In August 2011 we had ERA to manage our home. We moved out of state. Prior to August 2012, we stopped in at the ERA office and discussed all the issues we had with the current renter. He never mowed, he had to have outside faucets repaired that we paid for even though his girlfriend broke the faucet. The home had to be sprayed for wasp several times. The air conditioner had to be repaired at least three times.
After we were told they would inspect the property, we agreed to sign second year with the current tenant.After the inspection, we were told they hadnt mowed but the tenant agreed to. However in January we were notified that our home would be put up for sale. We had missed a payment and over the months the fees had accumulated. We had lost our job and were struggling financially so we relocated to another state.ERA notified us that the home was in foreclosure. Upon the recommendation of ERA, we decided to let the tenant stay one month rent free. When the month was over, we could not get in touch with ERA to obtain access to the home prior to foreclosure. Finally, we contacted the tenant who told us he had not finished moving and would be there an additional 7 days. Finally after gaining access on the 7th day, the tenant was still moving. We worked outside that morning and returned in the evening to find the home unlocked. ERA had not notified us that the keys were returned. The home had walls with holes, a wall had been used as a dart board, cats had urinated on the floor, dog and cat hair was in the refrigerator (we never agreed to any pet in the home), feces had been left in the toilet, the toilet seats were covered with feces and urine, the tubs were moldy, the stove was filthy, the shades on the windows were torn up by the cat, the carpet was torn in places, and the home had an odor of something dead. The grass around the home was waist high. The A/C unit outside had grass growing into it. I took photos.
Prior to gaining access to the home, we called an agent in the ERA office who sold us another home. We informed her we had an interested buyer. She told us to have them stop in the office and speak with her. However, we were contacted by the buyer who really wanted to see the home. They said they were very interested in buying the property. Since we would be in the home removing a refrigerator, we told them they were welcome to stop in and see the home. We didnt realize that ERA didn't do home inspections prior to renters vacating property. The buyers were disgusted and we were embarrassed.
We contacted ERA and informed them that the renters had left the home in such bad shape. We sent them photos of the property. The broker acted like we were making a mountain out of a mole hill. It wasn't her problem apparently. We called and after several attempts at reaching her, she said she had to contact the Attorney General. Then, she informed us that she had returned it to the tenant.She also stated in her letter that things were taken from the home prior to the 1st. This was an insinuation that we had been in the home. However, on the 7th when we arrived at the home and the renter was in between moves from the home to the new rental, the renter told us we could get the refrigerator. We said no because we were afraid that we would be accused of something like that. Unfortunately, we already were aware that she had because the tenant had already rented a home through ERA and we were aware of it.
We know we were losing the home in foreclosure but legally we owned the home until it went up for sale. We wanted to sale the home if we could to prevent foreclosure but ERA's actions prevented us from showing the home.
Our first encounter with ERA Sarver was in 2001. My husband and I PCS'd from Germany to Fort Polk. We were settled into our new home within two weeks! They made us feel like family. It was great experience and we highly recommend ERA Sarver Real Estate of Leesville.
"The accusations made by the member are not accurate and leave out many details. She was not the purchaser of the home under contract. The person on the contract did have the opportunity and right to see the home before making an offer to purchase, but chose not to do so. His agent encouraged him to pay for a home inspection in lieu of him not seeing the residence and even included this in his contract, but he selected not to do so. A property disclosure was provided & initialed by buyer & is on file at our office . The purchaser arrived a week before closing to view the home, (after having the home under contract for over a month) looked at the home and decided he did not want to pursue the purchase. His agent and the listing agent worked with the seller to secure a cancellation of the contract and the buyer’s deposit of $500.00 was fully returned to the purchaser. The person damaged was not the buyer but the seller who removed his home from the market for more than 30 days to find out days from closing that the buyer had decided not to move forward with the purchase . We talked to the buyer continually during the transaction and after he stated his desire to withdraw from the contract. We contacted them after the return of the deposit to follow up further, but our calls were not returned. We do care about each one of our clients. Our goal is and always will be to go above and beyond for our clients on every transaction."
