Ranch roofing arrived on time and completed the job in about three hours. The foreman was very good he went up on the roof, after removing the old shingle he took pictures to show me how the wood looked. The roof condition was good. As the job progressed the foreman took pictures to show progress and to see how the new roof looked when finished. The workers were efficient and were careful with debris. They removed all old materials and kept things clean. I would recommend Ranch Roofing.

Bob, John and his team did a great job replacing the roof on my garage. John the sales person provided aggressive pricing on the project to earn my business and was very responsive. Bob the owner was engaged in the project and worked with my mason who was also completing repairs on my garage. Together they worked through scheduling issues and repair methods to ensure I got the best quality roof for my budget. The crew showed up early for both stripping the roof and replacing the roof and worked fast. They were a large crew, did the work quickly and efficiently and cleaned up well. The only feedback I have for Ranch Roofing was from my neighbors... They thought the crew started working a bit to early for a Saturday. Good problem to have though for Ranch Roofing. The crew wants to work hard and start early!

This is the third or fourth time I've worked with Ranch Roofing. On every job, they are courteous and work hard to make sure everything is right. Their prices are fair, and the results are excellent. In this case, they replaced an old skylight that leaked, causing some damage on the inside ... While they caulked, they did their best to clean up the damage, even thought that was not part of the job. The fan was really heavy and built into the structure on the roof. They got it out, dismantled, and cleaned up (as well as roofed over); they even volunteered to take away the fan as part of the job. The first time I worked with Ranch Roofing, I called them after spending the previous couple of years, working with three other companies that swore they had stopped a long-standing leak. Ryan of Ranch Roofing found the source of the leak in just 20 minutes ... and repaired it almost as quickly Bob O'Sullivan is great to work with. He is pretty busy, so sometimes there is a long wait to get him, but once they arrive, the wait is well worth it. In other words, I will continue to use them for problems at both our houses and to recommend them to anyone who asks.

Bob and company did a great job. Roof install looks great, and while there was some small amount of debris in the yard after, it was fairly minimal. The quote was definitely on the higher end, but it was using much better materials, so it was definitely fair. On the first day of the install, they discovered a bit of a problem - our leaf-free gutter system wasn't one piece like they expected, and combined with the steep slope of our roof, it made it impossible to do the ice and water shield wrap over the edge like they wanted. They did as much roofing as they could that day, Bob called me and walked me through the issue and their proposed solution, and they came back a couple days later with 3 carpenters to do the work-around. It took them half a day just to do the fix, and Bob came by to confirm the plan and check with me, even inviting me up the ladder to walk me through in person. the next day, their roofing team came back and finished up the house. They even pulled the dumpster between visits so I could access my driveway. Bob even offered to let me keep the open packages of shingles in case of any future repair needs (since matching colors later is a pain). And despite the 2 extra visits and 12+ extra man-hours, there were no extra charges at all - not even an ask. And the results? We went from a noticeable 10+ degree difference between 1st and 2nd floors on 80+ degree days to almost no noticeable difference. The ridge vent and soffit vents make a HUGE difference!
Description of Work: • Strip and dispose of all roofing material down to roof boards of which the first two layers are free then only 35 cents per square foot for each additional layer • Drape outer walls of house with tarp to prevent damage to house and adjacent landscaping from falling debris • Provide a comprehensive inspection of deck to include replacing damaged lumber, of which up to 64 sq. ft. of plywood or 64 linear ft. of roof boards will be replaced free of charge. Additional sq. ft./linear ft. is $2.95. Also, each roof board, if needed, will be re-nailed using 2 3/8” galvanized ring shank nails • Install Grace Select (ice and water shield) 6' up from bottom edges, 3' in valleys, around all protrusions, and 9" around all rake edges, Install Grace Triflex 30 HP underlayment elsewhere • Wrap the Grace Select (ice & water shield) over onto fascia. Install 1 3/8” PVC shadow board over fascia, clamping Grace Select (ice & water shield) • Inspect and replace damaged step flashing, where needed • Install Snow Country ridge vent where applicable, and if needed • Install 8” drip edge on all edges of roof • Remove lead from base of chimney, replace with new lead and seal with high-grade chimney caulking • Install limited lifetime GAF HD Timberline architectural shingles

We had done our homework and chose Ranch Roofing for its offer of top quality shingles and materials for the best price. Everything went exactly as promised. The crew arrived on time (8:45 a.m.) and worked diligently all day into the early evening in order to finish the roofing job as heavy rain was forecast for that night. Our deck and shrubs were properly covered and protected from debris. Upon completion of the roofing, the crew thoroughly cleaned up our yard. The owner, Bob Sullivan, checked all work with us. The process was a rewarding experience, and we are completely satisfied with our new roof.

Amazingly well. They started right on time and asked if it was ok to begin since it was 7am. There were many workers involved and they seem to have a system so they each knew what they had to do and what the others were doing so no one got in each others way. They completely draped the house so nothing was damaged. Even my wife's delicate flowers survived the hundreds of pounds of old shingles that were removed. Even with all that sitting on the ground after they stripped the roof, they cleaned up thoroughly. A supervisor was on sight the whole time to handle any questions from me or his staff. They worked continuously only stopping once for lunch & they finished on time. This company owns their own dumpsters and trucks so the dumpster arrived and all the materials were placed inside and delivered with the dumpster. What efficiency! When the job was done, the dumpster was gone so it didn't sit in my driveway for days-which I thought would happen. I was very pleased with the way they installed the skylights, very careful and particular. The day or two following the new roof and skylights we had some torrential rain and everything was dry. I would recommend Ranch Roofing to anyone needing a new roof. I can see why they have so many favorable reviews in Angie's list.

I could not possibly be happier with my experience with this company. I'm so impressed. Having a roof torn off and replaced is a messy and costly project. ( I have had a roof installed in a previous home out of state). Ranch Renovations made it as painless as it could possibly be, at an excellent price. It was clear to me from the get-go the high level of organization, care, and quality that Ranch Renovations puts forth. Rick started us out with a very thorough description of materials and process. He wrote up an estimate in our kitchen on his iPad. It was immediate, how rare is that?! He led me through a very thorough estimate process... Actually it was amazing. He had samples and a ton of knowledge on roofing materials, process, timeline and options. The price was competitive yet quality of materials were so much higher than the other estimates I had done. Communication was incredible. If I emailed a question or called, a response was almost immediate. The timing was exactly what he said it would be. They set us up with a date and showed up at the crack of dawn on that day. Bob the owner, was there to meet me first thing. That is very unusual for the owner to be out connecting with clients and being sure communication is clear about the details of the job. Bob was fantastic to work with. He was lighthearted yet very diligent concerning the quality and efficiency of the work he stands behind. He explained to me how it would be done and that is exactly what happened, yet the results exceeded my expectations. How satisfying to work with an organized, friendly company who so obviously care about the quality of work they do and the people they work with. The entire roof was finished by the end of the day incredible. Cleanup was immaculate. We also had some extra work done I asked if they could reroof rubber roof and partially rebuild our balcony and repair some floorboards on our front porch that had been damaged from the previous old leaking roof. His guys who did that work did a beautiful thorough job. They came over and sized the job up weeks in advance. The carpenter discussed the options with me, and with the help of Bob saved us hundreds of dollars in materials and labor by reusing what they could. A very creative and thoughtful crew. They went out of their way to save me money without losing quality. Gorgeous roof, fantastic company start to finish. This is a company with a high level of integrity and skill. The guy that they sent was on time and extremely nice. There was a bit of miscommunication regarding equipment as he assumed I already had the vent and I had assumed the opposite. He was totally ok with that and made a quick trip to a local store to pick one up. Overall the job was much quicker and smoother than I expected. The only negative experience in the whole process was some communication issues. I first spoke to the owner who told me they'd be able to take care of it the next week. A few days later I got a call from another guy saying there was a 10 week backlog, so I told him I'd find someone else. A few days after that I got a call from the guy who ended up coming out saying he could do it a few days later. Not sure what the confusion was there, but all's well that end's well.

Everything turned out well. The company sent a rather large crew which completed the job in a remarkably fast and efficient manner. In fact, there were approximately 14 men on the roof at one point, and they finished in just 4 hours. Furthermore, all of the crew members were very polite, very friendly, and did an excellent job. They also did very well in cleaning up after themselves. After the roof replacement, they were very responsive to some squirrel and raccoon damage which I really appreciated. Ultimately, it was great experience, and I'm sorry that I have only one roof!

I had a problem with a leak in my roof that had persisted for over a year. I was getting water in my attic and every time it rained I would set out buckets and tupperware to catch the leaks. Like a low grade infection, it was a constant stress. I called two other roofing companies who came and worked on the roof in an attempt to fix the leak. Both companies failed. Both of the other roofers came back a couple of additional times and when they were unable to fix the roof, they threw their hands up and said that they couldn't fix it. Of course, they were happy to take my money and refused refunds. I finally called Ranch Roofing (who I should have called first). They came and replaced most of the roof with a focus on the area that was leaking. They were unable to fix the leak the first time around. I had a sinking feeling that I had just thrown another round of money away. However, they came back a second time, no questions asked, and worked on the roof some more in an attempt to fix the problem. Again, the roof continued to leak. Panic set in. This is where Ranch Roofing proved their worth. The manner with which Ranch Roofing engaged me was amazing. They continued to be responsive and assured me that they would continue to work with me until the problem was resolved, no matter what or how long that would take. They then sent the final team to the house and were successful. The roof no longer leaks and on the nights when it rains I find myself in the attic just listening to the rain and smiling because there is no water coming in. They will be the first to tell you that they are not the cheapest (nor are they the most expensive) but they are worth it for the professionalism and customer service that they exhibit. I would recommend them to anyone thinking of getting a new roof or in need of a roof repair.

I got both an excellent new roof and amazing performance, as a very well managed crew of 19 swarmed over and removed the existing roofing, replacing it with plywood boards, protective rubber layer and shingles. they worked well and professionally, completing th job in 4-5 hours. despite encountering thee unplanned (not in original estimate) need to add new roof boards. the explanation for this "extra" was immediate and convincing. it was delivered by the personable owner/ manager himself, who invited me up the ladder to inspect the original boards now stripped bare. Up i went to "trust but verify." I was also impressed that because the firm has its own fleet of trucks, the delivery of this material was quite speedy. Likewise the firm having its own dumpster, with delivery and pick up for it enabled a thorough clean up and removal of the debris to be completed well before the end of the day. Also everyone was quite polite and considerate to me, when i ventured out to inspect the progress. i believe the price was fair. Both my angie's list coupon and credit card were received without any fuss. altogether a pleasant experience, but because the roof is guaranteed for quite some time, it is one that i think needs to be repeated.

After coming out to price out the job, the owner of Ranch Roofing, Bob O'Sullivan, did not get the estimate to me as he said that he would. When I called him about it, he apologized profusely. He said because it was his mistake he would make it up to me both in the price of the work as well as how quickly he will get the work done. His team arrived when expected and did a great job. Despite his oversight of not getting back to me, clearly Bob cares deeply about making sure that his customers are happy. After my experience in the last week, I would definitely recommend his company to others. By the way, the light tube is pretty amazing. It's like having a light on in the room without using any electricity.

Came out shortly after I contacted them. Price was at the upper end of the quotes I received, but I selected them based on the quality of materials to be used (others quoted using felt underlay, CertainTeed or GAF products) and good reviews. They were good at scheduling the job. They showed up on time with a small army of guys and completed the job in one day. It was a brutally hot day, but they got it done. They cleaned up carefully. It's been a couple months since the install with no issues so far. Overall, they were extremely professional and everyone was pleasant to deal with. I would highly recommend Ranch Roofing.

Our roof was not in horrible shape, but it had developed a number of small leaks over the years we've lived here, leaks that mostly acted up during big rain storms but were getting worse over time. We met with several roofing companies to get estimates, and Ranch Roofing was one of the first to give us a full quote. I already knew what work I wanted done, but that didn't stop their salesman Rick from giving me the pitch (as much as I tried). Still, he was able to answer the questions that I had and we had a full quote before he left the house. I was told a number of interesting claims, such as the fact that they would re-lead and re-mortar the chimney. This seemed to be fairly standard, given the other roofers I talked to said the same thing, but Rick promised us that they would grind out all the mortar and rebuild the whole thing, and it would be like "a brand new chimney". He made special mention, several times, that this was demonstrably more than other roofers would do. I also insisted that the ice and water shield be installed fully on a low-pitched extension to my house, and Rick kept insisting that they would do that anyway. On this point, though, I made sure it was written into the contract -- something I strongly suggest anybody do. Oddly, Ranch will not eat the cost of any building permits and adds them to the price of the contract after the fact. Why nickel and dime your customers for a $36 permit on a $6000 job? After getting several other, similar estimates for the work, we decided to go with Ranch and called them back to finalize the options we wanted and set up a time. We paid the deposit and were told that it would be a few weeks out and they'd let us know. Nearly two months later, after having heard nothing at all, I emailed the salesman and was told that they were very behind schedule because of all the rain. As a side note, one would think that estimated schedules on this kind of work would account for rain during a New England summer, but maybe that's just me. Regardless, two days after I had emailed the salesman, we got a call saying that they were coming to do our roof that coming Monday. There are two things about this that bothered me: First, I hardly think it's a coincidence that our number came up so quickly after having inquired, and it makes me feel bad for all the other homeowners that were bumped off the schedule to accommodate us. Second, we weren't given any say or choice in the matter of when they going to do the job -- they just told us that they would probably be there on Monday morning at 8am unless it was raining. This could have been a problem for us as we were getting ready to leave for a family vacation a few days after, but nobody asked us if the time would work for us at all. Monday came, and in spite of some thunderstorms in the forecast, we got up around 7am to find a few people milling around our house. After talking with one of the crew, it turns out that most of the workers had shown up at the job site a early and the foreman had yet to arrive, so they couldn't start or do anything until he got there. A bit later, the foreman, Ryan, showed up a little while later and work began in earnest. The crew fairly quickly got up onto the roof and started scraping things off and going to work. We had a quick chat with the foreman and paid the second deposit. I had asked about attic access, as they were going to be closing the old gable vents, but was told that there would be no problem and that they'd probably access the vents from the outside anyway. One outstanding extra thing that they did though, that I must highlight: when we bought the house, the previous homeowners had installed an odd little newage design thing up toward the gable end of the house, to ward off evil spirits from the roof antenna or something like that. I had never liked having it up there, but it was always out of reach for whatever ladders I had access to. So on the day of the project, I asked the foreman if they wouldn't mind taking that down while they were here, since they'd be up in that area of the house anyway. Sure enough, when I came home from work that afternoon, the little design was nowhere to be found. I am also happy to report that no evil spirits have inhabited my roof antenna since the job was completed. Very impressed that they were willing to do this one simple little thing for me. I was gone most of the day that they were working, but my wife had sent me several pictures of the work in progress before they left the house for a while themselves. We all came back that afternoon to a beautiful new roof with a freshly cut ridge vent and a newly reflashed chimney. The chimney, I'd like to point out, had not been rebuilt in the manner I had been lead to believe, but at least the new flashing was properly mortared into the bricks. When I asked about this, I was directed to the contract and it was pointed out to me that the contract made no mention of that kind of work being done, so it seems that the salesman had simply oversold his company's services. I checked things out all around the house, and overall everything seemed to be very professionally done and well executed. I went up into our attic to see the new ridge vent and chimney work up close, and found that they hard replaced several of our roof boards. Our house is old enough to have roof boards instead of plywood, and several pieces had begun to rot out (and the replacement was written into the contract). However, I quickly noticed that several of the replacement boards had not been nailed properly. Specifically, the nails on several boards missed the rafters to which they were meant to be attached, and said nails can be easily seen sticking down into my attic. It's difficult for me to tell if they also nailed them to the rafters, right next to the nails that missed, but it doesn't seem to be the case. Additionally, the crew had moved a number of boxes that were in the way of the gable vent . This in general was no problem, but several of our stored items were minorly banged up in the process. Had I known they needed access like that, I could have easily moved things out of the way myself, avoiding even this minor damage to things. The strangest thing that I noted when I was checking things over was that my skill saw was plugged in. I had left it up in the attic as I was working on fixing up some things up there myself. I guarantee that I had not left it plugged in though, and certainly would have noticed it this morning. I'm not sure if the crew accidentally thought it was their saw and used it for something, or they just thought they were doing me a favor by plugging it in, but it was odd to find it in such a state nonetheless. Gutters were installed by a subcontractor the next day, even though the salesman had assured me that the whole job would be done in one day -- again a case of overselling, I think. In general, they did a decent job, but they installed the gutter on the front of the house backwards from what it had been previously, dumping water onto the front walk instead of the driveway. When I pointed this out, the contractor said "well it's too late now", and that was that. They left early that afternoon without having installed the gutter covers that we had ordered. About half an hour before I was planning to call Ranch and ask about the gutter covers, we got a call from the job's foreman, Ryan, letting us know that they'd be back the next day to put the covers on, and that they hadn't forgotten. We also inquired about the dumpster that was still sitting in our driveway, and were assured that the truck was out for it and it would be gone that day. However, by the time we left for our vacation the next day (Wednesday), the dumpster was still sitting in the middle of the driveway. As a consequence, I had to park my car on the street while we were out of town, which I really would have rather not done. When we got back from vacation, the dumpster was (finally) gone and the gutter covers were installed. I spent some time going around the house, picking up the various bits of debris and construction material that the crew had missed, such as nails and staples. Since I have young children, I really didn't want those around. The gutter people had left a fair amount of aluminum shavings in my driveway from where they did their cutting, and didn't seem to clean up at all. I also picked several shingles and pieces of shingles up all around my house, from the bushes to the walkway. Really not the professional cleanup that I was expecting. All said though, we were happy with the actual work that was done and our new roof has been doing a bang-up job of keeping the water on the outside of our house. The owner of the company, Bob, came by to see if we were satisfied with the job and to pick up the last check. He initially asked us to write the check out to him personally instead of the business, which I refused to do (because: sketchy, much?), and he acquiesced to me writing it to the company instead. We expressed our dissatisfaction with the cleanup job and the dumpster, and he gave us a tale about having a substitute driver for the dumpster truck who had let him down, etc. He encouraged us to give them a "good review" on Angie's List nonetheless, and when I told him that I would give him a fair review that told both the good and bad -- the one you're reading now -- he seemed confused and a little worried. He told me to think hard about it and see if they really did earn their "A". They hadn't, in my mind, and begging for one outright was very unprofessional. Bob left only to return a bit later with an apology card containing $50 in cash. I'm not sure if he thought refunding < 1% of the job's price would buy his "A", but it didn't leave a good impression with me. Odd, that. He also said he would personally walk around and clean up any remaining debris, but I'm still finding and picking up pieces today.

I picked Ranch Roofing based on lots of great reviews here on Angie?s List and I am glad I did. It all started by a phone call followed up by a visit from John C. (sales) to my property where he spent over an hour answering every question that I had, and believe me, I had plenty knowing that I have never had a roof replaced. John brought with him lots of samples and answered all of my questions. He even wrote down all of my concerns on the quote itself to make me feel more at ease. He gave me an early cost estimate on the spot (roof only). John also took the action to follow up on all the skylights questions. As a matter of fact, a day or two later, Bob the owner dropped by, and inspected the 3 aging skylights, took lots of pictures and promised to get back to me as soon as he hears from the skylight vendor since it appears that I may need custom made skylights due to the current openings in my roof. Few days later, John C. got back to me with skylight pricing and options. To make the story short, it was cheaper to get off the shelf sizes than custom made ones. But off the shelf sizes require some major wood work and finishing from the inside and outside. Bob got back to me and he offered his carpenter Dave to do the finishing work to meet my all expectations. Again, we went through several e-mails and multiple questions and answers sessions until we finally agreed to a finishing plan, skylight options (solar powered), shingles color etc... John C. was great to deal with, he would always call back, answer my e-mails, add my little notes into the quote, etc... I think he went beyond "customer service cliche"... I was truly happy. The lead time on the skylights was 4 to 6 weeks. So we waited. When the skylights were ready, John C. got the installation scheduled, and the team was promptly in front of my house on the morning of the installtion day. Bob the owner was also there, along with the roofers (4 guys with Junior, the leader). Those guys were quick. They put on the tarps around the house and started removing the old shingles. Few hours later, Dave (the carpenter) arrived onsite, just on time as the team was ready to remove the old skylights. Dave (had 2 guys with him), quickly started building the boxes for the new skylights and communicating with Junior and his team on what needs to be done step by step. By end of day one, I had a new roof, and all 3 skylights replaced. The team did a great job cleaning up and that evening it rained cats and dogs all night, good test for the new roof, and it passed it. No issues at all. The second day was all about Dave and his team. He brought 4 people with him to quickly finish up the work on the inside. Dry wall, framing, etc... Dave made sure all furniture was covered, tarps on hardwood floor etc... Few hours and the team were done cutting and replacing old framing with new ones. I think Dave did a great job to meet our expectations. He was communicating with me and my wife constantly, and we even changed the plan on the fly on one of the skylight to make the framing pine rather than oak, he gladly did that. All I can say is that we were very happy with the services. Hopefully, old winter will not scare us anymore. I will come back and update my review after the winter season, as the roof will be snow tested by then. I would like to add that as Dave's team was working, he (Dave) would always check on the quality of the work, and he would tell his team to redo things just because it did not quite meet his inspection criteria. I liked that.

I chose Ranch because their price was reasonable (they were the middle of three quotes), they had great reviews here, and they were willing to work with a City of Boston HomeWorks loan (which requires a lot of paperwork and patience). I have a big old house (ca. 1895) with a big old roof. It had 4 layers of shingle, and many small roofs over window gables and whatnot. Not a simple roof. The roofing team arrived on time (around 7am) on the first day, and a crew of about 12 guys stripped the roof. The bottom layer was the original wood roof! They did about half the new roof, and came back to do the rest the next day. They filled the dumpster twice. I found the workers polite and they didn't seem to be putting themselves in danger. You hear a lot of scary stories about roofers, but these men were quite professional and not foolhardy. They were tied to the house, which seemed like a good idea. A few unexpected things came up, like a skylight had to be slightly re-built, but they took it all in stride and the finished roof looks good and is keeping the water out. They did a better job at cleanup than expected. A few plants got crushed, but that was to be expected. Nothing major was destroyed. Some notes about preparing for roofers - Disconnect your rain barrels. They will be filled with nasty roof debris if you don't. Make sure your windows are all closed or a lot of dirt will get in. Make sure your pets stay inside the whole time. Move anything from the perimeter of your house that could be crushed. Overall a good experience.

I actually had Ranch Roofing give me an estimate a little over a year ago. We had bought the house knowing it needed a new roof. I used Angie's list to pick 5 companies to get estimates from. Ranch Roofing was not the lowest bid, but John made the best presentation and I felt we were getting the most of our money using them. We decided to put the roof replacement off a while for monetary reasons as we had other remodels going on. Fast forward to a month ago when we had a heavy rain storm and I came home to it literally raining in my new kitchen. I immediately called Ranch Roofing (after hours and they answered immediately, nice!). I explained that we had John out the year before for a quote and now that we needed the roof replaced sooner rather than later. Two days later John was at my house picking up the deposit. They honored the quote from the year before, which was great. He sent someone out to patch the roof to secure it until they got us on the schedule to replace it. Bob (the owner) called and explained the schedule was running about six weeks out, but they would fit us in as soon as they could if there was a cancellation. Literally two days after we picked out the shingle color (a Thursday), Bob called back and asked if they could come Monday. The team arrived with 15 workers! My house has a lot of roof to it. It is a long stretched out ranch and these guys worked non-stop all day and finished it! The crew was very polite. Ryan, the foreman, introduced himself when they arrived and went through everything with me. When I pointed out the guttering we needed replaced he said no problem. They even added additional brackets to secure the older gutters at no cost! When the job was completed, the crew cleaned up incredible well. The lawn was thoroughly raked, ever piece of shingle and nail was picked up and they swept up like they were never there. This is after removing two dumpsters worth of material from my roof! At the end of the day Bob (the owner) showed up to walk me though everything, which I thought was a great touch. I could not be happier with the quality of the work or the quality of the people working for this company! From start to finish everyone was very responsive and superbly nice to work with. I would recommend Ranch Roofing to anyone looking to replace their roof.

Didn't watch where he was going during the estimate. Stepped on plantings and brought a dry laid rock wall down. Was highly unresponsive. If he was having a bad day, he needed to be at least up front and courteous. No eye contact.

I was very impressed with the expertise and professionalism of the Ranch Roofing staff throughout the contract and work process. My first interaction was with Rick Rice, who came out to evaluate the job and to do the estimate. I was so impressed that he was then able to immediately write up a detailed job description and estimate price on his IPad and Email it to me (so much more efficient than having to wait days for an estimate price!) On the work day itself, Ryan (crew supervisor) arrived with his staff, who immediately set to work. They worked tirelessly throughout the day (on a very hot, muggy day!) and were able to complete all the work in one day, with an immaculate clean-up at the end. Ryan had also given me periodic updates throughout the day as to how the work was progressing, which I appreciated. Bob O'Sullivan, the owner, then stopped by at the end of job to ensure that I was satisfied with the quality of the work, and I could assure him that I was indeed thrilled with the expert, quality work that his hard-working staff had provided. I can enthusiastically recommend this top-notch company!

I realize they are busy, largely due to Angie's List. I think that due to the volume of work they receive, some customers, like myself, are likely to fall through the cracks. I also think they have become a bit complacent in their #1 standing, which is unfortunate.
Description of Work: Called and spoke to receptionist which was really at a call center who had no information they do not seem to work on weekends or pick up the phone after business hours, which is typical of larger operations. John called back and asked about house. 25-30 minutes to measure and show colors and samples. Says 60/40 materials/labor. Couple of days job. Then Rick (salesman) came out to give the estimate. Said there should be no weave in the valleys (ie. installation of previous roof poor) Said they use top quality Grace ice and water shield. Would install new skylights at no extra labor cost, but that I have to pay separate for the permit. I found him informative on the info he wanted to provide, but otherwise lacking. I found him very pushy. He was reluctant to give references (ones I could talk to) and kept sending me to Angie's List, and touting the high number of great reviews. He finally estimated roof at 2700 sq ft, though I had to ask multiple times and he really didn't want to tell me (Bob later cleared up that he directs salesman not to disclose roof area). Since they tout GAF warranty, I had looked it up, and any warranty service from GAF requires that you specify how much roofing material was applied. That means I need to know the area of the roof. I contacted the company via the website explaining my disappointment with Rick and requesting a meeting with an actual roofer. Bob himself came out to the house. He was very forthcoming, and explained about shingles poorly protecting roofline on dormer, among other things. He said he could send someone out to patch a leak we had, though they were backed up a few months with work. He also said he would personally oversee the job and that all workers are Ranch employees, not contractors. He also explained the 15 year workmanship warranty that he personally guarantees. I liked Bob, thought he was very straightforward, and I was highly considering going with Ranch if the references checked out. Since the rain stopped, I put the project aside for a bit waiting for a response. 1 month later, I have not heard from Bob yet. I followup to see about the information he had promised and he responds that 'Rick', whom I had specifically asked not to work with, would be taking care of the project. That's not the kind of professionalism I expect when paying such a large amount of money. I also don't think I was really asking for a lot, just the promised references, roof size, and to work directly with a roofer, not a salesman. Perhaps others have better luck with Ranch.

My roof was quite old, and had a small leak in the flashing. I had ranch roofing replace my whole roof, including removal of all shingles and all flashing. The bottom line is this: I?m extremely happy with the outcome. It looks really great, and the leak seems to be resolved. Here are some highlights from the process getting to this point: Ranch responded quickly to provide a quote. After choosing them, I had to wait a few weeks to get the roof started because they had a number of projects in the hopper. As the project approached, I was provided with daily updates on what day they would start (which changes with weather). The day they did the roof they got here early with a team of 6 hard-working and professional employees. Within about 8 hours the roof was done, and they had cleaned everything up ? pretty amazing. And the owner (Bob) had come by a number of times to check-in and see how it was going. At the end of the day I did a walk-through with the project manager and he gave me a summary of what was done. I informed Bob of a few open items and he had someone at my house a few days later to address those items. Couldn?t ask for anything more. I highly recommend Ranch Roofing.

The sales/estimate rep was very knowledgeable and made an excellent case for why their methods and materials were superior to the offerings of other roofing companies. They answered my subsequent questions over email promptly and clearly. When they came we reviewed the job and the cleanup. It seemed like there were about 20 guys working. They were done by the end of the day (5 pm) replacing my entire roof. Though they had expressed concern that there was one part they may have to do the next day, they stayed to get it all done. I'm happy with my roof and their excellent cleanup. I gave them 4 instead of 5 on punctuality because they were *slightly* late on their time estimates, e.g. he was 45 min late to the appointment for the estimate, he said he would get the estimate to me by the end of business and he got it to me the next day, he estimated he would call within a few weeks and it was a bit longer than that, they had to postpone the original date of service. Not enough to make me not want to use them, just other roofing companies were better deserving of 5 for punctuality. There was one honest mistake, where they had accidentally applied my deposit to another account with a similar name, and then called to ask for my deposit (which they already had), so we had to clear that up. But it was cleared up that day without a problem.

These folks were professional and courteous straight throughout entire operation. They took care with our particular roof issues and did the entire roof in one day. Not one corner was cut! The crew was a large group of industrious, focused workers. Our property was left without trace of the activity of the day and the roof job is flawless. We recommend them 100%!

They were thorough and explained what they covered. The process started with Rick Rice coming to the house to review the needed work. Lots of peaks and valleys, two bay window roofs (one flat), two dormers plus full shed dormer. He did a thorough review of the job, answered all my questions and clarified the contract to address some of my questions. They job went smoothly and they lived up to expectations. The onsite crew led by Ryan Dimergian were very quick and thorough in prepping the roof: stripping off the old roof, replacing boards as needed, installing "ice and water shield along the lower 6 feet and 3 ft in valleys. They even wrapped the edges over the fascia and attached a strip to secure the edge. They re-leaded and caulked the chimney. They also installed a rubber membrane roof on a shallow full-shed dormer on the 3rd floor. They replaced the old black rubber with "white" (at my request) to dissipate the heat (it should drop the surface temperature by 40F). They installed 1/2" recovery-board under the rubber roof. They protected the house and plantings by draping curtains from the roof sloping away from the house. They worked fast and hard. They finished 98% of the job on the 1st day - stopping for rain. But they completely cleaned the yard before leaving. They came back 2 days later after the Rain stopped and completed the work and final cleanup in a few hours - they even used a magnet on wheels to pick up all the stray nails. (They even removed and re-installed the gutter helmet and heat wire on the front of the house for no extra charge). When they left, you would never know they had been there except for the new roof. Their price was not much more than others - and the value for the money should be worth it in the long run.
