"How am I to know how much damage was done if I do not know the cost of repairs-----which is provided by the contractor whose going to make the repairs. I was not provided the list or cost of repairs by the contractor. As an appraiser, I generally include the Cost of Repairs in the appraisal & reflect that cost in arriving at the Final Estimated Value."
"When Mobile Homes are the only sales that are comparable, you use them. That particular area of Louisiana was devastated by Hurricane Ida & there were simply no other type of homes that had Sold within the past year. When Mobile Homes are the only type of Improvements you have to compare to you use them & adjust accordingly, which I did..----Pepper"
"I had trouble eMailing the report to her; however, I offered to hand deliver the report but we decided to try again---- & it worked. I was not questioned about the Comparables I used in the report. We only discussed the problem I was having with my eMail either on my end or her end . Her husband & I discussed the general area where he thought I should select my Comparables but I already knew that. I've been appraising for over 30 years & feel that I know how to go about selecting Comparables to use in an appraisal. I feel that the appraisal was, in fact, representative of the Market Value of their home. ----Pepper"
"I was moving my office/home last week & it took time to get connected with my phone. It took considerably more time to get connected than I expected----& I explained this to Kathryn when I arrived for the appointment. She didn't seem to have a problem with it at the time. I did tell her that we could go back in time to 2012 & appraise her home for succession purposes; however, we never did confirm that I would go back in time so I went ahead & appraised it as of the date of my appointment. She didn't "fork over $450. for exactly nothing". She got a CURRENT ESTIMATED VALUE on her home -----in order to compare with the value on her online calculator. Without a CURRENT ESTIMATED VALUE, she would have had no value to compare. I'll try & contact her today regarding this misunderstanding. -----Pepper."
