Finally to add to the confusion, Ranch Roofing's salesman called and asked what service was needed, which was essentially where we started three weeks ago. When I explained we needed to solve the ventilation problem, he said he'd call the owner. A few minutes later he called back an told me, as if the conversations over the past two weeks hadn't occurred, "we don't want to get involved with a roofing problem with a roof we didn't install". So after three weeks of aggravation, I'm back to square one. Suffice it to say that this entire exchange could've been handled in a far more timely and professional manner. It leaves me wondering how they'd handle any problem with their installation and glad I won't have to find out!
Description of Work: I contacted Ranch Roofing based on a referral from another roofer and their ranking on Angie's List. I wanted to solve an attic ventilation problem which caused an ice dam last year and is creating an unusually hot environment in the attic. It should be noted that I had the roof replaced last year by another company.

Bob was very professional and thorough during the inspection and estimate. He explained a lot to me and was receptive to several of my special requests. He was responsive to both e-mail and phone calls as we worked out the details of the contract. When it came time to do the job, a small army showed up and worked very efficiently. In the end, they completed 95% of the work in one day instead of the planned two. He called once or twice during the day to ask some questions, but seemed pretty on top of everything. Bob was not around for much of the work, but his crew was very considerate and friendly. The next morning I met with Bob to review the work and discuss a couple of minor things I had noticed. Bob knew they still had more to do, and so a few guys showed up to put the finishing touches on everything.
Description of Work: Ranch Roofing removed my old roof and installed a new one on both my house and garage. They also installed a solar-powered ventilation fan and bathroom vent per my request. Bob also arranged for a mason to perform much needed work on my chimney at the same time. By combining the jobs, they reduced my hassle dramatically and probably saved me some money.

I knew I found the right guy for the job when Bob O'Sullivan came to my house to give an estimate. He needed to get onto the roof, and so I offered him a ladder; he went out the second floor window to the roof instead! We have had leaking problems in our living and dining room for years, in spite of having the roof replaced by another company. It was suspected that the leak was originating from around the dormers. Indeed, the flashing looked to be older than the roof and not properly done. Bob and his team replaced the roof shingles, replaced the attic fan, replaced two skylights, and repointed the chimney. As my husband and I requested, he covered the entire roof and wrapped the dormers with ice and water shield first. He also replaced the rotting wood on the dormers. The workmen were diligent workers and great guys. We love the look of the new roof, and we are hopeful that our old, leaking roof is a thing of the past!

Though they were not the lowest quote, they provided the most thorough explanation of how they would approach the job, giving me information that none of the other companies I talked to provided. Sales rep was a bit pushy, which was a turn-off, but the other aspects of their approach out-weighted this.

Ranch returned my initial call right away and set up an appointment. A problem on John's end caused him to miss the first appointment but he called to reschedule and the second visit went without a hitch. John was very knowledgeable and thorough in his explanation of the roofing process and how Ranch differed from competitors in quality of goods and service. He gave me a back-of-the-envelope bid and the written bid came in even lower. I didn't choose Ranch because I thought I understood them to say that they didn't do partial roofs so I went with someone who did. In the follow-up email John cleared up my mistaken impression but it was too late to change course. I received a follow-up call from the owner and was impressed with everyone's courtesy. I would call them again.

Excellent! Unfortunately I have had 'a lot' of bad experiences with home improvements and repairs, fortunately, this was 'not' one of them. I got a lot of quotes and this was probably high middle, but Bob just seemed like an honest and fair person. Not only did they start on time, but actually almost 2 weeks early. They were there every day and finished the main work within a few days as promised. They had to come back again for finishing work on the skylight and trim for it, fixing the flashing on the chimney and redoing the electric coils on the roof(this took a few tries). Bob never once was anything, but understanding, patient and accommodating. I have never had such a good experience before and would 'highly' recommend them.
Description of Work: They removed my old roof and skylight and replaced both. They also removed my electric heat coils and then reinstalled them. They also reflashed the top of the chimney, put flashing under the new roof and into the gutter to stop winter ice drip, and put in one small section of gutter guard.

Bob O'Sullivan (owner) put a skylight in for the same roof back in 2004. He is easy to deal with, and honest. My wife and I wish he let us know about the worst case scenario. If in fact some or all of the roof board were rotted. But Bob said only a few cases a year have rot and require plywood. The added cost from our original quote was $1,885. So not all that bad considering. Bob's team showed up when they said they would and descended on our home like an army. And worked for 2.5 days until all was done. Bob popped in and out as he manages his two teams. Near the end I had a list of outstanding items and Bob made sure they were done to our satisfaction right up to the cleaning. His carpenter team installed the three skylights of which he ordered for me and I paid that invoice so he didn't charge me a markup. As I mentioned above, the Velux skylights were installed right up to the screens and blinds. The inside of the 3 skylights (plus a 4th) were all finished in pine and came out fantastic. Changes the feel and beauty of the space. I'd hire Bob and Ranch Renovations again for a roof and skylights without hesitation.
Description of Work: Bob O'Sullivan and his team put a new roof on our 90+ year old two family. They stripped off 3 layers of shingles, laid down 1/2 inch plywood on the sunny half (rotted side) of the roof. Installed 3 skylights, performed all flashing, repaired some rot and some clapboards. $14k includes that new roof, all materials including ice dam, actual Velux skylights and the blinds installed and the finish work on the inside as all 3 (plus a 4th) skylights were finished in pine.

A very good experience from start to finish. Bob was very responsive and communicative. He showed up on time. Asked good questions and made suggestions on what needed to be done. His bid was the middle of three prices but he seemed better able to handle a tricky stucco facing we had on the house. He scheduled the job about a month in advance. The start was delayed due to weather - thunder storms and forecast for heavy rain. His team did a great job helping suggest the right shingles for the house - its looks great. The crew that replaced the roof was exceptional. Respectful, quiet, and hard working. Worked from 7 am to 7 pm the first day to get the roof done in two days. They did an excellent job cleaning up. The second crew did the siding which was a slower process, but the quality was excellent. The house looks great. Bob and his team kept us up to date on status of the work and the comings and goings of the crews. A really great job.
Description of Work: First, old asphalt shingles were removed, and new shingles put on. Underlying wood was patched where necessary. One section required cutting out a stucco facing in order to put in proper flashing. The stucco was replaced after the flashing was put in. Second, all the cedar shingle siding was removed and replaced.

John came to our house, inspected our roof, explained what we needed; all equipment that would be used and how they would go about handing our large solar panels. He gave us a complete estimate and date when they could start the work. Ryan showed up the morning when work was to begin and oversaw the job. The rest of the crew showed up and work was started. The crew were hard working and very professional. They cleaned up the site both days before leaving. Bob, the owner showed up on the second day of work to see how the job was progressing. Ryan came back after the work was complete to inspect the finished product and to see if we had any concerns. We are very happy with the job Ranch Roofing did and we would not hesitate to refer them to anyone else.

Ranch Roofing was very responsive, professional and respectful from start to finish. John returned my initial call, was flexible about coming out to our house after we got home from work the following week and explained all the details involved with the work in a way that was easy to understand. We had an estimate immediately. The work was scheduled for about a month after we agreed to the terms of the contract within a month. However, due to an unexpected opening in their schedule, we were bumped up on the list and the work was done about 2-3 weeks sooner than the scheduled date. Ryan was the foreman on the job and was equally professional, friendly, and willing to explain and answer questions regarding the work. The job took as long as promised and no surprises or complications arose. The work site was cleaned up reasonably well.
Description of Work: Stripped the old roof down to the roof boards on main house and front, back and side small additional roof sections. Installed ice and water shield 6 ft. up from bottom edges and all protrusions, re-leaded the chimneys, checked and replaced step flashing where needed, installed ridge vent, checked attic for any rotting roof boards and proper ventilation. The job was a little late getting started due to rain but I guess that is the nature of the roofing business. I told Bob I got his name from Angie's List and he was very responsive on the phone and in person, really easy to talk to. He clearly took pride in his work and cared about his reputation and in providing me a roof that would be of high quality and would not leak. He offered me the higher quality materials like the Grace water shield and that was very important to me. When the job was complete, he came by to make sure I was satisfied and there were a couple minor concerns I had and he sent his guys back to tend to promptly. I really appreciated that personal service especially given that Bob doesn't do the roof himself, his crew does, so that accountability is very important to me.

Excellent. When the job was priced, the person who priced the job was on time for the appointment and very polite and courteous. The price was reasonable (within the range of what other companies had quoted). The job was completed on time, was well-done and the workers cleaned up afterwards (even cleaning up the attic a bit). The skylight also was well-installed. We are very satisfied.
