I have given them multiple opportunities to fix an individual piece of work and even the fix is a problem. For example: after having agreed multiple times not to lay flooring until work that could damage the flooring is completed, high quality (read expensive) vinyl planks were put down in an area where enamel spray painting was in progress. This resulted in a fine mist of paint covering about 15 sq.ft. of flooring. Mr. May agreed to replace that area of flooring and then re-negotiated to be given the opportunity to remove the paint. I agreed on condition that the cleaning would not be executed with force sufficient to damage the planks. Then, they sanded the planks. Mr. May asked me to take a look because it came out great. The surface was dull and roughened.
The company's attitude towards it's customers can be summed up in the exchange I had when discussing my request to replace a damaged cabinet. He didn't see a reason to do so because "this is just a garage apartment". It isn't a garage apartment but that is of course, beside the point. It was ultimately replaced but replacement of the floor cabinet with a cracked base and hole on the side was denied.
Royal Renovations staff work ethics are a problem. Workers show up around 9am and leave at 3:30, when they show up. They've left trash and rubbish all over the work area and piled heavy equipment on personal property. They urinated on the toilet seat and in my backyard, come into my home and helped themselves to my personal property damaging step ladder, brooms, buckets and dust pans.
They lined up power tools on a counter-top protected by a thin piece of cellophane and placed a large saw on the kitchen island. When asked to put a drop cloth under them, they complained that they didn't need to be told what to do. After getting commitments from David May to fix a problem, Royal Renovations staff argue that the agreements made between the owner and myself are unnecessary. I am afraid that continuing to allow them to work on the apartment will result in escalating costs that I will incur to have qualified renovation experts complete the job. I have had an estimate of $7000 in labor to repair and complete the work. This doesn't include costs to replace damaged materials.
Summary of SOME problems in the job.
The entire Bathroom tiling job has to be redone.
Bathroom Floor Tiling
- Thin-set extruding from between floor tiles
- Cracked floor tiles
- Room and shower floor is wavy, it was not surfaced and leveled
- Grout mixed too thin and is cracking a pulling away from tiles
Bathroom Wall Tiling
- Un-sanded grout used instead of sanded grout
- Deep pits cracks and uneven grouting throughout
- Subway tile spacing to wide
- Pattern not maintained
Bathroom Shower Area
- Multiple areas dealing with the integrity of the shower area leading to the concern that the entire area is not waterproof.
- Corners and floor seams not sealed
- Drain installed at an angle producing a sharp cutting edge.
- The high side of the drain protrudes above the floor as do several tiles in the shower floor.
- Cracked floor tiles
- Shower floor has a visually wavy surface
- The same grouting failures on walls and floors
Bedroom
Drywall installed 4 inches too short, did not extend all the way down the wall. Ineffectively resolved by adding a piece of drywall to the bottom of the wall. The seam is obvious and the drywall tape is splitting from the wall.
Furnish & Install new Sub-Floor in Bedroom as needed to bring Floor to Kitchen Level. The whole point was to make the floor in one room match the level of the floor in the adjoining room. New floor fell approximately .5 inch below the target level. The solution was to use leveling agent to grade the difference in height from one level to the other. It was applied in a sort of bumpy mound without smoothing and then flooring placed on top. I had to intervene and ask that in be smoothed and graded. At the time of the intervention the vinyl planks covering the area were ripped up in such a way as to damage them beyond re-use.
Bathroom Pocket Door Installation:
Pocket Door was hung well below the level of the upper molding and at an angle. Wall enclosing pocket door on bedroom side is not internally braced and flexes.Casing inside the door frame was cut and installed too narrow and workman decided to build up the frame with a half inch piece of wood instead of re-cutting casing.Casing was cut too short above floor leaving a space of ¼? between the floor and casing.Threshold: Space not allocated to install customary granite bathroom threshold.Molding on the hall side of the door installed at an angle.
Remove existing Bathroom door and close opening:
Paneling used to complete the new wall in two areas was a pressed paper product. Workmen replaced existing wood paneling with all pressed paper product. I complained several times about the walls buckling. When I learned what type of product was used I called it to Mr. May's attention. He replied that the work was fine in a bathroom as long as it was painted over. I sent him the manufacture?s specs and offered to pay him to upgrade the paneling. The invoice lists the new paneling as WOODEN but this is false. He replaced it with the same composite material that has a surface rated for bathrooms...and it buckled, so his guys glued it to the studs.
I could keep writing....but I think you get the point.
There were a couple of minor issues that arose after this job was done, but when I called to discuss these, the representative had them taken care of the next day.
The windows have made a huge difference already in both the comfort and external noise levels as compared to the old windows. As I stated beforehand, we are VERY HAPPY with this company and would recommend their services to anyone interested in replacing windows.
Couple of days later, two guys showed up as planned, right on time and worked alternating drywall, mud and tape with the openings for the two doors. They finished the entire job in four days and every evening before leaving, they would clean up after them.
I rated them a B because we had to convince them to add a structural header over a 6 ft opening.
David came the following day to supervise the job and make sure we were satisfied.
David May's first quote for us was well above our budget for this project but that did not deter him. He worked with us until we had the right package that fit our budget and gave us 2 beautiful bathrooms that we are so proud of.
The crew, Chad and Wayne, were absolutely wonderful. They laid out drapes to cover the floor in our house from the project area all the way to the front door. We never had a mess in our house. We were especially thankful that throughout the entire project we always had 1 fully functional bathroom. These guys even watched out for our 2 house cats so that did not get out or caught up in the work area. They waited until all the materials were in before starting and because of that were able to complete both bathrooms in just 7 work days.
I work in Customer Service and we pride ourselves on exceeding customer expectations. I'm very happy to say that Royal Renovations definitely exceeded mine. I would definitely use Royal Renovations again in the future and highly recommend them for any project you might have.
Everything went very well. John and his associate arrived on time and spent the entire day on the job. They were very careful in and around my house. There was no damage to my property while they worked on my house. They were respectful, courteous, and professional. They worked into the evening to finish the job so that they would not need to visit again the next day. The windows were installed very well and there were no problems. The replacement of the windows was part of a larger project that included replacing the siding on my home, which was done by another contractor. The other contractor was supposed to caulk the exterior of the windows after replacing the siding, but he refused to caulk the windows. I called Royal Renovations and asked if they would caulk my windows again. They quickly agreed and were happy to help at no additional charge. The other contractor caused some damage to the caulking on the interior of the windows, also. This was no problem for Royal Renovations. Once again, they willingly and happily helped me at no additional charge.
I am very happy with my new windows and with Royal Renovations. I would hire them again and I am happy to recommend them to others.My den is a converted carport with a flat roof and is the hottest rooom in the summer and coldest room in the winter, when my new windows were installed I noticed almost immediately the change in the room temperature. My house is definitely cooler.Also I receivedd 2 followup calls from Mr. May, the gentlemen who first came and gave me the estimate, telling me if there was ever any problems to please give him a call. So far and hopefully I will never have to make that call.

Their crew arrived at my home at 7:00am sharp to begin work on 5/15/2012. The crew consisted of a group of very professional people. Being that I am in the construction field, it was easy to see they knew excatly what they were doing. It took them a total of three (3) days from start to finish to complete my siding, windows and patio cover. Once the job was completed a gentlemen from the crew walked with me around the job to ensure it was completed to my satisfaction. I was very impressed that there was not a piece of trash anywhere to be found. This normally does not happen in construction. All work performed was beyond my expectations. I would highly recommend Royal Renovations for all of your home improvement needs!
