We had the house listed with another company for six months, with only one offer which fell through. When their six month contract expired we changed to Wayne's company, after receiving recommendations from friends about his quality service. Within a week or two we received a signed offer which turned into a solid contract. Wayne's knowledge and experience in our market is impressive and earned our confidence from the start. The professional quality house photographs, as well as video, taken by Wayne illustrated his attention to detail and service. Feedback was provided to us after each showing and the Turner Real Estate Group was always eager to answer our questions. From start to finish Wayne provided a very high quality professional experience. We highly recommend his services and will use them in the future.

As discussed above. Wayne Turner and his in house agent Stacey or Stacia were relatively unprofessional. Their motivation was to serve their own purposes...not mine as a customer or even that of their client who was selling the house. They are shady and seem to be out of step with the white collar audience of the Mandeville area. It shocks me that such behavior is tolerated among real estate agents. I can't believe that bad agents like these have not been run out of business. My agent was professional and a joy to work with. Turner and Lemuelle seemed like used car salespeople by contrast.

    The eventual buyer who lived 2 doors down from me, had picked up a flyer I put out, when the house was for sale by owner. He called me directly to see the house, he explained that he tried getting an appointment through my agent but was left on hold for 15 minutes. The first showing went well and the second showing was arranged though Turner's service. After having a second showing we had contract, they faxed it over on the 23rd of June at about 8 pm. I called Wayne Turner 6 times to see if he got the contract with no response, just his voice mail. I then called Friday and was told to work out a verbal and then we'll get something in writing, which is what I though is what I was paying him for. Anyway contract was worked out between the buyers agent and I. It would have been nice to have an emotionally unattached party or AGENT to negotiate the contract, but the guy I was paying didn't answer his phone. Next came the Inspection, on Friday the 1st of July, no response from Wayne Turner. On Monday I had to call the buyer for an extension since the entire weekend I was unable to contact Wayne Turner, Called all his listed numbers and left e-mails. Then on Tuesday, July 5th, I get the response from Wayne Turner, saying he never received the inspection and the other agent must not have sent it and he will see if the can send it again. Later that morning, his aid, Meghan, great girl by the way, Sends us the inspection report. At the top of the report which is faxed dated Jul 1 / 09:19p at the top. 
    At this point I am mad to say the least. I called him and asked "How much of this 3 percent do you think you've earned?" Without taking a breath Wayne says "All of it!" So I explain that so far this contract has almost expired twice due to his inattention and  without my intervention it would be gone. He then asks "What do you want?" I explained "1.5%" and that was being nice, His response was "absoulotly not!". After further discussion he said, "I'll give you 500.00 back at closing". Although certainly not 3500.00 it was at least a tacit admission of him not doing all that he promised. I was faxed a copy of the report no follow up call, just sent to us to sign and return. 
    Then it was the permits, one of the items on the inspection report was to furnish all permits. So I went a round to the sewer authority the water company and the electric company to get the permits and pay for them. The Lady at the sewer authority said it was the first time she ever saw a seller here doing this and that it was the realtors job. At this point it was like "What else is new".
    Surprisingly Wayne Turner did come to the closing to pick up his $7000.00 check. He showed up late and was out the door before everyone else left the closing table. Both the buyer and Buyers agent have both offered to testify if this goes to court. 

Agents will say "Oh, if your not satisfied you can fire me", He did when I signed the listing agreement. It's not really true, once a buyer has seen the house, even at that point the listing agent can go after the commission if they eventually buy it. So once the contract was signed with the buyer, I was really stuck with this guy.
