looked at the roof as a series of separate problems to solve. Although the other roofing companies offered cheaper rates, we chose Ranch Roofing for the reasons as noted above.
Description of Work: We have a large contemporary home with many roof sections. Our roof has had leaks for approximately 5-7 years in multiple areas causing significant plaster damage to inside walls. We have had the roof repaired twice by other companies. Neither repair stopped the leaking. When we contacted Ranch Roofing for an estimate, John Cataldo came out and went over each area of the roof, noting each specific problem. We were interested in assessing each problem area individually and addressing its needs. John asked the owner, Bob O'Sullivan to come out and go up on the roof and take some pictures of the areas that we could not see from the ground. Bob came up with some additional ideas. We decided to install rubber membrane on the most troublesome areas of the roof, removing clapboard approximately 4'up and running the membrane up the house walls and reinstalling clapboard over the top. We removed clapboard on other areas of the house and also ran the rubber or Grace Ice and Water Shield up the walls. Because we had trouble with so many areas of the roof, it seemed reasonable to replace the entire roof which allowed us to take advantage of the full warrantee. Parts of our roof were original to the house and were already 25 years old. We were impressed with the level of professionalism with workers right across the board from the beginning estimate, to the actual roofers and manager and finally to the carpenters and painters. Bob O'Sullivan provided outstanding service and was honest and straighforward in all his dealings with us. This was a very large, complicated undertaking and it flowed smoothly from start to finish. The workers were efficient, friendly and cleaned up nicely at the end of each day. The final cleaning was impressive. We were very pleased with the results, although only time will tell if the leaks are resolved. I cannot think of more that we would do to help the situation, although Bob has suggested that we could apply heating wires to an area in the front if the ice dams are still a cause of concern. I am hopeful that our roof will no longer be a source of concern. I would recommend this company without any hesitation. I should note that we had other companies out to do estimates before we chose Ranch Roofing. Although all seemed knowledgeable and professional, their only idea was to replace portions of the roof that were the most troublesome, or replace the whole roof. No one

We had 4 quotes for replacing our roof and Ranch was within the same range as 2 of the others (one was a friend's company). We decided to use Ranch Roofing because they would also do our gutters. They arrived and the whole roof was all stripped by noon and by 4 PM 90% of the job was done. Due to weather we had some delays but they worked hard the weekend before Christmas to make sure everything was weather tight and the carpentry was done. Additionally, they left our yard better than they found it. This was the best part of the whole experience. I really appreciate the attention to detail in the clean-up. The removal of the slate was extremely messy and dusty so they had to wipe down our house as well as our neighbors' homes. Extremely professional and worth every penny. I wish all contractors were as neat and professional. If there was a downside, it was a mis-communication about what day after Christmas they would finish up. But hey, it's the holidays so I was not too concerned about the delay (it was only a day).
Description of Work: Strip 3 layers (2 asphalt, 1 slate) of roofing material and dispose of. Install roof with architectural asphalt shingles. Replace 180 linear feet of fascia and re-install soffit. Re-hang gutters with appropriate pitch.

Great. This is the type of service that brings excellent goodwill.NO charge for a small repair. The original replacement of the shingles took several days but was well done. Cleanup was good but I still had some debris afterward. I never contacted them about it because it was easier to pickup myself I would definitely recommend them for your roofing needs.
Description of Work: Ranch Roofing replaced my cedar shingle roof with asphalt roofing several years ago. The price is for that service. I had a recent leak that seemed to be coming from one of those areas. Someone came out to look at the roof and determined that I had a small tear on my rubber roof (something that had not done earlier.) probably from something blowing across that portion of the roof during Hurricane Sandy. Said it was an easy fix. Repaired within a half hour and did not charge me anything.

Ranch Roofing (RR) rep came to our house with samples of product and information on roof replacement procedure. Upon my request, RR also supplied me with a list of home addresses with jobs they had completed in the colors I was interested in. I also stopped by the RR office in Arlington to look at additional roof colors. The office manager was very helpful and let me take the sample book home. Once the color was selected, RR scheduled the work for the date I requested two weeks out. On the date of the work. the RR project manager (Ryan) promptly arrived at my house at 7:00 with the workers right behind him. Ryan did an excellent job overseeing the work. The workers never stopped working! I left my house around noon, returning at 3:00, to find all work completed and the yard clean. We contacted Ranch Roofing for some minor repairs to our roof after Hurricane Sandy. They came out, checked the roof, determined that the repairs were not urgent, and said they would get back to us with an estimate in a month or so. After a month, we followed up with them and they promised that the estimate would be forthcoming by the end of the year. When we suggested that we were going to move on, the owner found a time slot and a crew was able to complete the repairs in less than an hour.
Description of Work: Needed estimate and subseqent minor repairs of our Victorian roof; missing shingles and tar paper blowing on the flat part of our roof due to Hurricane Sandy back in October.

Contacted this company via their email link on their website, received a call back within a week, was told they would come by within a week to look at the roof (I was not required to be present) and that an estimate would be sent. We never received an estimate. Called with an inquiry as to the status a few weeks after the original call and did not receive a response. They looked like a very good company but they must overbooked or...?

John did the estimate. He showed up pretty much on time and was a very good salesman. He explained well the advantages his company offered, including a demonstration mockup, but was not high pressure. The job was delayed understandably by superstorm Sandy and a Noreaster the following week, which kept them busy with emergencies. They (led by Ryan) showed on time for the re-scheduled date. They had the old roof torn off my small house in about 90 min, and explained the small repairs to me before I had to leave for work. The crew was friendly and professional. The roof looks good, and cleanup was good, if not perfect. Will have to wait for a storm before I know if it leaks, but it's guaranteed. Ryan pointed out that my chimney should have a cap, and has offered to come back and install it when I get it without billing for extra. My overall impression is that these guys are proud of their company and like to do a good job. My only reservation is that the ground crew was not wearing hard hats, but Ryan has promised to lobby for hard hats. Recommend without reservation.

If we were to stay in this house, we would definitely buy from Ranch Roofing
Description of Work: John showed up right on time. He took the time to educate my wife and I about what makes Ranch Roofing number 1 on Angie's list. They have better products and a much better system. Their installation method cannot be beat. They truly do it right. I received a number of quotes and only Ranch uses the best products and only Ranch has a system that employs a mason to re-lead the chimney and that will wrap the edge and nail on a synthetic lumber shadow board to totally seal the roof against ice dams. What is even more incredible is that John told us that they do the Cadillac job and if we aren't going to live here a long time, perhaps we don't want to invest in such a high quality job, Unfortunately he is right, although we are completely sold that Ranch is clearly superior to other roofers out there, we really just need to be able to say there is a new roof, not necessarily the best possible roof, on the house. The most expensive quote was $15,500. Ranch was $11,600 and the lowest quote was $6,800. The difference in materials and quality are clearly in favor of using Ranch... It is night and day.

Ranch roofing replaced our roof and did a great job. While the inspector never actually went up on our roof but we had heard from others that our roof needed to be replaced. John did a great job of explaining the entire process and demonstrating the parts and quality used by Ranch vs those listed in quotes of other companies. Knowing these details gave me the confidence to go forward with the install. The fall was quite rainy so it took abut a month to schedule the installation, during which I didn't hear from Ranch Roofing and had to call a few times to get estimates. However once the scheduling was set, they were prompt in their arrival, execution and removal of materials. The install occurred days before hurricane Sandy hit and there were no signs of water leakage as we had seen before. We are very happy with the new roof and will continue to update this review as the winter progresses! One final comment - the owner gave me his cell number and said to call if there are ever any issues! They stand behind their work and it clearly shows through their ratings on Angie's list!

Overall, we were very pleased with the quality of the workmanship, the professionalism and helpfulness of the owner and his employees, and the quality of the materials used. Everyone showed up as scheduled, was pleasant to deal with, worked hard, and did quality work. The only reason for the B rating on price was that the estimate was several thousand dollars higher than the next highest one we got, and we're not sure that the quality of materials and workmanship would account for all of that. But we believe in using top-quality materials--so we went with Ranch and were not disappointed. (Note that the figure given for the expense includes $575 for the price of the replacement skylight--at cost--and $330 for a building permit. The reason for replacing the skylight, which was in good condition, was that Ranch would not guarantee a pre-existing skylight against leakage.) The only reason for the B rating on responsiveness was that it took a bit longer than we expected (several days) to get the estimate after the sales representative had visited us, and a couple of phone calls to the company's 800 number and messages that we left at that number the first week after that went unanswered. This may have been a fluke due to an employee being on vacation, but it did happen, so.... After that initial blip, all the employees and the owner, whom we didn't meet until late the second work day, were extremely responsive, keeping us informed of what would be happening and when, making sure that all our questions were answered, rectifying issues promptly, and doing the job as we requested. The workmanship was excellent. The only small blot was that the satellite dish was not properly reattached with lag screws, something that we didn't find out until the satellite tech came to re-aim the dish and discovered (and rectified) it. If we had noticed the problem earlier, I am confident that Ranch would have rectified it. As indicated above, we were very satisfied with Ranch's work, and we would not hesitate to recommend them.
Description of Work: Ranch removed all the roofing shingles on our house and detached garage, both of which have hip roofs, and replaced with new Owens Corning TruDefinition Duration architectural shingles, Grace ice and water shield, and drip edging throughout, and added a ridge vent on the house roof. They also replaced damaged roofing boards in several places and replaced the poor-quality boards of a small roof covering our basement bulkhead entrance with better-quality boards. They replaced the existing skylight with a new one and removed and reattached a satellite dish. Additionally--although not part of the proposal--they did some internal caulking of the new skylight and reattached and secured an existing detached downspout. During the stripping of old shingles, they shielded the hedges around our house; and during the course as well as at the end of each of the two-plus days required for the job, they kept the grounds cleaned up of debris. All debris was collected in a dumpster and carried away on the last day (the employee who removed the dumpster even swept up around the area where it had been placed).

From start to finish, the folks at Ranch Renovations were courteous and professional -- John Cataldo was the one who came to do the estimate, and he was punctual and took care to explain what the work would entail. I got an email before they anticipated coming to do the job (a few weeks from the time of the estimate, but they had estimated so). It was a two-day job to completely re-roof the house and detached garage -- the job ended up costing a couple thousand more than the original estimate, but there were some things that could not have been anticipated until they started removing the existing shingles (e.g. the plywood boards on the entire right side of the detached garage was completely rotted, and they had to replace it entirely). Bob O'Sullivan, the supervisor for the job, stopped by each morning and went over what was happening both days, and went over the job with after it was done. They were very fair and only charged me for a portion of the extra work that had to be done (the final cost was not as much as it could have been, had they nickel-and-dimed every bit of additional work not included under the original contract). It is clear that they take pride in the quality of their work and being fair to their customers; I would not hesitate to recommend them.T

I really liked that when we originally had the meeting with a representative from the company, he brought samples of the materials they use as opposed to what most companies use. He also showed us with a model how everything would be installed. I believe this roof was about $1200 more than a "regular" roof, but the materials are superb, and this roof is guaranteed for 15 years, whereas most places are just one year. We highly recommend Ranch Roofing and will use them again when we do our garage. Thanks guys!
Description of Work: The extraordinary team replaced our entire roof in just a few hours. They have a terrific, respectful, and efficient team. They replaced the roof, gave us a chimney cap and replaced (not cut) all of the flashing around the chimney. There is a master mason who handles all the chimney work, so we will never have any leaking. They were on time, and completed the entire roof that same day. They laid giant drop cloths so that our yard and walkways would be covered, and they cleaned up every last speck of materials when they were done.

The folks at Ranch Roofing were a pleasure to work with. Everyone I met was courteous and professional. They returned all emails quickly both before and after the work was done. The crew came promptly in the morning and finished the job before I got home from work. There were a number of boards that needed to be replaced. They took photos to show why this was needed. The clean-up was spotless.

Ranch Roofing did an excellent job. They were very thorough and took the time to explain everything, and the owner, Bob O'Sullivan, personally stopped by a number of times to check on the work and make sure we were satisfied. Initially, we thought we just had a leaky skylight so we had them replace it and clean our gutters. Because the skylight replacement did not stop the roof leaking, they came back promptly and, upon further inspection, discovered multiple layers of old roof shingles underneath which was causing water build up so they replaced the whole section of roof for a very fair price. Bob even threw in a new skylight to replace our older 2nd skylight. Overall, they were very courteous, cleaned up thoroughly and were extremely pleasant to work with. I would highly recommend them for any roof related work.

The job went so well and we were impressed with the job crew, Ryan and the job Foreman and the owner Bob that showed-up several times to check on the work and keep us informed on any specs or timelines. The crew showed-up on time and worked late into the evening since rain was coming. There was extra time needed because of the surprise of the amount of rotted roof boards that needed to be replaced. The roofing team covered all the work in progress with plastic sheeting and returned to finish when the rain subsided. To get the job done an extra team showed-up and worked late into the early evening since more heavy rain was coming. I think at one point we had about 12 - 15 roofers on and about our property to get the job done. The Foreman was very communicative and always let us know what stage they were at. The team cleaned-up each night and left the property spotless. We decided to throw away the old siding on the dormers and install new fiber cement siding which added days to the job since there were 5 dormers. Bob had his carpenters do this work which took a few days. The carpenters had great personalities and worked well with us explaining what they were doing and when they would return to do more work. Cutting fiber cement siding shingles to fit sharp angles and then attach corner molding was tedious work. They did a great job and made any adjustments that we asked for. We the owners, had a lot of experience and information about fiber cement siding to match what we had and they did not mind our imput on the product and research on where to buy it and worked with us well. We had several bids for the work. We thought the Ranch Roofing price was excellent considering all the work needed. However, what sold us on them was their pleasant personalities, explaining the job to us in detail and offering their direct telephone numbers and of course the great Angie's List reviews. In addition the guarantee on their work is the best. We learnt a lot from them on correct roof replacement since ours was done so badly just a few years before we got this home by another local contractor. In fact, we saw 2 other roofs being replaced badly while they were here doing our work. We told Bob and his crew that we would highly recommend them to anyone and so much so that we would write a good review on Angie's List (then we kept forgetting to do this; sorry Bob if you are reading this, but better late than never). In addition, if anyone wants to contact us for a reference that would be acceptable.
Description of Work: Stripped roof (one layer of shingles) and installed new energy efficient roof shingles, underlayment, replace lots of rotted boards, installed ice shield, install new plumbing pipe boots, repointed & sealed and reflashed chimney. In addition, removed siding on Five Dormers, installed new boards where needed and then ice shield on all sides of dormers and flashing, then installed new fiber cement siding on all the dormers. House is an old Colonial with large steep A frame roof with a smaller A frame extension roof so two roofs were completely done as above. We have a very large above ground pool that is close to the house and we were very concerned about protecting it from roofing debris. They covered the pool with extra heavy duty tarps and searched for loose nails every day.

The crew arrived and took the old window out and replaced it with the new window. Part of the roof needed to be replacedand that was done. The crew was very professional and made suggestions on matching the trim of the window to another window which was near this one. The work was completed and we were very pleased with the work.
Description of Work: We needed to replace a roof window and called Ranch Roofing to give us an estimate. Bob O'Sulliven came out and looked at the job and gave us a fair price. We agreed to the price and he ordered the window to be installed. Some areas of the roof had to be replaced an after a slight delay, the window arrived and the work was completed. The crew worked vey cleanly and they made sure that all debrie was picked up. They even cleaned the new window inside and out. After a disappointing start, I am completely satisfied with the way they've handled the follow-up.
Description of Work: I left multiple messages for this company and they did not return my phone calls. However, shortly after I posted that information here the owner himself called and set up an appointment the next day to evaluate our roof leak. He was very apologetic and professional, and in fact came for the appointment a little early. I appreciated the way he rectified the initial problem. A great experience. They were very responsive as well as prompt and thorough. The communication was great so I always knew what was happening. I am recommending them to my friends and coworkers that need roof work done.
