I work closely with my owners and I come well recommended. Rents and deposits collected never go into my accounts - I meet with you directly to deliver the funds, report on the properties and at that time, I collect my 10% fee from you. I run the background checks and report to you - you make the decision to accept or reject the applicant. I visit each property once monthly and change out the AC filters. I receive the phone calls from the tenants requesting repairs or service then I call you.
My owners prefer to handle repairs and purchases but occasionally, will ask me to help them find a repairman or purchase necessary items reimbursing me when I meet with them. As a real estate agent, I have a list of qualified people who I use personally in my rental business.
I keep records and provide copies of executed documents to my owners for their own recordkeeping. I collect late fees when necessary and when authorized to do so, initiate eviction proceedings.
I have owned rental property since 2006 and have been a licensed real estate agent in the state of Louisiana since 2012.
