We couldn't be happier with our new roof. We got architectural shingles on our four square colonial. They completed the job in one day and cleaned up after themselves. The owner stopped by the next day to check how the roof came out and to ask us if we were satisfied. We would highly recommend ranch roofing and would hire them back in a heart beat.

I worked with Dave Jensen who gave me the quote as well as managed the job site on the day of work. . I sent in the deposit and Dave called me to tell me that they received my check. He said he would call me and let me know when I would be scheduled. He called me and scheduled my job within two days . I was scheduled for a Friday and the weather was predicting rain. Dave called me on Tuesday and let me know because of the weather I would be pushed back until Monday. I appreciate getting that information early so that I could change my schedule. The crew arrived promptly at 7:00 am and began setting up the tarps to protect my house. They worked quickly and efficiently. Dave came in to show me pictures of the roof that he had taken to show me the progress halfway thru the job and estimated how much longer they would be. They crew cleaned up and were gone by 3:00PM. Dave said he would send me pictures of the completed roof. I have not yet received the pictures and I will contact Dave to remind him to be sure to send them to me. The job was just completed yesterday so we have not had any rain yet. I do not anticipate any issues and will update if I do. Dave was a pleasure to work with and would highly recommend. I had gotten a total of 4 bids and we choose Ranch they were not the cheapest nor the most expensive. They were in the middle and because of Dave's presentation, he had a sample roof and he was able to show me all that was going to be done. It was very helpful and he answered all my many questions. The price did not include the permit and that was extra, however I was told that upfront and was stated in the contract as well. Update 6/5/14 Dave has sent me the pictures of the in process as well as the finished pictures of the roof.

Don, the rep, came to our house to give us an evaluation of the current roof, and an estimate for the replacement. Don was very friendly and knowledgeable. He was upfront about their price not being the lowest, but said he believes in the company and the owner. He said the owner, Bob, cares dearly about this company an his customers and will go out of his way to make sure customers are happy. We hired them for the job. Within a few days of us signing the contract, they contacted us to schedule the work. They said they would arrive between 8 am and 9 am on the scheduled date, and showed up promptly at 7:54 am. The work was completed by mid-afternoon, and I was present for the entire process. They had a very large and efficient crew. I did notice that the entire house was not covered in protective tarp, as Don had explained would happen. It was only partially covered. At one point, I watched as material was tossed off the roof, and it tore down the tarp when it landed. I waited a few minutes, and when they didn't replace the tarp, I went outside. This is when I noticed that a couple of my exterior lights had been broken by fallen debris. I motioned to one of the workers, showed him the damage, and told him I was worried about damage to my vinyl siding from falling debris. He assured me no damage would happen. As the end of the job, they cleaned up, had the debris removed, and left. That evening, my husband and I noticed damage to our siding. In one area, we found a dent, and in another area, three locations where the siding had been cracked off. I immediately contacted our rep, Don, and he forwarded our message to the owner. The owner, Bob, called me personally and apologized for the damage. He mentioned one of his men would be calling me in the next 24 to 48 hours to arrange a time to inspect and fix the damage. I did not get a phone call. 2 days later, the guy (his name was Aaron or Erim, not sure) showed up at my door around 8 am unannounced. Luckily I was home. I said, "I was expecting a call from you." He said, "Well, I am busy, so I showed up when I could." He walked around the property, saw the damage, and said he would call the owner. He said he would send workers back "either today or tomorrow" to clean the tar streaks, and that he would come back to replace the siding himself but that "I am very busy and it will be about 14 days." He left. No one showed up to clean the tar streaks. Three days later I emailed Don again, saying I was disappointment that damage had happened, and that no one had taken care of it yet. The owner Bob called me again, apologized for Aaron/Erim. He said Aaron/Erim had described the damage as having been caused by our grill, I told him this was not the case as we had bought the grill the day before and never used it near the areas of damage. He said he was sending someone else the very next day. The next day at 11 am, Junior and another fellow came by to look at the damage. Junior took a sample of the siding and said he would be back with new siding pieces in the same color. Around 1 pm, the owner Bob showed up to look at the damage personally and to apologize. Around 3 pm, Junior came back with new siding. He said he would install it, and that if I was not happy with the color, he would find a new color match. He replaced all the damaged pieces and tar streaks and made sure I was happy with the work. He also found an area of warped plywood substrate in one area of the house. This was not caused by Ranch Roofing, but Bob offered to have his crew fix it for us free of charge, in exchange for the damage and the poor service provided by Aaron/Erim. The next morning, his crew showed up and fixed the substrate for us. All in all, I can say that Bob will work hard to make sure you are happy with his company's work. I cannot give them an A because I wish they had been more careful with our siding to begin with, but I am very happy with his customer aftercare and resolution. I would hire them again.

It couldn't have gone better! Ranch said they would be there between 7 AM and 8 AM and they arrived at 7:30 AM on the nose. Dropped off the dumpster, and they were off and running. I was stunned when I got a call from the supervisor on-site at 11:30 AM to say that they were done. The roof looks amazing, and they took great care to clean up all of the debris from our yard and the neighbors yard. The owner, Bob, came by in the evening to pick up the extra materials and I paid by credit card on the spot. It was easy, and efficient, and I can't recommend them enough!

Ranch Roofing provided excellent communication, telling us exactly when they would arrive (7 am) and arrived at 7:01. They had a huge crew and had two layers of previous shingles off in about 1.5-2 hours! When it became clear that much of the existing fascia was rotten, they clearly presented their plan and additional costs, which were reasonable. They finished the whole job in a little over 1 day, to minimize the noise and disruption. Here is exactly what they did: ? Strip and dispose of all roofing material down to roof boards of which the first two layers are free then only 35 cents per square foot for each additional layer ? Provide a comprehensive inspection of deck to include replacing damaged lumber, of which up to 64 sq. ft. of plywood or 64 linear ft. of roof boards will be replaced free of charge. Additional sq. ft./linear ft. is $2.95. Also, each roof board, if needed, will be re-nailed using 2 3/8? galvanized ring shank nails ? Drape outer walls of house with tarp to prevent damage to house and adjacent landscaping from falling debris ? Install Grace Select (ice and water shield) 6' up from bottom edges, 3' in valleys, around all protrusions, and 9" around all rake edges, Install Grace Triflex 30 HP underlayment elsewhere ? Wrap the Grace Select (ice & water shield) over onto fascia. Install 1 3/8? PVC shadow board over fascia, clamping Grace Select (ice & water shield) ? Inspect and replace damaged step flashing, where needed ? Install Shingle Vent II ridge vent where applicable, and if needed ? Install 8? drip edge on all edges of roof ? Remove lead from base of chimney, replace with new lead and seal with high-grade chimney caulking ? Install limited lifetime Certainteed Landmark architectural shingles ? Replace all pipe boots - Install soffit strip vent on front and back of home. - Install baffles in each bay of attic. * Install new PVC fascia board on front and back of house, and new 5? white seamless aluminum gutters, including downspouts: $2,050.00 * Installed 224? roof boards, first 64? free of charge. 160? x $2.95 = $472
Description of Work: New Roof and venting: Remove two layers of existing shingles, added 1 ridge vent, strip soffit vents along both eaves, removed old lead from chimney, wrapped the chimney in new lead, replaced fascia with PVC fascia, replaced 16 boards of decking, added new Grace triflex underlayment and Ice/Water shield, installed new shingles.

Everyone I dealt with was extremely knowledgeable and professional. When putting a dumpster in the driveway they always lay down a wooden frame first to protect the driveway. They were very responsive to all concerns that I raised. They double-checked with me about significant tasks before doing them. For example, removing the chimney down to the roof (which we wanted because we do not use it any more.) They arrived about 7 AM. They did not use scaffolding. They used ropes like climbers rappelling. It is a very technical and skilled job. The large crew is extremely organized. They work very hard, but they are good natured and considerate. The roof and skylight were installed in exactly one long day (amazing) and the interior finish work, blind and screen for the Velux skylight were done in a few hours on a later date. It was great that the owner Bob O'Sullivan came by ahead of time and went over the details of what was to be done. It gave me confidence that things would be done exactly right and indeed they were. The end result: Everything came out beautiful and we are very happy.

I've gotten several estimates for a new roof and Ranch Roofing is one of the companies I'd pick. However, the employee that came out was just an estimator and not someone that does the work. I like to get people out for an estimate who will actually be doing the work themselves or otherwise be on site and supervise it. He went into details about the different materials, which was good. I wasn't able to get the job done right away, but I intend to get it done right away.

We needed to replace the roof on our two family house. Ranch Roofing was very responsive and professional. They said they would arrive at 7 am and they were there at 7 am with a large crew. The work was completed in one day which made it easier for me and for the tenants. They were very thorough and did a great job cleaning up. Definitely would use them again.

I don't remember correctly. He recommended a particular type of roofing and that has a life time guarantee. They cleaned up themselves. They are responsive. I would use them again in the future.

This is an updated review to express my appreciation for the quality of Ranch Roofing's on-going customer service. Ranch Roofing installed a new roof and gutter system on my house a couple of years ago. I wrote a positive review at the time, but now I'm writing again because I've been so pleased with how they stand by their work. I've had to call them a few times about some minor leaks in my gutters, and they have responded immediately and courteously every time to fix the problem. The issue was that water was dripping down between the gutters and fascia board in several places, but only occasionally and under certain climatic conditions. It turns out that some of the gutter hangers had a small manufacturing defect which was causing the problems. So it wasn't really even their fault. But, nevertheless, they have taken care of the problem, immediately and without hassle, every time I've discovered one of those defective hangers.

We contracted with Ranch Roofing to install a new shingled roof on our house. We had received four estimates and Ranch Roofing's was actually the most expensive of the four. However, they sent a rep to our home to discuss in great detail their process of installing a new roof, pointing to shortcuts that many roofers take that most customers would never be aware of. On their written estimate, they itemized each component of the roof, line by line, clearly outlining that item's contribution to the overall cost. Most of the other estimates we received were too vague or brief (one simply said "install new shingles and underlayment"). We researched the brands and models of all the materials they proposed to use and learned that they are all high quality, highly recommended materials based on information gleaned online. Ranch Roofing also highly recommended replacing the 30 year old skylight (the only skylight), citing that it's not possible to properly re-flash it once the original flashing is removed. They were the only business that weren't enthusiastic about installing the new roof around the existing skylight. We accepted their argument, and in retrospect it was the right decision because the overall cost addition for a new skylight was minimal (we paid their own cost for the skylight, they didn't profit on it-- and they had to drive all the way to CT to pick it up), and now we have piece of mind that the new one will last another 30 years before leaking (that's the projection, anyway!). They also insisted on having a mason re-lead the chimney instead of just slapping on tar goop like other roofers would have done. This added $450 to the cost but again, in retrospect it was worth every penny knowing it was done the right way (and lead flashing looks so much more professional). So in the end, their estimate was the highest because they proposed using the best materials and involving other professionals for services that are supposed to be done when redoing a roof properly (chimney re-leading, for example). If we had added on those extra services and materials to the other estimates we had gotten, they would have approached that of Ranch Roofing's estimate. The work was done in one day, as promised, and this included tearing down THREE old layers, dismantling the top section of a defunct chimney, and re-leading the working chimney-- a lot of work. At first we were a little annoyed because it started raining rusty nails and shrapnel before we could get our small kids safely out the door on their way to school, but the workers stopped when they saw us exiting the house. Still, there were sharp bits all over the ground that we had to carry our kids over, but aside from this little inconvenience all went well. The owner of the company came by that night for a final inspection of the work with me present to point things out. I had pointed out a few things that hadn't been done to my satisfaction-- some of the shingle overlap at the edges of the roof were uneven, and the drip edge in one area needed some adjustment. The roofers had managed to break a brick on our front stoop. They were VERY responsive to the issues and had them all resolved within a day, even hiring a mason to fix the brick the very next day. The cleanup after the job was also better than average (not perfect, but you can't expect that from anyone, especially with the three extra layers of old shingles and the corresponding nails they had to remove before installing the new shingles). Overall we are very pleased with the job they did.

We had used them in a previous condo that we lived in and they did a fantastic job so we decided to use them again. They scheduled it in advance and gave us fairly detailed information on what will be done. The quote was in-line with everyone else's. The estimator was extremely knowledgable and professional. The work was done well. We have not had any issues with the work and it's been 3 months. I would definitely recommend them to others.

What a great company. I almost wish my roof was shot so I could hire them to replace it. The provider came within a day of calling and checked out our situation. Said our roof was fine but pointed out a few minor issues that called for repair. Also recommended some preventative measures for ice dams. He could have uphold us but was honest and said it was a small job, (apparently not worth their time), we could do ourselves or hire a carpenter to do. No charge for the trip out. If you have a roofing issue it is clear to me these are some fine and honest folks to hire.

My job went extremely well. I contacted three roofers and got quotes from each. The prices were very comparable but Ranch Roof ing's bid included better quality materials. I contacted them to advise that I would like to have them do the work. I spoke with their scheduler who was extremely helpful. He arranged for the building permit and gave me an approximate timing for the work. When that week got closer, he let me know what day they would arrive. There was a snowstorm immediately thereafter which pushed their schedule back a day.They promptly called and advised me of the delay. At that time we also discussed the shingle color and they attempted to match the color on my house, which they did. The day before the work a dumpster was delivered to our property by a very courteous young man who made sure that we were comfortable with the location. The next day the owner and a crew arrived early. He explained what they would do and introduced me to the foreman. They worked through late afternoon to finish in one day. The foreman took me through the work and minor repairs they had made to the roof deck. They cleaned up the site and left. The next day the dumpster was picked up. A day or so later my wife found one or two nails near the garage. I called the owner and he came out the next day personally to go back over the site for nails and any other debris. He also said to call him in the spring after the snow melts if we find any more nails. I was very, very pleased with all aspects of the work and would strongly recommend Ranch Roofing to anyone seeking roof repair.

They did the excellent job. The people are very friendly and understanding. They did the quality of work with my full satisfaction. The roof work was done in December and my concern was whether the shingles were properly laid or not. Bob (the owner) even asked me to call in summer time if anything doesn't look right. However, He assured me it should be fine. I highly recommend Ranch Renovations to anyone who are looking for the roof work. GREAT TEAM WITH QUALITY OF WORK!!!

Have an appointment setup for an estimate.
Description of Work: I called on Monday 11/18 to get an estimate on a roof replacement. They took my information and was told someone would contact me to setup a time to look at the roof. Got a call back on 11/22 to setup an appointment. Owner then personally called me to apologize for the late response, very professional.

Ranch Roofing redid the back roof of our historic rowhouse a few years ago and did a good job. This year, we hired them to replace the front side of the roof and the leaking roof of the bay window, and instead of coming promptly as before, they delayed a couple months from the time they said they could do it. During this time the sodden ceiling fell in on our tenants! Luckily no one was hurt. I nevertheless give five stars because Bob took full responsibility for the delay and completely repaired the interior for us including sheetrock and paint (although we took care of mold abatement since that was not necessarily due to the delay). His crew were courteous and competent. A good contractor can perform competent work - a great contractor takes responsibility to resolve the mistakes which inevitably do happen in the course of a long established business. Thanks Ranch Roofing!

They were fantastic. The whole process only took a day and the team was efficient and talked with us about what was going on and asked if they needed anything. The skylight installation went smoothly and we were able to select exactly which skylights we wanted. Since there was more damage to the interior than usual, the owner, Bob, set us up with his guy, Aram, to come and repair the interior. We'll be ordering blinds for the skylights from him very soon, to be installed by Aram. The only reason I gave them a B for responsiveness was because their secretary/assistant called to set up an appointment, but didn't leave a message. We waited for a couple weeks before finally calling them to ask when they were going to come out to take measurements. After that, it was smooth sailing.
Description of Work: Ranch Roofing took off the old shingles, repaired some rotten boards, put on ice shields, new shingles, re-leaded the chimney, and installed new skylights.

When my roof developed a leak, I did what I imagine most people on Angie's List do, I called 6+ of the "A" rated roofers for my area (Newton Centre) for opinions and estimates. I talked to probably 3 that were serious about my roof (including Ranch Roofing). 1-2 that weren't serious about my roof and 1 that came across as a scam artist. After weighing the pros/cons of each proposal and price we settled on Ranch Roofing for our project. I think the difference was the amount of time the salesman spent thinking about and talking to us about our project. Several other salespeople barely showed up, just said "I got your roof off Google Earth, and I want $16,000 please" (but I digress from Ranch Roofing). The day of the actual job, everyone from Ranch was very professional, courteous, and responsive to me. They all seemed happy to talk with me and answer any questions. When they couldn't finish the job in one day, Bob, the owner, personally came out to check out the job and to work out a schedule for finishing it. On the second day of the job, I noticed some of the window frames around our dormers had been damaged during the removal of the shingles and the laying of the barrier. When I contacted Ranch about my concerns Bob had it taken care of without any pushback or complaint. Overall, I am very happy with the final roof. I think the new siding on the dormers looks great and so far no problems with the roof itself (winter will be the true test). Once I have recovered enough financially to replace my detached garage roof, Ranch will be my first call.
Description of Work: Full roof strip and replacement. Removed asbestos shingles and re-sided dormers. Installed ridge and soffit vents.

I would highly recommend Ranch Renovations. The work was done quickly and efficiently. I had a leak coming from the roof down to the basement and needed to replace half of the roof immediately to stop the leak. Not only was the leak fixed but the owner, Bob O'Sullivan, went above and beyond to ensure that other problems with the roof were repaired. He also offered to help me with some carpentry and construction issues I was having. I was really impressed by their honesty, kindness and quality of their work. I am planning on using Ranch Renovations again to finish the other half of the roof and would encourage anyone in need of a new roof to give them a call!
Description of Work: Removed and replaced half of the main roof over the house. Installed ice and water shield. Removed lead from the base of the chimney and replaced with new lead and chimney caulking.

Ranch roofing was a pleasure to work with. They were extremely responsive, very punctual, and provided a quote on the same day. They were very professional and I imagine the work would have been quite good. We went with a different company because of price, but Ranch was a very close second.
