Overall it went well, but there were a couple of glitches. The first was the timing. The initial estimate was in June but the work wasn't done until Sept. I was away for three weeks during that time but the rest of the delay was less clear. I made several calls to get them to come out. When they came to do the work I noticed that there were no fascia boards with the gutters and when I asked about whether the fascia boards were replaced the workman said no, they didn't need replacing. However, the initial estimate and price stated they would be. When I called Bob about this he very politely and quickly took that price off the bill. I liked Bob and the workman who did the work a lot.

When I informed Ranch that they has won the job, they told me they were booking about 4 weeks out. I had a tight timeline due to a plasterer fixing the water damage, they were able to squeeze me in the following week, very accomodating. They showed up on time, removed the deck and replaced the rubber roof. They ran into issues with re-installing the old roof. They told me not to worry and the estimate would not change, they brought in extra people and got the old deck re-installed on the roof. Issues typically arise with construction projects, it's how a company deals with these issues that differenciates them. Ranch assured me that I had nothing to worry about and they were standing behind their estimate, they handled it very professionally and to my satisfaction. I was very impressed and would certainly use them again and recommend them to others.
Description of Work: Our home has an addition with a flat rubber roof with a roof deck. The rubber roof was leaking. Ranch Roofing gave me an estimate for removing the deck, replacing the rubber roof, and either replacing the deck with a new one or re-installing the old deck back on the roof. The estimate was detailed and it broke down the differences in prices with different options. Their estimate was the most competitive overall.

Ranch Roofing took a lot of time to figure out what was wrong and to explain it to us and what they were going to do. It turned out to be a problem with the soffits/overhang and flashing rather than the roof. The work was done neatly and quickly, and we haven't had a leak since. They are the best!
Description of Work: We were having terrible leaking problems through our ceilings and the front porch. A previous company had completely failed to diagnose the issue and did work that did not solve anything. Then they tried to charge us even more to try to fix it.

Bob came from Ranch roofing to look at a leak in a ceiling. He could not identify a leak site and told me to contact him if the site leaked again. I know that some leaks occur every 20 years under certain conditions. I have used Ranch Roofing in the past, was satisfied, and would use them again.

John came out to give an estimate promptly. He was careful to point out details of his estimate and describe the materials to be used. Lead time between ordering the work and the start of work was estimated at about one month. A couple of weeks after placing my order, our existing roof suddenly started to leak actively so I called them again. The next day I spoke to Bob and the morning after that the team showed up at the house. The team worked tirelessly and stayed late to get the bulk of the job done in a single day, which was difficult given the extra details on our dutch gambrel roof (several smaller runs and surfaces). The following morning, Junior (the foreman) and one assistant came out to clean up, polish, and inspect. I appreciate the help in scheduling us early and the excellent follow-through. The roof looks 100% better.
Description of Work: Removed 3 layers of old asphalt shingles, installed new underlayment, replaced rotten boards, installed new Certainteed Landmark/Woodscape shingles with drip edges, added flashing (a lot) where missing, added ridge vent, removed old lead on chimney and installed new lead. The replacement boards used in the eves were pre-primed, so I don't have to worry about painting immediately, which was a nice touch.

I gathered about 4 estimates- all from well-known area roofers. At first, I was reluctant to go w/Ranch because their estimate was about 20% less than the others and figured "something had to be wrong" w/them. But, they said all the right things, got an excellent review here, their references were very favorable and had the best guarantee. We decided to go forward with them and boy, I am glad we did. We have had really horrific experiences with some contractors, so I speak from experience. This was one of the best contractors we've worked with. We had an issue with our attic that ended up being another contractor's fault (insulation), but Bob went above and beyond the call of duty to help us solve it and make it right. He answered panicked phone calls quickly, came out to inspect the problem and continued to stand by us until the issue was resolved - about 15 months after his work was completed. Bob is a true professional and the roof looks great. We highly, highly recommend them. Just wish all contractors were this good.

We had a peristant problem with a roof leak in the kitchen. Ranch Roofing came over and took time to figure out the cause of the leak. This took 3 visit with different people at the company, well worth the time it took for them to diagnose the problem. They gave us options that would fit our budget and completed the job before the weather turned. We're delighted to have a kitchen ceiling that no longer leaks. Nice to work with.

Ranch Roofing replaced my roof in 2007. There was problem with the tiles raising. They came out inspected the problem found they were structually sound and that it was a aesthetic issue which they corrected immediatley. All the staff at Ranch Roofing is friendly and professional.

I cannot recommend Ranch Roofing highly enough. Bob was a pleasure to work with on the planning and his estimate was fair and clearly presented. His crew are professional and very neat. After they left, we never found any nails on the ground (unlike previous contractors) or pieces of roofing or shingling in the shrubs. Their response to our emergency today was wonderful!
Description of Work: Entire roof redone promptly and professionally in 2005, leaks from previous contractor installation repaired. Rubber roof applied by inadequate contractor repaired. Cannot remember the cost, but fair. Both roofs are perfect and solid. Note: 2010 Today we had a tree limb come down, making a hole in the roof, and Bob and his crew came right away to assess the damage and make sure that no water will get in. They will be repairing the roof.
The work was done efficiently and cleanly. It was difficult to get the work scheduled as it was a small job but once onsite they did exactly what was discussed - no problems.
Description of Work: Chimney repair and cap, relocation of downspout, chimney removal and closed roof.

Really did homework when searching for a roofer and could not have been happier with the result. Check references and ask about leaks 2 or 3 years down the line. The only complaint might have about Ranch roofing is the wait of two months for service because they are so busy. Worth the wait.
Description of Work: Remove old roof and replace with architectural shingles in one day. 50's Ranch home in Arlington. Poetry in motion, a crew of 13 showed up at 8 am and began work, by 4 pm the roof was complete. The owner helped us select shingles that were attractive and energy efficient, as a bonus we get a tax credit next year. Full ridge cap and snow shielding- attic is now about 25 degrees cooler on those 90 degree days. They did such a thorough job cleaning up the amount of debris left behind could have been placed in a sandwich bag.

We got three estimates, but Ranch was the most comprehensive and thought-out (not the least expensive, but not the most either). They took into account each specific issue we were concerned about, and they offered further ideas to make the project even better, including ways to save on the project. Their team came to the house on the day they were scheduled (which was earlier than expected), did the entire job in a day, and left the site completely cleaned up.

I found Ranch Roofing on Angie's List and was so impressed by their recommendations. Without a doubt, they have completely lived up to my high expectations. Ryan and Bob run the show at Ranch Roofing and they are extremely nice, responsible and professional. They returned my phone calls and emails within a day or two, showed up exactly on time for every appointment and have a very professional crew. They were so helpful and gave great advice from beginning to end. I know nothing about shingles, skylights, ridge vents, etc, but they helped me understand why they were doing things and helped me make decisions with their expertise. I am amazed that they did all of the work in one day. I left for work and came home to a completely new roof that looked great. They had cleaned up all of their mess and not damaged any of the plants around our house! I only found two nails on the ground after they left, which is really amazing. They last time I had a roof done on our old condo, I was finding nails (and even entire magazines of nails) all around the yard for years!! After the work was done, Bob followed up with me to make sure that everything was done to our satisfaction. I really appreciate that they installed a new skylight and only charged the cost of the skylight. They are also going to come back and install a solar powered shade for the skylight and no extra cost. They also gave me great recommendations for insulation and plaster contractors that I need for the attic and ceiling. I have absolutely nothing negative to say about our experience.
Description of Work: Ranch roofing removed our existing roof and put on a new roof, including a new ridge vent, metal flashing around the edges, lead around the chimney and ice and water shield under the new shingles. They also replaced rotten wood, removed and patched over an old attic fan and replaced an old skylight and did point work on our chimney.

I have to say that I never I thought I could receive such excellent service and professional attention from a roofer unless I owned the roofing company or was a relative of the owner. Our experience was great no matter how to look at it. We exhaustively obtained eight written quotes to replace our roof. Ranch roofing was in the middle, but it was one of two out of eight that actually quoted 30 year architectural shingles. Companies twice the price offered lower quality 20 or even 15 year lighter shingles. Given we do live in a coastal area, we asked for a 110 mph wind guaranteed roof. Again, Ranch and Duffy roofing were the only ones that were willing to put this guarantee in writing. It turned out that the other estimates, some twice as expensive, could only put 60 mph guarantees in writing. Once we scheduled our job, Ryan Dermigian contacted us to visit and tell us exactly what would happen on job day. He was very friendly, open, and respectful of us home owners. He took the time to visit our neighbors and assured to them that they would protect their homes with tarps and take care of their gardens. This was very helpful as one of our neighbors was antsy about this. Ryan also was frank and very open to installing skylights and was OK with us buying the skylights but also ran to NH the day before our roof install to get a skylight he could not find in MA. He told us roofing with or without a skylight is the same job and told us he would not charge extra to install them --he would only bill us for the cost of the skylights. On the day of the job the Ryan and Louis (the foreman for this crew) arrived very early and got to work. First Ryan gave me a copy of the invoice of all of the materials and showed me the quality of the materials including GRACE IceShield (much better than simple felt) and the rating of the shingles, as well as a large capacity ridge vent. Then the group proceeded to protect all of our neighbors houses with tarps and got to work, and installed a dumpster exactly where they said it would go. I have never seen a crew work so hard and so efficiently. They completely did half of our house one day, and then the other half the next. They placed skylights after asking us exactly where we wanted them and were very patient and friendly. They went to near sundown reflashing our chimney very carefully and with metal --not with black adhesives. And, they cleaned our neighbors gutters once they finished the job as well as her yard and garden. They used a magnet to get nails out of the flowerbeds and driveway. They did this three times. They placed all of the refuse in a covered dumpster and they removed it one day later. During the course of the job, Ranch discovered our bow window in the dining room had not been considered in the quote (it made the roofing job more complex as it bowed out of the house) but indicated they would stick to their quote as otherwise this would not be professional. Louis and his crew worked extremely hard but incredibly well. Our roofing job is superb and the shingles look wonderful and with texture. After six months absolutely no leaks have developed, our skylights work fine and do not leak at all nor water pools around them, and the ridge vent has cooled our home significantly. We have been awed by the craftsmanship and professionalism of Ryan, Louis, and his crew. We cannot recommend this roofer enough and might show that there are, after all, decent honest roofers out there, in spite of the adage.

Ranch Roofing gave a prompt accurate estimate and performed the work with extreme care and professionalism. They wen't beyond the agreed scope to ensure a seamless watertight job. All the workers were professional and qualified in their trades. There were no issues, no extras, no problems, and the roof has withstood very heavy storms with no leaks. Once they started they worked very long days without interuption until the job was complete. I recommend them highly, as a homeowner, an architect, and a professional construction project manager.

I think the price was good, we had several different quotes and theirs was in the middle. They did a very nice job and the professionalism and quality was very high. We couldn't decide what color shingles we wanted and he went out of his way to bring samples by that weren't even in the catalog. We would be allowed to keep them for a couple of weeks and think about it. Everytime we changed our minds they would bring more over and he never compained about it, he was always cheerful. They are very responsible and always came over. Another thing is when they cleaned up around the house, they actually left the area around the house nicer than what it was when they came to do the job.

I received 3 estimates from the top 3 most recommended roofers in my area. I decided to go with Ranch Roofing, primarily because they offered a energy star rated shingle that was approved for tax credits. They arrived on-time and busted out my new roof in one day. 5 guys worked from 7AM to 7PM and I'm very satisfied with their work. Bob the owner went out if his way to provide a thorough and complete finish of my roof. His attention to detail was greatly appreciated, even going to lumber yard for a matching piece of my existing roof trim. Awesome! Not to mention, he arranged for an extra dumpster to be dropped in my driveway for some construction waste that I accumulated in the back yard. Completely above and beyond. Our 1925 house and garage had 3 layers of shingles, the bottom one that was likely original. We got 3 estimates and Ranch was very competitive in their pricing and when we selected them to do the job, John asked if we were interested in paying an additional $410 to get the energy star shingles, that would enable us to get a tax credit next year (and we opted to go that route). They called back within 3 days of my first call, provided an estimate in approx. 1 week and began the job about 6-7 weeks later. As I was concerned about the beginning of a leak (that started in late Feb/early March), I hoped to get the roof replaced as quickly as possible. The only glitch in the entire process with Ranch was that we were told that the roof would be completed by the end of April. During the middle of the third week of April, I emailed to get an update on the start date of the job as I needed advance notice to prepare the unfinished part of my attic (e.g. for those who don't know, dirt, debris and deteriorated shingles can fall through tiny cracks in the roof board and it can be very messy). I took slightly longer to hear back than I would have liked but Bob, the owner, was very apologetic about the delay in getting back to me and in starting and completing the job (due to the severe wind and rain in March) and offered to at least get started before the end of April. He even offered to have his staff help me cover up the contents of the attic. However, I didn't want to take the chance that someone would not do as good a job if rushed, and I didn't want to have the dumpster in my driveway for the additional weekend time. When Ranch arrived to start on the job on Tuesday, May 4, they were punctual and immediately got to work. They were thorough, professional, cleaned up after themselves and the final product looks great. There was more wood damage than was anticipated or seen during the estimate so we paid an additional $340 which was more than fair (and less than what we had been quoted by one of the others who provided an estimate). They even cleaned up the inside of my attic when the job was finished. Bob O'Sullivan is very nice, stand up guy, and I have already referred others to Ranch Roofing. I recommend them highly!
