A week (due to problems with Angie's list email procesing) after submitting a request for an estimate via Angie's list email, Ranch Roofing called to schedule the appointment for an estimate. The estimator was very professional and fully described how he would address the leaking flashing. The estimate was the largest project of the 3 estimates that I got and included the following: replacing the flashing around a vent pipe in the same area. re-pointing, re-crowning, and re-flashing the chimney creating a cricket roof above the chimney

They were very good. They were quick. Everything seems to be fine. I have never had a problem since. The pricing was good and very reasonable. Their quality was fine. They were responsive. They came when they said they would. They got everything done in a day and a half. They knew what was to be done and did it. I have recommended them already and I have had three relatives use them since. I would use them again if needed.

Absolutely amazing. these guys are great! great service and quality work. Any time we have a question they come out and take a look in person. Came during winter 2011 to shovel our roof off because we thought we had a leak. turned out it wasnt their work, it was another part of the roof. but they shoveled our roof off anyways. Great Great Great. These guys deserve your business.

I called Bob O'Sullivan from Ranch Roofing (as well as two other roofing companies) on the morning of Feb 03 (at the height of this winter's ice dam madness in New England) and I expected to get put on long waiting lists. He was the first (and only) to call me back, and he actually said his crew would take care of my house that day, as they happened to be in Bedford. This was pretty unexpected, but welcome, as we had water dripping in 5 rooms at the time. Long story short, his crew of 3 ended up actually showing up the next morning at 7 a.m., and they pounded all the ice and shoveled all the snow off of our roof, which was around 9-10" thick in places, with sledgehammers in 40 minutes. They were pretty brave crew, as they didn't use as much safety equipment as I would have expected, but none of them fell off the roof, so that was good.

We are so pleased with the work done by Bob and his crew. Ours was a tough job with it being a flat roof that has many venting units sticking out the top, including one skylight and one air conditioning unit. In addition, we had a chimney that needed to be broken down and wrapped along with some other masonry repairs. Ranch took care of everything. They were very precise and meticulous in their work. Their customer service and the final product are worth every penny we paid. They took the time to do the job right, and our satisfaction was obviously very important to them. We highly recommend them.

Overall the job went very smoothly. They were able to finish the entire project in one day. They really went the extra mile in making sure that we would not have issues related to ice dams in the future (we had water coming in the house from ice dams). They installed a double layer of premium ice and water shield and also installed an innovative roof venting system at no extra charge. Throughout they were very helpful and explained all the details of the project.

Although it has been some time since Ranch Roofing did work for us, we still want to give them an excellent review. Ranch Roofing was hired to repair work performed by another roofer that created problems with our roof. They identified the leaking caused by the first roofer and identified issues with the chimney. They sent us photos of the chimney condition to backup their assessment of recommended repairs. They were: Friendly to work with, quick to respond to emails and phone calls, reasonably priced, worked in adverse conditions, and solved our leaking problem. We highly recommend them. Jim D. Description of Work: Ranch Roofing was hired to repair work performed by another roofer that created leaking problems with our roof. They also had to finish work that should have been addressed by the first roofer. They had to add flashing to dormers to repair leaking. They also rebuilt the chimney and replaced flashing on the chimney.

Very prompt return of initial phone call. Mr. O"Sullivan came out to the house with samples of the shingles. He was quick in his measurements and sure of his business. The workers carried outthe reshingle quickly and quietly and cleaned up entirely.
Description of Work: The gaarge roof was in disrepair and ugly. A new roof of long wearing shingles was put on. Plus a new fascia of poly materials to replace the rotten wooden one . Plus a small amount of repair work on the house roof.

We had a serious leak in the third floor bathroom, which could not be repaired. The weather was rainy, snowy, and icy. and it looked like we might have to wait for spring. Bob O'Sullivan sent one of his men over to look at the problem, and promised to put us at the top of the list for a new roof. He was true to his word, and when a window of good weather opened up, his crew was here, twelve men the first day, to strip the old roof, and they finished in two days. I feel Bob and his workers did excellent work, were caring and professional, and his price was much better than other roofers I had called. Also, a few days before the roof replacement, he sent over five men to shovel off a foot of snow and ice ;at a time when it was difficult to get this done, as everyone was experiencing the same problem.
Description of Work: Ranch Roofing replaced the flat roof on my three story home with a new rubber roof.

They resolved my issue. Nobody else called me back because everybody was swamped and another company recommended them. They came over on a Saturday about 4:30 in the afternoon. At the time I was willing to pay anything to have it done. They charged $350 for the first hour and $150 for each additional hour. I don't know if this was the going rate. They were responsive and I appreciated that they came on a Saturday. They were awesome and I would use them again.

They did a fantastic job. I called ranch after our roof started leaking. Ranch put a quick patch on the roof (held for two months until I scheduled them come in and replace the roof.) and gave me a quote. Ranch came in at the lowest price of the four contractors I received quotes from. The were very flexible about our start date. They arrived before 7 on the scheduled day and worked past dark, replacing my roof in one day. The did a great job cleaning up and were fantastic with my neighbors. I highly recommend them.

We had Ranch Roofing put a new roof on our house in July of 2008 and loved working with them at that time (please see previous Page of Happiness Review). We have not had any problems with our roof since that time. Due to the abnormally snowy winter we have had, our roof formed an ice dam where two sections of our roof meet. This was in no way a problem with the roof, but rather a common occurance on homes in the New England area at this time. We began having some water drip through the ceiling of our sunporch below the area of the ice dam. We called Bob O'Sullivan after 5pm on 2/1, as soon as we saw the water leaking, to see whether he would be able to have anyone come over to break up the ice dam anytime that week. He called us back immediately and, no questions asked, agreed to do so as soon as possible due to the fact that his company had placed the roof on our home. When asked what the cost would be, we were astounded to find out that he would not charge for the first ice-dam removal due to our prior work with his company. We worked out a time that was mutually convenient and his crew was able to accomodate our need to leave for work early in the morning. They arrived exactly on time and did an amazing job. They were especially understanding of our request to protect our neighbors cars which were located below the ice dam and to ensure all snow and ice ended up on our property by the end of the job. Bob also recommended a contractor who can assess and recommend insulation and or ventilation solutions that will help prevent another dam from forming. Thank you so much, the water dripping inside the house has stopped and we can now work on preventing another dam from forming.
Description of Work: An ice dam on our roof/in our gutter was broken up to allow proper drainage after several large snow storms. Snow was shoveled off of our main roof as well as a secondary roof. All snow and ice was moved into snow banks after being removed from the roofs. Special care was taken to work around and protect our neighbor's cars and to ensure all falling snow ended up on our property. The work was performed quickly and efficiently.

We had them install Grace Ice and Water Shield plus architectural shingles after we experienced an ice dam back in 2009. On 1/19/2011 we experienced another ice dam. We notified Bob O'Sullivan who is the owner of Ranch Roofers as he sent a crew out to clear snow and ice from our roof free of charge.

I can't tell you what a fantastic experience I had with this company. I had been very worried that they would not come before the end of the year so that I could get a tax credit for installing energy-efficient shingles. I voiced my concerns about the weather and was reassured that they would perform the work by December 31. Indeed they showed up on December 9, having called a few days before to let me know they were coming. They started at 7 AM, worked all day, cleaned before they left, came back the next day at 7AM, worked until 5 PM, cleaned all around the house and were done. Two days later a man came to pick up the dumpster and checked all around the house for any excess debris. I was very impressed with their efficiency as well as their responsiveness and professionalism. They explained their approach to dealing with 1) the underlayment (using a watertight Grace product) and 2) the bottom of the chimney (grinding out the lead and reinstalling lead into the mortar) and both approaches made a great deal of sense after I did some research. They also offered a 15 year labor guarantee, which includes coming out and fixing any problems associated with their work, free of charge. They were not the cheapest bid I received ( I interviewed five companies (four recommended by Angie's List) but they were the third lowest (one was $45,000-$50,000; one was $20,000). Bob O'Sullivan is a really approachable man and the crew was friendly and hard-working. Great experience!
Description of Work: I have a Victorian house built in 1880. It has a very steep pitch and there are many gables. Ranch Roofing removed my old shingled roof and reshingled the whole roof with Energy Stary Silver Birch shingles from Certain Teed. They installed a rubber roof over a sun porch. They repointed my chimney and added two ridge vents at the top of the roof.

I asked them to hold off starting the job for one week due to the oak tree in the backyard shedding leaves at a furious pace. My concern was with the rolled roofing. Rolled roofing, if I understand correctly, is glued down. I was concerned that the leaves would interfer with the glueing process - possibly creating problems down the road. They resechelued me for a week later - no fuss, no complaints, no hesitation. The house roofs and back porch roof were stripped as agreed. They also stripped both shed roofs (later I noticed they had replaced two roof boards in the rear shed roof). They added some white metal flashing around the edges of the shed roofs - stands out beautifully against the dark brown stain on the sheds. I had the flashing around the chimney double checked by a chimney pro who indicated they did a fine job. The owners eldest son was there on day two helping the crew finish up. He left around 2:00pm. Crew finished and left around 4:30pm. I was left holding the check for the balance of the work in my hand. Day 3 the owners younger son called to see if he could stop by and check the crews work. When he arrived we went through everything, especially the skylights. The skylights seemed to be sticking a little bit when one tried to close them. The younger son spent an hour or so up on the roof making sure each of the skylights worked properly. At the end I handed him the check for the balance - there was never any request for additional monies!! These folks know and understand "Customer Service." I'm a retired bank VP who did, among other things, some customer service training. I would not hesitate to recommend these folks to anyone looking for a new roof.
Description of Work: Strip shingles and rolled roofing from a cape with front & rear shed dormers and large porch with 4 skylights in the rear of the house. Plus put add a new layer of shingles on two shed roofs (do not strip). Estimated to take 1.5 days.

It took over six months to get a slot in his schedule, but it turned out to be worth it. Bob's crew was able to come up with an elegant solution to the soffit problem., which was more complicated than it looked. When the job did not come out the way he liked, he added another major step without charging more. As for the roof, they stopped the leak (hurrah!) and also found that two skylights were rotting and about to leak. Bob went out of his way to replace them with the best fit and style, checking in several times to make sure I would be satisfied. They could not paint the soffit work because it was January; however, he sent over a crew in July, and who painted both the new work and the entire soffit for an additional $700. I have had him and the crew back for other work as well, and I would recommend them highly.
Description of Work: We had two issues, both of which Bob fixed. We needed to replace the vent covers on the soffit and the roof was leaking in heavy rains.

They did quality work for a reasonable price, showed up when they said they would show up, cleaned up well, and were pleasant to deal with. There was one small glitch, a bent piece of trim on a skylight, but they fixed it without any fuss. If all contractors were like Ranch Roofing there would be no need for Angie's List.

Initially, had a rough time getting a call back and quote from Ranch. Owner responded quickly to Angie's List ding, and it was smooth sailing from there. Price was competitive. The gutter crew and skylight crew arrived on time and appear to have done quality work. I was notified when work would be delayed due to temparture constraints, etc. Criticism: insist on rubber bumper caps on ladders to avoid marks/dents on capboards.
Description of Work: Complete new Al gutter install, sky light install, and rubber roof repairs.

Bob, the owner, and the team arrived on time and after making sure that we agreed on the work to be done, the team set about working immediately. They were extremely hard working, very efficient and pleasant to be around. They responded to all my questions with patience and made sure I understood all their answers. They did an incredibly fantastic job and I am extremely happy with the results. They also replaced all the flashing and counterflashing and the workmanship is superb. These guys are terrific and I would recommend them highly. If you have never dealt with replacement of a roof, John, the salesperson, will walk you through every step of the way and will show you samples of exactly what they will use and how they will use it. For me, this was a critical piece in my selection of Ranch Roofing to do the job. A couple of other roofers I interviewed never bothered to explain anything to me. They looked at the roof, took a couple of measurements and just wrote up an estimate without discussing what was in their proposal or discussing what questions or expectations I might have. Ranch roofing was very sensitive to me, my questions and my anxieties about making sure the job was done right. As I mentioned above, these guys are great, They take pride in their work and they leave the premises clean and the house sparkling with a new, well-installed roof.
Description of Work: Removed 2 layers of shingles from the roof of my house and garage and installed ice and water shield, Grace triflex 30HP underlayment and white drip edge. Removed and replaced all flashing and counterflashing and sealed deck platform with new flashing. Installed 30 year Landmark architectural shingles on house and garage. For attic ventilation, installed baffles in the attic corresponding to every button soffit vent installed by a previous contractor.

The crew was so quick - entire job was done in a day and a half. The gentleman (I think his name was John) who came out to our house to give the estimate was extremely knowledgeable and explained to us the various details of what goes into a new roof job. We got the impression that they're not the cheapest roofer around, but do a quality job - you get what you pay for. They offer a great warranty on the new roof, as well, which is transferable to the next owner in case you sell your house.
Description of Work: Replace entire roof (hip roof) - remove old shingles, reflash chimney, weather proof, lay down new shingles, etc.
