The men who did the work were efficient and cheerful, despite the freezing temperatures. There was some delay in getting the project underway because of the ice dam crisis on-going at the time. This was understandable, since they were besieged by people in need of immediate assistance, ourselves included. When I called and said we too had an ice dam, Mr. O'Sullivan had his people over within two days to remove it. The ice-dam removal cost $400. Robert O'Sullivan is very personable and attentive to the needs of his customers. Everyone in his employ that I encountered, whether direct employees or sub-contractors, were professional, efficient, and pleasant to work with. I highly recommend them for any service they provide and will not hesitate to use them again myself.
Description of Work: Ranch roofing sub-contractors replaced an l-shaped section of our gutter that had fallen off during the heavy snows last winter. They removed the existing fascia board, replaced it with new PVC fascia board, and installed new 5" white, k-style aluminum gutters with screw in hangers. They also installed new 3" downspouts.

Bob O'Sullivan and his team from Ranch Roofing (now Ranch Renovations?) did a great job for us. The replacement of the primary roof was amazingly fast and efficient. The rest of the work took a bit longer, but was considerably more complex. We wanted to remove a set of old, mis-matched wooden railings on flat-roofed extensions to our colonial home, and replace them with new custom-built railings incorporating some decorative woodwork (contracted separately). Due to some mis-measurement on my part, the decorative elements were the wrong size, but Bob and his carpenter were able to work with it and create a railing that looked great when it was all done. Bottom line is that they did a great job, and we were very, very pleased with the end result. We would highly recommend Ranch Roofing to anyone seeking an experienced, professional team that gets the job done right.

They were very professional and replaced my roof in one day with a skylight and the main reason I chose them was that they sat down with me and explained the whole process and that they specified the brand names that they would use and the top quality that thye adhere too. They did a very good clean up job too.

They’ve been great. There are some little adjustments that need to be done on the door and they are coming back next week. They were on time. They were very clean. The head man was very receptive to the phone calls that I made. He was excellent. I would definitely recommend them and use them again in the future. I don’t know about the price as I don’t have a comparison to what somebody else would have done. The quality is excellent. They were very responsive, punctual and professional.

They completed almost entire job (except the skylights, which are still on-order) in two days. They cleaned up their work area and were both prompt and professional. They also guaranteed both their materials AND their labor for 15 years, which is unheard of. In addition, the inspector found an area of the roof that needed some mansonry related repairs. Ranch Roofing completed these repairs for free - which was much appreciated. I gave them a B on price only because their chimney repointing work was a bit too expensive. (It would be a B+ if Angie's List allowed that.) The roof was roughly $13,000 (great!), the skylights were each about $1,500 (pretty good!), but the chimney repointing was a bit expensive at $1200 each. (Note: my original review incorrectly stated this as $1,800 each. Sorry!) Aside from that, they were great. Highly recommend these guys.
Description of Work: Replacing the rubber roof on our browstown - including stripping old roof down to the rafters, replacing any bad plywood as they went. Added new R30 insulation throughout. Also replaced two skylights and repointed two chimneys.

We contacted Ranch based on their good reviews on Angie's List. They were quite upfront that they had a backlog before they could get to us, and that they were sure to be more expensive than their competitors. However, they explained in detail the work they planned to do, going over very carefully why it would cost more. Thanks to rainy weather in early summer, their schedule continued to slip, but they did a good job keeping me informed of where we were in the queue. Once they were able to come and do the job, they were quick and neat --- no messes or damage to clean up afterwards. They came by afterward to go over the work with us. In doing so, they noticed (with some embarrassment!) an air conditioning exhaust pipe that they missed, and immediately agreed to send the crew back to take care of this last detail at no additional charge. We're very happy with their work, their clear communication, and with their responsiveness. Definitely worth the price.

I used Ranch Roofing last year to replace our roof. We decided to hold off on replacing the flat roof at the time because it didn't appear to be leaking and we thought we might build out over in within a couple of years. It turns out it is leaking and I don't have to stomach for a major renovation anytime soon, so we determined we needed to fix the flat roof this year. I had such a great experience with Ranch Roofing last year, there was no question that I'd use them again. I contacted them and they came out to give me a quote. As usual, they were so prompt and very professional. They scheduled the job and let me know a week before they were going to come. I still can't get over how organized and detail-oriented they are. They coordinated with my insulation guy (Calnan, who is also awesome!) to insulate the roof during the job. We just had our driveway redone, so I asked if they could not put a big, heavy dumpster on our driveway -- they accommodated my request. They arranged for the dumpster to be dropped off in the street that morning and picked up later in the day. The job went very smoothly and quickly and the finished product looks great. The roofers accidentally damaged the frame of the door to the roof deck, but they made sure to completely repair the damage. Their carpenter replaced the door frame where it was cracked. I still remember what the carpenter told me, "You know Bob (the owner), he'll make it right." They're really responsible, stand-up people who care about doing a good job.
Description of Work: Remove old flat roof and old railings over our sunroom. Replace with new rubber roof and install new wood railings (to code). Removed old wood gutters, fascia board and damaged soffit and replaced with new aluminum gutters, PVC fascia board and preprimed pine soffit.

Ranch Roofing gave an estimate, including what would be covered, in replacing my shingled roof with a rubber one. The emailed estimate is dated May 11, 2011. Because of several rainy days, the job had to be delayed. With each delay (only two), I was called and informed. This wasn't a problem for me. Ryan and his crew arrived on Monday July 11 around 9.30 AM. They began work immediately, and completed the job by mid-afternoon. When this first crew left, all the trash was also taken away. They left my deck in great condition, very clean. The Ranch Roofing carpenter crew arrived later that same day to install and paint the new shingles. The carpenters did an excellent job, taking their time to do their work carefully and professionally. Ryan came back today (July 14 2011) so that I could pay Ranch Roofing the remainder of what I owed. But more importantly, he agreed to put a coat of tar on my chimney--at no extra cost to me. While he was on the roof at the chimney, he was telling me that he saw some holes, which water undoubtedly was flowing into around the chimney. Everything about this roofing job was quality work, professional, with great attention to detail. Ryan took the time to answer any questions I had, and reminded me when he left today, that if I have any other questions, to give him a call. Ranch Roofing, a top-rated company on Angie's List, provided me with high quality workmanship. I wouldn't hestitate to use this company again, or recommend them to my friends and family.
Description of Work: Ranch Roofing installed a rubber roof on a small roof at the back of my house, They had to remove several courses of cedar shingles, after which Ryan showed me that my old roof (installed in 1997) was not flashed properly. He took a picture of the hole (to show me), through which water was flowing into my half-bath and hall on the first floor of my house, due to the poor flashing job on the installation in 1997. All trash was removed from the site immediately after the rubber roof was installed. The carpenters came later that same day to install and paint the shingles.

I am very happy with the way the project went. Bob O'Sullivan is very responsive. He answers emails and phone calls promptly. Basically they did what they said they were going to do, when they said they were going to do it, and it cost what they said it would cost. What more could you want from a contractor? Of course I don't know for sure that the roof won't leak again but I am confident it won't (he seemed very informed and knowledgeable) and if it did I have every confidence he would stand by the 15 year warranty. They've been around a long time and have answered all emails and phone calls very quickly. He has pride of work. In my opinion this is what Angie's List is all about. People who do good work and as a result get good references and as a result get more work. Every once in a while life works the way it is supposed to.
Description of Work: They ripped out and completely removed the old roof and skylights on a porch that leaked and installed a new rubber roof and new skylights. They also installed an ice shield and removed and replaced some clapboard to install ice shield.

Ranch Roofing went the extra mile from start (spending considerable time explaining the products, process, basis of the quote, etc.) , to bringing a full board of samples to my office beyond those in the brochure when we were undecided about the ultimate shingle, to securing Historic District Commission approval, to finish (coming back to address some minor details). They were also very pleasant people to deal with and I would recommend them without qualification.

There was a lot of supervision during the install, and they were very good about making changes at the last minute. They were neat and used high quality materials. I looked at 3 companies, and they stood out as most trustworthy. They weren't the cheapest, but I had a better feeling about them.

Bob O' Sullivan from Ranch Roofing is great to work with. He's very professional and is very good at working out all sorts of details, any changes that must be made, etc. His price was not the lowest bid we had, but we were willing to pay a little more to get good results. During the project, we had one serious problem occur, but his response was excellent. They were able to replace the roof on the house in one day, but because the ceiling on the porch needed to be replaced, the carpentry there was done first and covered with tarps. That night we had a big thunderstorm and the roof on the porch started to leak. We called Bob at about 9pm at night and he came out immediately and called the carpenter to come out also. He went up on the roof in the thunderstorm to inspect the damage and told us right away that they would redo the entire ceiling that the carpenter had put in. In his words, "This is our problem. This is not your problem. I don't want you to worry about it." So, overall, I was very pleased the final job and would highly recommend Ranch Roofing to anyone.
Description of Work: Ranch roofing replaced the rubber roofing on our entire house and 3-season porch. He also subcontracted work to a carpenter to replace the ceiling of our porch which had been heavily damaged by ice and snow this year. They also worked with an insulator who blew in cellulose insulation between the ceiling and the plywood base of the roof (we have no attic).

They were great about cleaning up the mess from the old shingles and from the work that they did. They came in underneath their original estimated price. The only downside was that the workers barely spoke any English and communication had to be done mostly with hand signals. The boss did drop by occassionally and has been great about coming out to check on a small leak near the chimney.

They were superb. They were very responsive and worked with me on the payment. Four men came and worked efficiently to finish the job in one day flat. Everything was clean as a whistle when they were done. They were very pleasant and didn’t even seem tired when they were done. I was very impressed.

Excellent. Ranch Roofing was very professional, efficient, and did and excellent job cost effectively -their offer was the lowest by far of the 5 we received. The roof replacement of my single family, 35ft * 35 home was accomplished in two days. The first day they stripped the roof and started all the prep and repairs needed. The second day they completed all the repairs and put the shingles on (asphalt ones). Ranch Roofing did an excellent job with the roof -we already have had several severe thunderstorm that tested the roof and, for now, we had no problems- and dealing with issues. Some examples to show the professionalism of Bob's crew (the project manager for Ranch Roofing): 1. Proactively inform of all the things that were happening -e.g., damages they found, accident that happened 2. The shingles delivered had a different color from those I chose despite the same SKU. No problem for the Ranch Roofing crew, they call in Bob and I had new, darker color shingles delivered in a few hours at no additional cost 3. Accident happens: a pallet fell off from the dumpster when it was lifted and hit the door of my garage (wood) -not a big deal, a small scratch on the door. Bob called in a painter who fixed it. Bob was not satisfied with the result because the color did not match exactly and re-painted all the three bay doors of my garage. PS He absorbed all the cost despite my offering to pay for the other two doors because he felt he was responsible.
Description of Work: Ranch Roofing put a new roof on my home. The work included shingles and , underlayment, and flashing as well as work on the slope of two large dorms which have problems with water drainage. Additionally, we had options that covered the roof deck and other wood work.

We watched in amazement at our neighbors roof being replaced and asked for the reference. John, a rep for the company, promptly returned our call and gave us a detailed estimate. We signed the agreement, and were told work would start in 6 weeks. With much rain this spring, there was an anticipated delay, but Ranch kept us informed. Despite all the rain, the work began on time. The company and crew were ALWAYS respectful, clean, informed, and efficient! During the process, it was found that some siding, and our skylight needed to be replaced. Bob, the owner, walked me through the process and prices and made sure I was informed about every detail. The team made easily made adjustments for the extra work that needed to be done. He and his crew were so respectful of me and my children, and bent over backwards to make sure the work being done affected our day-to-day as little as possible. The work was completed quickly, and the crew left our yard cleaner then it was when they started. After the work was completed, some of the gutters needed adjusting, so I contacted Bob and he sent a team right out to get it fixed. The roof, gutters, railings, skylight, and siding all looks amazing! All of the little details, like clean-up, painting of replaced siding and railings, and great communication with and respect for the customer are what set this company apart. It is apparent that this company truly cares about the work that they do, and has a heightened sense of what great customer service is all about. Description of Work: Ranch Renovations replaced the roof on the main portion of our home, as well on two additions, that included a flat (rubber) roof. Additionally, they replaced all of our gutters and downspouts, wooden facia under the gutters, siding, a skylight, and the wood railing on our flat roof. They also painted the new siding, railings, and facia board. They also, promptly referred us to an excellent company who completed some inside plaster work due to the skylight replacement.

We needed to replace our roof, both because it is about thirty years old and because of some ice dams problems. We had four quotes, with the most expensive about double of the lowest bid. Ranch roofing was not the least expensive, but was reasonable. In the end, we decided to go with Ranch roofing for three reasons: our comfort with Ryan, the experience of the company and the fact that they did a decent job on my brother's building. Ryan was the biggest selling point. He came and spent a lot of time going over our concern. He took time to answer our questions, both via emails and in person. He came back a couple of times when the explanations require actual walking around the property and visually pointing out how each solution he suggests would work. At our request, he came back with the crew to make sure that what we had discussed would be done the way that we had agreed upon. Ryan was the single biggest reason that we chose Ranch Roofing. When you have to spend the money it takes to do a roof, you want to be comfortable. The crew arrived on the date promised. They worked hard. The details are mundane -- 6 feet of ice & water shield, shingles etc. The main issues were the discovery that I did not have any underlying layer (the builder obvioiusly took some short cut) and that the ridge vent was not properly created (there was no roof cut to allow ventilation, so our ridge vents were basically decoration rather than true vents). However, that did not begin to describe the professionalism of the crew. They came early each morning and worked almost continuously with minimal rest. They did a fantastic job, and did not spare the materials or effort. My father, who is very difficult to impress, continually praised their effort. He compared this company favorably with the company that did his own roof. He came to recommend this company to one of our neighbors who also needs roof replacement. I am completely satisfied with the great job that they did and would not hesitate to recommend this company, especially Ryan.

We selected Ranch Roofing after careful consideration of all four of the estimates we received. While all fo the roofing companies were professional and competent, we felt a strong sense of confidence in Ranch Roofing after John, who did our estimate, took the timeto explain the entire roofing process to us. He even came back a second time when we were ready to sign the contract. We signed with Ranch Roofing in April and anticipated a new roof in June. We were happy when they called in early May to schedule the new roof and chimney removal. The crew arrived at the time they said they would and were ready to get to work. Unfortunately, the first day was very windy and threatening so we postponed the roof for a couple of days. They were able to take the chimney down the first day. On the second day a full crew arrived on time and got to work on removing the old roof and putting on the new roof. The job was completed all in one day. We found the Ranch Roofing to be very professional and easy to deal with and they explained the whole roofing process in great detail. They were professional when we had to cancel due to high wind and rain. Ryan, the foreman on our job, explained every detail of what was going on and let us know when they did not find anything unusual. The job went very smoothly and we observed that they took great care in everything they did with the roof, with the flat roofs as well as leading the existing chimney. We are very impressed with quality of the work, the speed with which everything was completed and the timeliness of the entire process. We are very happy with how our new roof looks and how it makes the house look.
Description of Work: We had a full roof replacement and a woodstove chimney removal. Our roof consisted of asphalt roof on the main part of the house as well as two smaller rubber roofs on a shed dormer and on a one-story addition. The chimney that was removed was in the center of the addition and was not original to the house. It had been used for a woodstove and we were not longer using it. It also blocked the view from the kitchen to the picture window and was leaking. We had repointing done on the existing chimeny in the main part of the house. We also had new gutter guards installed in the back of the house on the addition.

Outstanding job! I called for an estimate and John came out the next day.I had done my homework and as he explained they use the highest quality materials.Not really much more than another estimate of 9500.00 considering the competition was using average materials and did not include my back porch. They said I would have to wait 4-6 weeks .4 weeks later I get the call they can start the next day. The crew showed up at 7am and stayed until they finished after 8pm .I didn't think it was possible. Apparently there were 3 layers of shingles, what a mess and when they left it was spotless. Even my neighbors came out to say how impressed they were .Bob the owner came by several times to check things out.He's very nice and very professional.He even took away the second dumpster himself so it wouldn't have to stay till Tues. Sat a couple of his men showed up to tie up a few loose ends.Bob and I did a final walk through. Awesome!

A huge crew-- 8-10 men -- arrived on Thursday and did all the roofing, start to finish, in one day. Then on Friday a carpentry crew of 2-3 men arrived and installed the soffit venting. As the roofing job progressed, Bob O'Sullivan checked in a couple of times and spotted small things that weren't in the original quote but that he thought needed to be done to make the job look nice. He had his men do those things at no charge. When all was done, the roof looked great and so did the surrounding area -- no broken shrubs, no debris.
Description of Work: Stripped existing roof off our ranch house. Checked roof deck, made repairs where necessary. Installed ice and water shield all the way from the edge to the ridge (making extra sure there will be no ice dam damage). Replaced chimney flashing, re-pointed bricks where necessary, applied sealer over entire chimney. Replaced all pipe boots, removed old shadow board above gutters and replaced with PVC. Installed new ridge vent, sealed off old gable vents. Installed continuous soffit venting.

In the introductory meeting, John gave us an excellent understanding of that products that would be use, the techniques employed, and the standards the company adheres to. The estimate was very reasonable. Not the cheapest, but not the most expensive. I believe you get what you pay for, and in the end I feel the value of the performance and product they delivered was in line with the cost. On the day of the job, the team showed up on time and quickly "swarmed" the house with rigging, tarps, and equipment. Within a short time they were underway and had determined that more work needed to be done to the chimney in order to really provide surety of its water-tightness and stability. The additional cost for this work was also very reasonable and was explained to me in full detail before it was performed. The entire project was completed in one day and the Ranch Roofing team's cleanup was impeccable. I have found a grand total of all of about FIVE nails in the yard/driveway since the work was done last summer. And even those have commonly only appeared after a heavy rain storm (meaning it was more likely debris in the gutter and not the result of poor grounds clean-up). Again, the property was left by Ranch in cleaner condition than when they arrived! I would absolutely recommend them to anyone in the area in need of roof work. After a full year of the new roof in place (including a rubber-membrane flat section of roof), I have had zero leaks or problems whatsoever. As we all recall, this past winter was a brutal one for snow, cold, and ice dams. But my roof suffered no ill effects from this bad weather as a result (i feel) of Ranch Roofing's professional, top-notch installation.
Description of Work: Ranch Roofing replaced the entire roof on my 1,300 sqft single-family house in Somerville. The work took place all in one day, scheduled shortly after a delightful pre-review meeting with John.

Ranch Renovations came in at 7:30 am tore the old roof and skylights out , enclosed the flat part of the roof in rubber, boxed in the new skylights so they were at the proper pitch and replaced the rest of the roof with shingles .They were finished by 4:30 and left my yard looking like they had never been there . All of the workers were professional and respectful . Company owner Bob O’Sullivan oversaw the whole project arriving before work began and several times along the way finishing up with a walk around with us when the work was completed . The cost was exactly as quoted and the work superior. We would absolutely call them again .
Description of Work: We just had out roof done by ranch renovations on friday . The second floor dormer had three skylights that needed to be replaced . The roof had always been to flat for the skylights and had had leaking issues because of it. That flat dormer was wrapped in rubber . The remainder of the roof needed to be replaced with shingles.

Their price was good and they used high quality materials. The owner of the company went way above anything that would be required. They were prompt and did a great job. We were concerned about water getting in the roof, and they were as well. They installed electrical wires around the edge of the roof to keep ice dams from forming at no additional charge. I tell all of my friends about them and the great job they did for us. They were very knowledgeable.
Description of Work: They put on a new roof and installed new skylights. They also installed soffit vents and opened up the roof ridge vent.
