Outstanding!! Contacted 4 companies from Angie's list and Ranch spent the most time (by far) explaining their work, the options, etc. Ranch was the only company to mention the energy rebate shingle option (could be up to $1500). Also one of the few companies that backed their work with a 15 year guarantee on the labor + the 30 year shingle. I was completely blown away that the work was done in 1 day. I had at least one neighbor comment the same (one day job). The roof looks amazing as far as my untrained eye can see. I also scanned the yard and could not find any signs up work (no left over shingles, nails, etc.). Ranch was fantastic with the communication both calling and emailing me several times before the work was done, as the work was being done, and when the job was finished. Zero surprises. I gave them a B on price because they were the highest quote, but I do firmly believe I got better quality for my money.

I arranged for Ranch Roofing to come by and give me an estimate to repair a section of my roof where there was a leak. My understanding is that in order to do this it will require the removal of my deck. During the March storms one of the rooms in my tenants' apartment experienced leaks and eventually a section of the ceiling fell in, so some interior repair was necessary as well. The man who came to assess the situation was punctual and friendly but it soon became clear that making an estimate for this job--which would require replacing my deck with a new one--was beyond the scope of his expertise. Obviously, I was anxious to have the repairs made as soon as possible given the inconvenience it has caused my tenants. The estimator told me that his boss--the owner--would have to come out and assess the situation himself and that he would give me an estimate, except that he was leaving on vacation the next week and might not be able to get back to me until the following week but that he definitely would. End of story. I never heard back from anyone. My impression is that anything beyond a very straight forward roofing job does not interest this company. There are other reports here on the List that report a similar impression. I think this company wants only to deal with the simplest of jobs and can't be bothered with anything that deviates from that. And that's fine as far as it goes, but I think they should at least indicate more precisely their area of expertise, however limited that may be. I took time away from work to meet with the estimator and in the end it was a big waste of my time.

The job went without incident and exceeded our expectation. Each person we dealt with was professional and very responsive by phone. All calls returned promptly. We were expecting rain before our scheduled date to start work. The company came and repaired the old roof leak before the rain so we would not have further inside damage. This was at no extra cost to us. Price included a building permit, materials, and removal of debris. Also included onlike other companies a 15 yr labor warranty. All our landscaping shrubs were protected and the cleanup was meticulous. Also used our 250.00 coupon off provided by the company to Angie's list members. We have NO DONT'S. Everything that was promised was done! A+++++

After calling 5-6 roofing companies and receiving estimates, I was ready to make a decision on my roof. John from Ranch had to cancel on me the first time he was going to give me an estimate and his sales presentation due to car problems. I was prepared to blow him off because of my initial frustration. However, John went through an enormous effort to apologize and re-schedule the appointment. At first, I was frustrated and was going to ignore his continued inquiries. Wow, I am glad I did not. From the moment John walked in the door I was impressed with the Ranch Roofing process, materials, etc. However, because of all the high end products they use, I feared the price would be way more than it was like a couple of "the other guys". That was not the case, Ranch was not my lowest bid, but more in the middle of the range. However the price related to the products they use seemed like my best value. Ranch was able to schedule the job fairly quickly and also coordinate with a chimney mason I had previously scheduled. Even when the date approached and the chimney mason re-scheduled due to a rainy forecast, Ranch was more than willing to accomodate the change and also alter their schedule. On construction day, the crew arrived promptly and the foreman introduced himself and they began work. Later in the morning Ryan from Ranch came out to make sure all was going well and he stayed through most of the day, helping the crew and foreman out from time to time. The majority of the job was completed in one day, only a small portion of the ridge vent had to be finished up the following morning. All in all, I was satisfied with Ranch and would recommend them to a friend. One small thing that meant a great deal, both John and Ryan, upon entering our home, without prompting took off their shoes as a courtesy. Perhaps they noticed the rest of my family's shoes near the door, or perhaps they just thought it was the right thing to do, but little things like that go a long way for me and my wife. The one minor thing I was unhappy about was that, because the project was not 100% complete on the first day, the crew did not run the magnet along the perimeter of my home at the end of that work day. Despite the job not being done, I felt that because I stressed clean up due to my small children, they should have done a preliminary clean up at the end of Day One. That being said, at the completion of the job the next morning the crew did a very good job of cleaning up the area, and I have only found a couple stray nails or staples since the project was completed, which considering I had two layers before, is not bad at all! All things being said, this was a minor issue and would not prevent me from recommending Ranch to a family member or friend.
Description of Work: Ranch Roofing stripped two layers of old shingles and replaced with new 30 year energy star qualifying architectural shingle along with ridge vent, etc.

Ranch Roofing was very professional, efficient and overall, did a very good job. Bob O'Sullivan was responsive, pleasant and professional from beginning to end. His crew worked non-stop on my roof, removing two layers (one layer from 1957!) and were very organized. They did a solid job of cleaning up.

wonderful. Ranch roofing was very professional. The initial estimate was very professional, with John taking the time to go through the various aspects of the installation and all of the details. Once scheduled, the dumpster arrived and within 2 days most of the work was completed. There was a small amount of unexpected shingle work that needed to be completed due to the way my roof was initially laid. After the first night, the foreman left a detailed message explaining where in the process the roof was, and that there was this unexpected shingle work. This was extremely affordable and the cost of the roof still managed to come in below the original estimate because I had the $250 Angie's List coupon. Everything was cleaned up (I haven't found even one nail yet!), and the roof looks great! I would definitely use them again, and would recommend them to everyone I know!

Original estimate was $6986 and did not included gutter repair. They missed their promise date by a couple of weeks due to the heavy rains, but once they scheduled my job, they showed up and on time. When they stripped the roof, they discovered the sheathing underneath also had to be replaced due to age and deterioration. The additional cost was fair and the work was completed the same day. Clean up was amazing--haven't found a single nail, and my flowers all survived. The gutter work was a last minute request--no rain to test it, but I assume it's also a quality job. My roof, chimney flashing---all look great!!

Ranch Roofing had replaced a porch roof several years ago. Therefore when a number of shingles blew off our roof in a recent storm, we called to receive an estimate. The estimator arrived on Thursday March 18 and noticed a For Sale sign in the yard along with notice that there was to be a Open House on Sunday. Because we were a previous customer we were given an estimate and told that the work could start the next day and be completed within 2 days before the Open House. We contracted for the job and a large crew arrived at 7AM the following morning. Their dumpster arrived shortly thereafter filled with all of the needed materials. The men working on the roof were quite accommodating, being careful to cover the gardens and removing any debris from a neighboring yard before the children arrived home from school.. The men worked diligently until about 6PM and arrived at 8AM on Saturday morning. Ranch Roofing's owner, Robert O'Sullivan arrived to check the progress and assured me that all would be completed that day. Indeed he arrived about 6PM to pick up the dumpster and ensure that the yard and driveway were free of all the debris. After the Open House the next day, we received two offers which I credit in part to the excellent job done by Ranch Roofing. A GREAT COMPANY!!
Description of Work: Strip and dispose of existing roof material (2 layers of shingles) down to roof boards. Replace damaged roof boards and re-nail existing ones as needed. Install ice and water shield 6' up from bottom edges , 36" width throughout valley length, arounds all protrusions, skylights and 12" around rake edges. The rest of roof covered with Grace Triflex 30 HP underlayment. Install mill drip edge on all edges of roof. Replace lead from base of chimneys and seal. Install 30-year GAF Timberline architectural shingles. Install rubber roof on flat roof beside 3rd floor dormer. Replace all roofs except front rubber roof and porch roof on south side.

We were both away at Christmas time, but an appointment was made to do an estimate Mon., Jan. 11 between 11:30 a.m. and noon. No one came. Since they were highly recommended by Angie's List I was surprised. I chose a different roofer.

I originally called Ranch Renovations on Nov 27, 2009. We had a leak in the roof and when it rained, water was coming down the wall of the dining room. John Cataldo called back quickly, even though it was the week of Thanksgiving. We made an appt for Dec 3rd at 10:30am. John didn't show up so I called him again. (We had tried several other roofers and found that they either did not returned our calls or did not shown up for the appt.) We re-scheduled for the next day, 12/4. John came and spent 2 hours with us. We ended up signing a contract and giving him a $500 deposit. He could not guarantee when the roof would be done but he thought that someone would be calling us in late Dec. to schedule the job. We waited through Dec and Jan and still had not heard from them. On Feb 1, 2010, we called and left a message. Over the next 6 weeks, we were scheduled and cancelled 3 times. I realize that the weather had a lot to do with the cancellations, but every time it rained, the leak would become a little worse. They finally came on Tuesday, March 16th. They did a fabulous job and did it in 1 day. Bob O'Sullivan, Ryan, and the whole crew were professional and respectful. They brought in a dumpster and did a great job cleaning up the property. They also cleaned inside where some debris had fallen to the floor. The next day, my husband called Bob with a concern and he took care of it right away. I decided to give them all A's because once they got here, it was a very good experience. I would certainly hire them again.
Description of Work: The crew stripped the roof down to the roof boards.They installed an ice and water shield, and covered the rest of the roof with underlayment. They replaced the flashing and installed a drip edge on all edges of the roof. They replaced 3 small skylights and installed ISO board over the entire roof. The roof was then shingled.

Please read this review if you have an older home with inadequate roof/attic ventilation and are considering Ranch Roofing. If you have a newer home with proper attic ventilation, then my impression is that Ranch will do a great job for you. If, on the other hand, you don't have proper ventilation, the Grace Triflex product that Ranch is pushing *might* cause accelerated dry rot in your roof decking. It's worth your time to look at your attic and roof ventilation and talk to a few other contractors before you buy into Ranch's hard driving sales pitch. Triflex is a new product, at least in the USA, and as such, I believe everyone should do their homework to determine whether this underlayment is the right thing for your roof. Grace Triflex, the underlayment that Ranch is pushing, although somewhat water vapor breathable, does not shed water vapor as quickly as traditional roofing felt. On the other hand, traditional roofing felt isn't waterproof, but Triflex is. Triflex has a number of other advantages that make it terrific for new construction in comparison to roofing felt, that's for sure. But Triflex has its upsides and downsides, just like roofing felt, and I felt that Ranch did not communicate the potential problems that Triflex may cause. When I discussed this with Ranch, they were happy to use traditional roofing felt instead if I wanted it, but they then told me that because Triflex hasn't been around for more than a few years, there's no way to prove that it speeds up dry rot. By the same token, there's no way to prove that it doesn't speed up dry rot in unvented roofs. Other roofers I spoke with indicated that they would use Triflex if the customer wanted, but they don't use it by default on older construction because of concerns of dry rot. Given the great reviews of Ranch, I was surprised that their quote was done without even visiting the attic. They have a real sales pitch, a real hard sell, which I found somewhat over the top, drawn out, and patronizing. Although it was informative to see samples of the roofing materials, the sales pitch focused on what they called "industry standard" practices. Of all the roofers I interviewed for my job (all well regarded on Angie's List), none of them did what Ranch repeatedly called "industry standard". So Ranch's alleged edge over the competition (at least when compared to highly rated Angie's List roofers) isn't valid. Every roofer I spoke to had 15 year labor warranties (just like Ranch), used Grace Ice and Water Shield (just like Ranch), and would do the same re-flash and re-lead that Ranch would. When Ranch repeatedly claimed to be "#1 on Angie's List", I wondered what the criteria was that they were using to determine that they are, to the exclusion of all other roofers, are "#1 on Angie's List". Is it the number of reports? It's not the average grade, because there are plenty of other A-rated roofers. Having said all that, their estimate was detailed and competitive terms of price with other quotes. Ranch was responsive to my inquiries and was relatively punctual. But I decided to go with another roofer who went up on the roof, looked at the roof decking from under the eaves, dropped his price when I showed him competing bids, threw in some free extras (like copper valley and chimney flashing), and generally seemed to really want my business.

Ryan, the representative from Ranch Roofing, was very professional and seemed to know his business. He showed up when he said he would, and ran through his work methodology, which seemed very thorough. I received his quote a few days later, and though it was much higher than i expected, i will probably proceed with him if his cost is in line with others.

Work was great; the roofer was pleasant and professional. I asked him to walk me through his work, and he did so very clearly. We're pleased with the quality of the work.
Description of Work: Our rubber roof had some small areas that needed repair. One portion needed to be opened up, and the siding around it replaced. The other area was a loose/open portion of a corner of shingles that needed to be sealed.

The salesperson, John, was very professional and taught us a lot about roofing. We decided to wait a year, and they held their price for us. I noticed that Angie's List said that they give a senior discount, and they honored that. We wanted them to come the week before Thanksgiving, but the owner decided he didn't want to start any jobs he might not be able to finish before the holiday so they came on Tuesday of the following week after it rained on Monday. The men worked like demons, arriving at 6:30 a.m. and working until two hours past dark. As a result, the job was almost completed in one day . . . although it was scheduled for three days. They would have worked longer, but the dumpster was filled. The next day two men came and worked for a few hours to finish cleaning up and a few odds and ends. The place was cleaner after they left than when they arrived before starting. Although we needed a lot of extra lumber installed, they charged nothing extra for it. Everyone was polite, friendly, and knowledgeable. I enjoyed having them here. I confirmed that they have insurance and that they have a clean record with the state. Another contractor on Angie's list underbid them and sent me an e-mail showing "proof" of insurance, but when I called his insurance agent to verify, he didn't really have insurance. I decided not to use that contractor even though he, too, has a clean record with the state.
Description of Work: They took off two layers of asphalt shingles, repaired the roof boards underneath, releaded the chimneys, put on a new roof, replaced the heating cables on the roof, and cleaned out the gutters and downspouts from the construction.

Bob is very pleasant, professional, cares about the customer, and stands by his work. We were very pleased with the work and the roof. He went above and beyond in responsiveness. Recently, we had a problem (a bolt had come loose around the work around the chimney) and he sent someone over immediately (day of the phone call) and repaired it. I would definitely use Bob and Ranch Renovations again, and highly recommend him.

Bob O'Sullivan and his whole team at Ranch Roofing did a fantastic job from start to finish on our roof replacement. Without reading the rest of the details, I'd tell you I can't recommend them highly enough. You won't go wrong with Ranch. Absolutely no headaches, did what he said he was going to do, no surprise price overruns, great communication on when it would all happen, and a team of guys that were professional and attentive. Bob, Ryan, Junior, Wellington, etc. all were polite and helpful. I spoke with probably 6 other roofers (all on Angie's List) and Bob distinguished himself amongst them. His pricing was fair and obviously since this was a big job he was willing to work with me on things that were important to me. Of all the roofers, Bob was the most straightforward and patiently explained things to me even when I must have been asking the same questions multiple times in different ways. After we signed our agreement for the work, Bob kept me up-to-date on a near daily basis as his team worked through other jobs and against the weather. When it reached our time, the delivery of materials was prompt and they showed up ready to roll on the garage after about 5 minutes of conversation. It was clear that Bob had told them exactly all of the parameters of our specific job - it wasn't like they got there and then I had to re-explain everything we had agreed to. Bob continually checked in and had one of his other managers there off and on throughout the job. The on-site manager was very nice, always there and every time he saw me asked if I had any questions or anything I was wondering about and always explained exactly what they were doing, what they had found and what the next steps were. Here's one thing I really appreciated about Ranch. Our garage needed the rafter tails repaired. The previous owners had really let the garage go and every rafter tail on a two car garage needed a new rafter tail sistered on so that the roof could be properly installed. Of course, I'm not sure exactly how much time that job should take but I was here while they were doing the carpentry and it took the guys all day from morning to night seemingly without a break. It was a lot of work and it was very professionally done - it looks great, but this is the kind of thing where on previous projects I've had contractors say to me, "you know that work took a lot longer than we thought" and then they you are with them telling you how much more money they think that you owe them. Not with Ranch, not with Bob - he thoroughly estimated the job and so there was no need for additional talk. That price certainty was important to me and Bob delivered on it. At the end, they cleaned everything up pretty well but there were still roofing materials in the yard. I thought - well, ok, just average on the clean up, but everything else was great...but then when they came to get the dumpster they went through the yard again and cleaned up everything they had missed the first time. It's this attention to detail and professionalism that distinguish Ranch. Great job, Bob O'Sullivan and the whole Ranch team. And don't forget Bob offers a 15-year workmanship guarantee so that's some good piece of mind right there.

They were fantastic! My mother has been singing their praises for weeks (and she's tough to please). Bob came out, explained the work he recommended and gave us an estimate on the spot. He explained things clearly, showing pictures and helping my mother (at 82) to understand exactly what he was recommending. He recommended more work than any of the other contractors (building the curbs), but even with the additional work, the estimate was not much higher than other contractors. (They were not going to build curbs for the skylights.) They communicated very well. When they were delayed for a day, I got a call as soon as they knew and they arrived the following day. On the day they did the work, the team arrived on time, they were professional, thorough and careful. They apologized profusely when a small piece of roofing shingle fell through the open skylight window. (I had expected a lot of debris inside, but there was virtually none.) They completed the work and cleaned up after themselves very carefully. I think the yard looked better when they finished than when they started. Overall, I would highly recommend Ranch Roofing! I wish every 'construction' related experience was so predictable and professionally delivered.
Description of Work: Ranch replaced two skylights and put a rubber roof on a flat section of the roof. Those two skylights required curbs to ensure they had adequate pitch. So Bob's team built the curbs, removed the old skylights, put in the curbs and new skylights and put down the rubber roof. They also replaced two other skylights on other parts of the roof.

Frustrating. They never got back after several phone calls and even when we offered to wait until Spring - still never got an estimate.It's like they were "too nice" to just say no - they just hoped we'd try somebody else. What's up with that? In the past, I've had to chase down roofers for shoddy work after they were paid - these guys couldn't take the time to send out an estimate or politely refuse the work and refer another company. Bah-Humbug!
Description of Work: I signed up with Angie's list to find a reputable roofer. Ranch Roofing & Renovations had high ratings. But they just never responded to me. Back in September I called 2-3 times and finally got a response. We did get someone out to check out our property after a few weeks - but they never gave us an estimate. My wife called a few times and when she did get someone the response was "Oh, I was afraid you still wanted that estimate." They told us they were busy and "didn't really want to take on the work." They said if we could wait till work slowed down - in late Winter or Spring - they could fit us in. We said, "Fine, send us the estimate." The guy said he'd get it out in a week - which was over 3 weeks ago. Ranch Roofing may be highly rated, but they are not responsive in my book.I don't recommend them.

We had an old roof and major ice dam issues last winter with water penetrating the house in several places. I talked to a lot of roofers and Bob really provided the most thorough, comprehensive approach to not just replace the roof, but to try and solve all of our problems with venting, gutters, etc. The team that showed up was very professional and efficient. They did everything promised, including removing siding where it met the room and running ice shield up under the siding and step flashing. Bob was at the job site regularly, but his team was also very capable and didn't shy away from talking to me and answering any questions when I stepped out to inspect progress. The did a great job, the house looks great, and I am confident they wrapped it up as tight as possible against water penetrating.
Description of Work: Completely strip old roof and gutters. replace rotted decking. Added PVC fascia and shadow boards, ice and water shield lower section, all penetrations and up edges of large dormer. Added venting in eaves. Add new roof, new gutters and downspouts.
