The representative, Robert, was prompt and persistent in getting back to me leaving, several messages until I returned his call. We set up a meeting and I was very impressed with the approach that his company took. He promoted his company's approach as being of higher quality than that of others because of the use of better materials and special techniques designed to prevent ice build up from damaging a roof. Robert was prompt for our meeting, personable and knowledgable. He brought a useful model of a portion of a roof which helped me to understand the procedures and materials his company employs. His price was within the general range of the other estimates I got. However, ultimately, I decided to go with another company that seemed to do good work and gave me a lower price.
Description of Work: Ranch Roofing was one of three roofing companies I chose from Angie's list to get estimates for putting a new roof on my house.

Excellent service from start to finish. Great presentation on what was going to be done. Used a mocked up roof display to go over exactly what was going to be done and explained the materials that were going to be used. They use top quality Grace products. Roof was done in one day. Gutters were done the next day. All debris was removed and yard was clean. Neighbors even complimented on how fast, efficient the roofers worked and how clean everything was after they finished. I got six estimates from different roofers and Ranch was by far the best in terms of price and quality of materials that they use. They showed up on time. Ryan explained exactly what they were going to do. they communicate effectively. Always returns emails and phone calls. Im very very happy with the both the level of service and the new roof. Excellent job.

They run a very efficient organization. Materials and the dumpster were dropped off prior to the work crew arriving. They removed the old roof and gutters, and put up the new roof all in one day. The new siding shingles and new gutters went up in about another day-and-a-half. My house presented them with a few challenges. There were three layers of old shingles. All of the lower boards on both sides of the house needed to be replaced. Flashing hadn't been properly installed in the past around where the porches are, so they took care of that (which was why some of the new siding was needed). Also, my old gutter was a wooden gutter, so the framework that was left behind wasn't exactly tailor-made for the new aluminum gutters. Finally, there were a few small areas (little triangular vertical surfaces created by different roof pitches and potruding windows) where in the past someone had covered them with roofing tiles, which looked awful. So Ranch replaced that with proper siding shingles. The crew did a great job of cleaning up after they were done. It almost looked like landscapers had dropped by for a little sprucing up. It is definitely possible to get a lower quote for equivalent work from other companies. But there are two things to keep in mind about that. One is the quality and speed of the work you get for the price. I can't imagine another company topping them in terms of the quality. And the fact that they have the means to get an old roof off and a new one on all in one day is, for me, crucial. This is a process I would never want to have dragging on for days. The other thing to keep in mind is that the final bill came in exactly for what was quoted, and I'm sure some of those "challenges" I list above would have provided other contractors with a pretext for adding charges on to what was quoted. Overall, I highly recommend Ranch. The only reason they don't get straight A's is that they were slow to get back to me when I first contacted them about my home. It turned out that one of them had email problems. But after that little hickup, communication was excellent. And work began within a couple of weeks.
Description of Work: Replaced roof and gutters & downspouts on single-family 2-story colonial home and on 2-car garage (separate building). Also installed cedar siding shingles in some small areas.

As good as it gets! I chose Ranch Renovations because they were top rated on Angies list, and because my neighbor who is a carpenter independently recommended them. Bob O'Sullivan, the owner, came to do the estimate. He explained their process, and patiently answered all my questions. No high pressure sales or gimmicks. The bid was competitive - we have a really large roof- and they use very high quality materials. The work was done in less than two weeks. On the day of the roofing job, they arrived early. They moved lawn furniture and potted plants away from the house, and protected the shrubs with tarps. They even moved and covered stuff in our attic. There were about 14 workers, all working efficiently. They were professional, polite and respectful. The roof was done by early afternoon, and the cleanup was amazing. I was certain that I would find a nail or two, but search as I could, there was not one to be found. They even cleaned up the attic. Bob came back to inspect and be sure we were satisfied. These guys are as good as it gets. We happily recommend them to friends and family. We won't be needing another roof any time soon!

We used Ranch Roofing once several years ago and had a good experience. This time we called them to replace some gutters and they did an estimate but never did the work despite being asked several times over the course of a year. I even went to their office in person and asked them to reschedule when they didn't show up. They responded politely but still never showed up. Considering that I referred them to my neighbors who used Ranch to replace their roof, I expected better treatment even though this was a small job. Sorry guys - poor professionalism + poor business skills = bad review.

As far as the job of removing the roof and replacing it with a new roof, it went very well. The crew of 14 people(wow!)showed up before time they had told me of arrival(7am); so roof was replaced in one day. The stripped the old roof layers off, protecting my large shrubs and other areas(deck, fences, etc). They finished the entire job before 3pm! They cleaned up all debris in my yard as well as adjacent neighbors yards too. I walked around the property(stood across the street)to see the job, and felt that they did a great job. In fact, one of my neighbors(an unemployed construction laborer)watched them work, and told me they did a great job! He even got their card, since he told me he needs to replace his roof at some point, and would definitely use this company from what he observed them do when replacing my roof. Very high praise for a construction worker neighbor to like the work that he observed! The only complaint that I have is that I had to repeatedly call the company to ask when was the job of replacing my roof going to happen. I was going to have surgery on March 16, and had told the salesman whom came out to give me an estimate, and other info, that I wanted the job done before my surgery date. He claimed that would not be a problem. But, I sent him a couple of emails, to which he did not reply(got automated responses from server saying that it was trying to send the email, no response; not sure what that meant!). I finally got someone from the main number listed that called me back(no one answers the phone, none of the times I called the general number, one leaves a message)and gave me an appt date for roofing job. I would like to have the company give me an estimate for other house related jobs, but after someone finally calling me back to set up date for estimate work, have not, as of today, got the email with the estimate costs for the two jobs(garage door, etc)that I would like to get an estimate on from the company. Thus, one has to have persistence in trying to contact the company and get them out to do estimates. Once they give you a date for the contracted work, for the roofing job, they showed up on time, worked and finished the job in a day. If I had to only give them a grade on the work, I would say an "A". But, the hassle of trying to contact someone to get info, etc., makes me say that their overall grade is a "B" for that experience, which is part of the overall job too.
Description of Work: Ranch Roofing replaced my old roof(was three layers there that I was not aware of)with a new roof. Replacing the roof with a new roof involved reflashing the chimney, etc. They also replaced the roof on a covered deck and over the bay windows of my kitchen.

In short, I'll never go to another roofing company. Ranch roofing was the sixth roofing quote I recieved. Bob O'Sullivan is a respectful, stand-up guy who knows his business and doesn't feed you any gimmicks or BS. Throughout the entire process he was attentive and professional. Why did he win-out over other contractors? 1) Price. The final quote was 15 to 30% lower than other contractors - for an apple to apples comparison. 2) Materials. He quoted and uses premium underlayment and ice/water shield. With other contractors this was an up-charge (by alot in some cases!) He was very clear about our existing sky lights (almost 20 years old) explaining that he couldn't vouch for the seals or flashing kits. It made sense to replace them while doing everthing else. In either case the labor charge wouldn't have changed. We just paid for the new sky lights and flashing kits. We also wanted to add VELUX Sun Tunnels into our kitchen and my work shop. Ranch did the exterior work. I, the home owner, did the interior work to save money. LOVE them. If you can, you should definately consider Sun tunnels! When we decided to replace the siding on 3rd floor dormer Bob worked with us on considering multiple products; using cedar shakes like the rest of the house, synthetic options or clapboards. We opted for wider clapboards to match the exposure-spacing of the rest of the house. This was the most cost-effective option without compromising the look of the house. Bob was helpful discussing the window trim options; wrapping the existing in metal or replacing with Paintable Plastic. We opted for the Plastic for the resiliency. 3) Coordination. We had some tight timing coordinating when the work needed happen due to a related solar project we were doing. Bob did a great job working / coordinating with the other trades. Ranch even delivered the siding early so I could prepaint it before installation. (Caveat: this is harder than you think, when you consider how to consolidate and store the painted pieces, e.g. you can't stack the painted surfaces together else they'll stick together!) 4) Warranty / Follow-up. This is where Ranch truly shined. After they were paid in-full we had some minor issues shortly after completion. In short, they stood behind their work and didn't stop until everything was perfect. So, does it sound too good to be true? Can these guys be that good? Yeah, reading this review it could sound that way. The good part is it's not. Call Ranch Roofing, you won't be disappointed.

I left a voice mail with Ranch Roofing on 2/14. The roofing contractor, Ryan Demirgian, came out to inspect our roof on 2/20/12. He was prompt and thorough, but did this without a ladder. He developed an estimate on site and delivered it through email right there, which was nice. He walked me through the estimate in a knowledgable and professional way. He also included a creative solution to our ice dam dilemma. He was able to include a Angie's List discount right away, which lowered the cost. I was impressed with Ryan's approach and knowledge. Due to a personal situation change, we did not go with this contractor, but based on the initial contact, I would recommend Ranch Roofing.
Description of Work: We needed a 20 year old roof either repaired or replaced. We had had ongoing yearly leaks caused by ice dams - last year even the first floor had leaks. I was well prepared for the answer to be ' replacement'. I contacted four different roofing contractors - three responded. Ranch Roofing was one of the three who offered an estimate for a replacement.

I contacted Ranch Roofing via online and after a few days I received a phone call from someone from their scheduling department. Every other roofer I contacted got back to me either same day or next day so from my perspective it took a while for them to get back to me. I actually almost forgot about them. The guy who came over showed up on-time and took a thorough measurement. The one thing that was a little weird was that he did not announce himself. He just proceeded to walk around the house and take measurements and then rang the doorbell when he was done. It wasn't a big deal but he was the only one that did that. Once he had all the measurments complete, he came in and introduced himself and sat down and went through a comprehensive list of everything he does vs some of the other roofing companies to help set himself apart. This was good, but I had a hard time believing everything he was saying. For instance, they are the only company that I know of that hangs the ice and water shield over the eve and attaches a piece of wood all the way around to ensure no water gets up under. The Ice and Water Shield is self glued onto the roofdeck. Anyone who has used it before knows that once you put it down, it's near impossible to move. It pretty much becomes part of the wood. I felt like this was a bit of a gimmick to set them apart. Overall, they have a good warranty and use good materials. Their quote was the highest if I exclude one other one that was off the charts high. I elected to go with another company that was several thousand less. Overall, it was not a bad experience, but I did just get a weird intiutive feeling that I could not trust the salesman. One good thing that he did recomend was replacing my skylights. One of them currently lets in some moisture. I believe it's due to condensation but it is over 20yrs old so it would make sense to replace it. Other roofers did not point this out.

Dear Valued Customer, Thank you for the response. I am sorry that you did not appreciate our innovative application process of the ice and water shield resulting in your distrust of our estimator. It appears that our estimator did not properly explain to you the benefit of our methodology which resulted in your distrust. In an attempt to earn your trust back, allow me to explain. You are correct in that during the application process the ice and water shield bonds to the wood sheathing and that once it is laid on the roof it is virtually impossible to move. As the ice builds up in the gutters, it forces its way under the drip edge and above the fascia board. At first thaw, the ice that forced its way between the drip edge and the top of the fascia board rolls down your interior walls and/or saturates the insulation behind the sheetrock of your interior wall. Our installation process protects that area from being vulnerable. In fact, our ice shield manufacturer representative stated, "that's an excellent idea!" If you would like to speak to our ice shield representative, please contact me via email and I will give you his phone number. Every winter, except this winter, we get hundreds of calls from customers complaining of water infiltration resulting from ice dams. On average, 28% of the calls that we receive are from customers that have roofs that are less than five years old! Our innovative installation process of the ice and water shield, that you referred to as a "gimmick,and ultimately led you to distrust our estimator, has yet to fail! To date, we have yet to install a roof, in the fashion that was explained to you, that has leaked in the winter! Customer, I apologize that our estimator did not properly explain to you WHY we install the ice and water shield in the fashion we do. If he had done his job correctly, I am sure you would not have lost trust and ultimately selected Ranch Roofing as your roofing contractor. Finally, I strongly urge you to encourage the roofing contractor you selected to install the ice and water shield in the fashion that was explained to you and confirmed by our ice shield representative. If not, you may be part of the 28%. Customer, if any of our other Ranch Roofing standard installation practices were not clear to you and/or you felt were "gimmicky", please contact me and I will explain verbally the benefit. This was a good experience. They worked fast and there was often an on-ground supervisor on site to consult with me and discuss any issues. Several neighbors were impressed with their efficiency and asked them for cards.

From the time I first spoke with Ranch Roofing to when my roof was done, it was 2.5 weeks. The people were helpful, knowledgeable, and informative without being pushy. John, the sales guy, thoroughly explained the process and products they use. The bid was very competitive with others that I received. It didn't include the cost of the permit because that varies from town to town and based on the estimate of work being done; that is stated in the estimate and in the conversation. One of their staff takes care of the permit, so you don't have to worry about going to the building department. Once we had chosen the shingle color, they were on site within 4 days. There were literally about 15 or 16 guys. They arrived at 7 am and had the roof done and the yard cleaned up by 12:30 pm. We have a ranch with an addition. Bob O'Sullivan, the owner, came on site shortly after the guys started and thoroughly reviewed the plan for the job. He patiently responded to all my questions. We were concerned about the soffit venting, and he had his guys investigate what kind of venting was in place. He then talked about solutions to ensure the optimal airflow, but never with trying to push additional services; he was really letting us know how we could fix it. He later provided an estimate of what work could be done. He spent as much time as needed going through the questions, and he ensured that his foreman, Junior, who managed the project after he left, knew exactly what we had discussed. He was exactly what we were looking for in a contractor--thoroughly knowledgeable, helpful, and genuine. He also had a super efficient team. The main reasons we went with Ranch are that the bid was competitive with the lowest bids we received, I liked the synthetic underlayment they were using, and the sales person was not pushy. They were fast, and the roof looks great. I really believe that if we have any issues at all or follow-up questions, they will take care of any concerns immediately. Such a positive experience!
Description of Work: Ranch Roofing stripped two layers of shingles off and reshingled the entire house. They used 6 feet of Grace ice & water shield around the edges, 3 feet in the valleys, along the rake edge and around protrusions, reset the flashing within the chimney, replaced the vent hoods, and installed a ridge vent. They used huge tarps to protect the yard, and moved all the deck furniture and bbq away from the house, so they wouldn't get damaged. They also got the permit from the building department.

Bob and his crew did a great job. They were always on time and cleaned up at the end of every day. They managed to finish the project in two days. They were very very helpful. They even hauled away some of my garbage along with the old shingles. I can't say enough about them. Bob was very nice and has very competitive pricing. In the fall he had his people come remove the leafs from my gutter.

I was very happy that they could work us into their busy schedule and we were able to get the job done before winter weather truly hit. We had one delay because of rain, but I can't blame the guys for the weather and I'm actually glad that they didn't risk replacing the roof in the rain. The crew showed up before 7am and pretty much had all of the old shingles stripped off in just a couple of hours. They worked until about 3 or 4pm and did a great job of cleaning up after the work was done. I really expected that I'd find construction debris (nails, bits of shingle, etc) on my lawn and flowerbeds, but they really did an awesome job of cleaning after themselves. I waited a few weeks to write this review so I could see how well the roof would hold up after a few rain storms (and now a little bit of snow this morning). There have been no signs of leaks so far and the roof looks great.

We needed to replace the roof even though it was only 4 years old: we had a small leak and the previous company the previous owners used was no longer in existence. Ranch were not the cheapest, about the high end of the middle quote, but we liked them. One of their sales people came in with actual demonstrations of the materials they use (as if it?s 1950 and he?s selling a vacuum cleaner!). We were offered several colours of shingles and eventually were given some addresses to go and look at what the colours actually look like. Once we'd made our choice and sorted out a minor confusion about the address to send the deposit cheque to, a start date for the work was set. Happily, a cancellation brought the date forward by a month. On the day, a team of some 10 or 12 people came to the house at 7 and started tearing away at it. Even though communication went through one point-person, all of them were very friendly and respectful. They used 6 feet of ice and water shield, the proper rubber material for shallow angle roof-bits, proper drip edges, installed a ridge vent, and they do the flashing around the chimney properly (ie. using lead sheets, rather than slathering the whole thing in rubber/tar and hoping for the best). They removed and put back some of the siding on the house where that was necessary. And they were quick: they arrived at 7ish in the morning, most of the roof was gone by 8 and then they replaced 140 ft of the wood sheathing. When I came home at 5ish, they were done; in fact they were done by 3 pm.
Description of Work: Old shingles removed from the roof. 140 feet of sheathing were replaced. 6 feet of ice and water shield put down. Ridge vent installed. Drip edges replaced. Chimney was flashed. New shingles added on the roof; rubber sheeting added on the shallower parts of the roof.

Several years ago when we lived in Cambridge we hired Ranch Roofing to replace our roof prior to selling the house. When the roof on our present house in Framingham was damaged during the storm, we didn't hesitate to call Ranch Roofing to do the job, as we were very pleased with the work they had done. I looked them up on Angies List to make sure they still had an excellent rating, which they did. To put this in context, this particular storm really packed a wallop throughout much of New England. In Framingham there were many, many downed trees, power outages, etc. After dealing with insurance, clean-up, getting the holes patched temporarily, etc. we called Ranch Roofing. They returned my call promptly, came out withiin a week to look at the damage, and sent me an estimate. In late September I signed the proposal and sent them a $250 deposit. I called and left a message when I hadn't heard back from them within a few weeks. Someone returned my call, told me that they were absolutely swamped with work due to the storm, and promised that the work would be done on my house by Thanksgiving. I called in late November to see where things stood. The person who called back ( I don't remember his name) reassured me they would be out by the end of the week to do the work, as long as it wasn't raining. It didn't rain that week, and no one showed up. I called and left messages three times in early December, and didn't recelve a call back. I was getting very frustrated and was beginning to think I was going to lose my deposit and have to find another roofer to do the work. We hadn't had a major winter storm yet which was unusual for New England, but I felt uneasy about having holes in the roof and a damaged gutter. After my last message in which I expressed dismay at the situation, I got a call back from the owner, Bob O'Sullivan. He was extremely apologetic, and assured me that the messages hadn't gotten back to him until that week. He offered to come for the repairs any day that week. The team came out a few days later and completed the job in one day; this consisted of replacing damaged roof boards, replacing shingles, and replacing the gutter. They did good work (as far as I can tell without climbing onto the roof), and cleaned up the site thoroughly. I'm aware that this was not a typical situation and that all reputable tree removal companies, roofers, and other contracters had a backlog of work due to the storm. I would definitely use Ranch Roofing if we need roof work in the future, and would have given them A grades in all categories had I not had such a negative experience with communication.
Description of Work: During Tropical Storm Irene in August three very large limbs fell from the huge maple in the backyard onto our roof. It left three holes in the roof and damaged the gutter. Ranch Roofing replaced the gutter and repaired the three holes.

I am very pleased with my experience with Ranch Renovations. They came on the day scheduled, did high quality work, and cleaned up thoroughly. The roof and gutter system works perfectly and has never looked better. Bob's roofing and carpentry crews were courteous, hardworking and professional. He understands how important a house is to the homeowner and made sure I was completely satisfied with the results. He did some extra work, at no extra charge, on the soffits over the porch area to make sure everything was just right. He also willingly came back to address a purely aesthetic issue (the result of a miscommunication between me and one of his foremen) with one area of the soffit venting, which I greatly appreciated. I would highly recommend Ranch Roofing.

Bob O'Sullivan has a great attitude and does wonderful work. He is very honest, fair and charges a great price. He has made small repairs to my roof over the past few years at no cost to me. His crew is all very good as well. After they do the work they clean up after themselves and it looks like they were never there. He does good work initially, so there aren't a lot of problems, but when you do have them he's there to make sure it's taken care of right away no matter how long after the roof was put in. Bob O'Sullivan is the bomb in roofers!
Description of Work: I've used them to put on two roofs. When he was putting on the second roof he made a number of corrections to the shoddy work a previous contractor had done on the roof and skylight.
