NOSSER APPRAISAL SVC

The first appraiser did such a poor job that our mortgage company paid for a second one, and we are SO glad they got David Nosser! He did exactly what a first class appraiser should do: researched our home and comps before he came out, showed up exactly on time, measured accurately, took his time and checked everything out, asked questions when he needed to, and took comprehensive photos. He looked in the attic, tested lights, ran water, flushed toilets, took stock of our upgrades and made thorough notes. We were especially pleased that he complimented the expensive master bathroom remodel, as it has a "wow factor" for this 70's neighborhood, and the other company essentially dismissed it as not adding any value. He also took the time to answer the questions we had, as well as explaining his process instead of us being "left in the dark" as we were before. He ought to teach a class on the subject! The first appraisal was like a hit and run accident, over so quickly it left our heads spinning with doubts and unanswered questions, and ultimately it almost threatened our refinance. But after Mr. Nosser left, we felt like we were in good hands. Appraisal is an art form, and sometimes the homeowner is disappointed in the actual market value of their home. (You will never get back all the money you spend on upgrades). That may happen for us, but we feel so confident that he will give us the most accurate quote he can come up with that we told Quicken we're ready to go forward with our refinance based on whatever his numbers are. He is such a knowledgeable professional, and seems to really know this area and how remodels add to home value. We would definitely recommend this appraiser to anyone! If we decide to sell, we will hire him on our own next time.
