The guarantee on this project was good- he gave me a ten-year warrantee. They were here when they said they would be, and they finished on time as promised. They cleaned up everything upon completion. I thought he was very, very good. The price was good- I compared it with other companies, and theirs was reasonable.
Description of Work: They re-did the top roof on my home, and will be coming back to patch the lower roof.

This company made accommodations to bump us up into their schedule, because of possible additional leakage as winter approached. They answered all questions, returned all calls within a short time, and always had a positive, helpful attitude. They were punctual, finishing all work within one-plus days, immediately correcting a minor error. Clean-up was neat and overall work professional and efficient. Both roofs are functioning beautifully, since rain, ice/sheet, and snow storms arrived. Our warranty for labor and materials was by far the best we received of any proposals. It will follow the house, should it be sold. This company is expert at rubber roofing systems - not an easy thing to find. It was both educational as well as enjoyable working with Mr. O'Sullivan's team. I highly recommend them.
Description of Work: My flat, 40-foot residential rubber roof was badly leaking and needed replacement. This company stripped it down to plywood and inspected all areas for damage. Minor problems were addressed, as needed. Chimney was re-flashed. Integrated materials and methods of installation were followed as per Firestone materials. Polyiso insulation was installed in a flow pattern to maximize R value as well as to give sufficient pitch to carry away snow/ice/water drainage on all sides of the house. A second, pitched roof - leaking above an ice dam - was thoroughly re-sealed at vents, free of charge. Upon their recommendation, we installed heating cables along the edge of this roof.

Ranch Roofing did a great job. They performed all the work in a single day. We were very happy with the work.
Description of Work: Ranch Roofing stripped our entire roof, replaced a few linear feet of rotten boards in our roof, put in a ridge vent, re-leaded our chimney, installed an ice and water shield, and put on a premium grade shingle.

I was able to have someone come out to my house to do an estimate within a week of my initial call. Unlike the other roofers I considered, he actually went onto the roof to check it out and make his estimate. After the initial estimate, Bob O'Sullivan was a little slow in returning calls and emails, but once the work was scheduled, he was great at staying in touch. The roofing work was coordinated with an insulation company (Calnan's Energy Systems, whom I also recommend), and the two companies worked out the scheduling without any difficulty. On the day the work was done, the roofers arrived promptly. They stripped off the old rolled asphalt, checked the condition of the wood below, put down so board, and laid down the rubber roof. They had to come back on a second day to replace some cedar shingles that they removed to do the work. They were very neat, removing all debris. During the job, an old rusty vent pipe from the bathroom got dislodged and broke through the ceiling. When I called Bob about it, he promptly came over, repaired the pipe, had his carpenter secure it better to the roof, and replastered the ceiling. Although the pipe was old and rusty and probably would have broken anyway, Bob took responsibility for fixing it. He did not charge anything extra for the repair. They're an excellent company, honest, easy to work with. I will definitely call them again when I need the rest of the house re-roofed.
Description of Work: They reroofed two low-pitch areas of our roof with rolled rubber. They installed a flapper vent for a bathroom ventilation fan and repaired a damaged rain gutter. They also fixed (at no charge) a rusty bathroom vent pipe that had gotten dislodged during the work and broke through the bathroom ceiling.

Estimate was in-depth and John came with samples of materials used. Price was average, 200 less or more- not a deal breaker. The time of installation was set and they made it on time even though we had a lot of rain the weeks preceding our job. They had rain days on on our job, but when they had weather they worked till dark to meet the dead line. We were leaving on vacation the day after the job was supposed to be completed and they got it done. The guys working kept the area around the house protected and were polite. They cleaned up and covered the materials each day after work was completed. They swept very carefully for nails everyday as we have little kids running around. They put on gutters in some area's of the roof and fixed the gutter over the garage entrance. After a walk-through and paying, my husband called to my attention that we needed to have a gutter (2 foot section) installed by the window to prevent water from hitting the side of the bay window. I called the owner and they sent their guy without any question and got it done. They also, after finishing my roof, stripped and put on shingles on top of my shed for free, with the left over materials from the job.
Description of Work: Changed roof on 3500 sq ft house, striped all roof, applied Grace ice and water shield, releaded chimney, put on Cobra ridge vent, put on George Run shingles 30 yr, removed and replaced clapboards from sides of dormer and covered w ice shield, installed new gutters, replaced horizontal facia with white composite.

I called Ranch to get a repair done on our roof. It took them over a week to return my call, and then I was given a bit of a runaround, as if they could not decide who I needed to talk to. I finally spoke with someone who said they would call me to schedule a site visit. This was 2 weeks ago. I went with another company for the repair.

They damaged out siding and the roof of old camper but they repaired both items. They are a very courteous, punctual and when they applied for the job they put on a impressive presentation.
Description of Work: They gave us an estimate and after they got the roof off found there were not enough support beams so had to up it. After they got it ready and prepped they put on the new roof.

This company did a great job. They were very responsive and came out and gave an estimate, showed us samples of shingles and had an excellent price. They cleaned up very well and nothing was damaged when they were working. I had to call attention to one area of roof that they made sure they laid down the six feet of ice barrier that I wanted. When the roof was finished, I noticed that in the laying of the shingles, there were some rows that didn't completely cover the top half of the row underneath them, resulting in visible lines. I did not discuss this with the company, but upon talking to other people who had this type of shingles put on their houses, this is what happened to their roofs also. They had used different companies.
Description of Work: I hired this company to put a new roof on my house. They also installed an ice barrier and used architectural shingles.

It took a little bit of time to get back to us after they came to give the estimate, but once that happened it moved quickly. They were efficient and they cleaned up immaculate.

We had a few shingles blow off the roof of our house. We called Ranch and he was here quickly, replaced a few shingles and didn't charge us. But when we called back several months later to have more repair work done, we never heard from them.

We went with someone else, and they did a fantastic job.
Description of Work: I called in to get a quote for the rubber roof, they called me back within a day. They never came to see the location, gave me a quote over the phone using sq ft, and it was way higher than others, more than double than some of the other quotes. I can see why that would happen, as they never came to take a look at what would the job required. They were also slightly arrogant because they said they were the best rated in Angie's list and too busy.

Mostly, I worked with Ryan, whose analysis of the problems and recommendations seem to have been spot on. I did not get another estimate, so cannot evaluate pricing. Initial work done in August 2007: rain diverter worked fine, bulkhead re-roofing went OK. For the chimney leak, Ryan diagnosed a problem with the flashing, and offered two recommendations: (1) lead flashing, which would be traditional for the house and would work 90 % of the time, and (2) tar, which costs 1/3 of lead, works 100 % of the time, but does not look as good. I opted for one try with lead, but by the next spring rains it was clear that it had not fixed the leak (and here I have a problem with immediate assessment for the list, as it took this long to know). At this point, I was ready for tar, but it took _weeks_ of calling to get a call back. Once I got through and the job was linked to Ryan, he rang back the same day and arranged to tar the flashing. There was no additional charge, and as of a few months (and some heavy rains) later this repair seems to have worked. I'll note that once repairs were arranged, they showed up as scheduled and cleaned up afterwards. I am quite happy with the quality of the work, and would hire them again. I particularly appreciated Ryan's professionalism. The communication issue is non-trivial, however, and they need to fix this (there would have been no way to know why I was calling). This comment would not fit in the allotted space below: this episode has made me cautious about evaluations from this list, as for this and other repairs it can take some time for problems to arise. The real test of a company is what they do when something goes wrong. In this case, Ranch Roofing handled it well. If I had written this evaluation immediately, that assessment would have been lacking. On the other hand, had it been written while I was still trying to get a telephone response, it would have been marked down rather more severely. So I have a criticism and a caution regarding the evaluation system for this list, not particular to this company.
Description of Work: Three tasks: (1) Install rain diverter to keep rain from entering a window. (2) Reflash chimney to eliminate leak. (3) Reroof bulkhead.

The job was finished as I expected from Angie's List. John gave a detailed explanation about the work. He was very patient with all my questions and requests. The work was scheduled 2-3 weeks after we agreed to the terms of the contract and was finished 2 days later than the scheduled date because of the weather. Ryan was the foreman on the job. He was very professional, friendly and easy to work with. The chimney cap we prepared did not fit. He kindly offered to find the right size one for us. The work site was cleaned up well.
Description of Work: Stripped the old roof, installed the Grace ice and water shield over entire roof, re-leaded chimneys, installed ridge vent and 8 inch drip edge on all edges of roof, installed 30 year guaranteed landmark shingles. Installed the chimney cap.

Bob O'Sullivan is a very nice guy and very pleasant to work with. That said, our messages often passed each other like ships in the night. I first got his estimate way back at the beginning of September & for a variety of reasons(including ball-dropping multiple times by both of us)the roofing wasn't scheduled & completed until the last week in October. The roofers' arrival date was in flux/hard to pin down. However, once Bob finally said the crew would show Monday, they showed when promised & worked like maniacs, finishing the job within the day. Bob arrived with the crew; he didn't stay but returned & checked on their work. He wasn't totally satisfied & had the crew return to complete some clean up in the garage attic and to clean the one remaining gutter on the front of the garage(the side they didn't roof). He wasn't there when they arrived, but followed up two days later. He climbed the ladder to inspect the attic and gutter & did another visual inspection for nails when I told him I'd found almost half a dozen in the driveway(That's not a lot, but it only takes one to flatten a tire. Bob did say he had the crew run the magnet, but of course that doesn't take care of aluminum nails). That said, neighbors on two sides were left my number and Bob's/company's name and I haven't heard any complaints from them about debris. Bob was very accommodating; a neighbor asked if she could put some items in his dumpster and Bob did his best to help out. He made sure the buckets I'd placed in the attic(big leak!)were emptied and brought down so I wouldn't have to retrieve them, that the gutter was cleaned, and the patch of spent wildflowers removed, even though none of this was specified in the original contract. When he stopped by to do his final inspection and to collect the balance owed, he told me several times to let him know if I later discovered any problems. As I said before-great attention to detail and very service oriented!
Description of Work: Stripping three sides of a 4-car garage to roof boards, re-shingling w/30-yr architectural shingles(including roof caps)with 30lb felt paper, installation of 8" drip edge. Replacing rotted wood as necessary, up to 64 sq ft(I don't know how much wood was replaced, if any). Removal of old gutters and aluminum facing under eaves on three sides. Although not specified in the contract, Bob also had the crew cut down spent wildflowers/weeds next to the garage, moved half a dozen heavy planters out of the way, and cleaned the remaining gutter of debris(most of which was there prior to the start of the job).

We had several estimates with other companies. We thought that the sales person that they sent was friendly. He was knowledgeable and answered my questions. They were careful and did not trample any of our landscaping and the clean up was thorough.

Excellent job. They came when they said they would come and finished quickly & cleaned thoroughly. I called Bob about a month ago and asked for a quote. I had two other quotes almost exactly the same price but I felt that Ranch Roofing was more knowledgeable about some of the issues I needed addressed and they were willing to do a bit more without charging extra. The porch had leaked and destroyed some roof. I liked working with them best because they spoke with me about what I needed and wanted most. John came out and talked with me about putting in a skylight. Ultimately he advised me what he thought best about my needs. They came and worked on the house in one day. They were very prompt, and the crew worked hard. They were all very courteous. They brought in a dumpster and even brought in a magnetic nail finder to make sure they got everything.
