My Appraisal is asking for an estimated damaged cost appraisals, in order to complete my homeowners appraisal. I hired Appraiser Now, in order to sent info to City Hall for my As Is Appraisal of my property for tax purposes. My attorney is questioning Why must I give a contractorâ  s cost appraisal for Hurricane Damages??

"How am I to know how much damage was done if I do not know the cost of repairs-----which is provided by the contractor whose going to make the repairs. I was not provided the list or cost of repairs by the contractor. As an appraiser, I generally include the Cost of Repairs in the appraisal & reflect that cost in arriving at the Final Estimated Value."

Very professional, on time. I thought his appraisal was low and he under valued my home. I understand the market in my area is low but a house compared to mobile home should have more value.

"When Mobile Homes are the only sales that are comparable, you use them. That particular area of Louisiana was devastated by Hurricane Ida & there were simply no other type of homes that had Sold within the past year. When Mobile Homes are the only type of Improvements you have to compare to you use them & adjust accordingly, which I did..----Pepper"

The appraiser was not able to email me a file of the appraisal report. He was not willing to discuss with us the comparable homes that he used or the basis for his selection of those sales. At the end of the day, we feel that the appraisal will not be representative of the market value of our home!

"I had trouble eMailing the report to her; however, I offered to hand deliver the report but we decided to try again---- & it worked. I was not questioned about the Comparables I used in the report. We only discussed the problem I was having with my eMail either on my end or her end . Her husband & I discussed the general area where he thought I should select my Comparables but I already knew that. I've been appraising for over 30 years & feel that I know how to go about selecting Comparables to use in an appraisal. I feel that the appraisal was, in fact, representative of the Market Value of their home. ----Pepper"

Appraisers Now, they were late in keeping the appointment. When he arrived, I explained in GREAT detail that I wanted an appraisal of my homes worth in 2012 for succession purposes. After waiting another eternity (later than promised), I got an appraisal of my homes value TODAY. I called the **pro** but the office was closed and the inbox was so full, I couldn't leave a message. I emailed Pepper twice and have yet to receive a response. I found an online calculator of value in past years and got my response in an instant. It matched what a real estate agent had guessed at years ago. I am totally dissatisfied and forked over $450 for exactly nothing. I do not recommend this man and would never use his services again.

"I was moving my office/home last week & it took time to get connected with my phone. It took considerably more time to get connected than I expected----& I explained this to Kathryn when I arrived for the appointment. She didn't seem to have a problem with it at the time. I did tell her that we could go back in time to 2012 & appraise her home for succession purposes; however, we never did confirm that I would go back in time so I went ahead & appraised it as of the date of my appointment. She didn't "fork over $450. for exactly nothing". She got a CURRENT ESTIMATED VALUE on her home -----in order to compare with the value on her online calculator. Without a CURRENT ESTIMATED VALUE, she would have had no value to compare. I'll try & contact her today regarding this misunderstanding. -----Pepper."

From the start, I asked if he conduct normal appraisals where there are active. pending and closed sales. He said of course. I received the report incomplete. He only had closed sales. I called again to ask what happened to the active and pending sales. He debated me as to why do I need active and pending. He finally emailed the actives but still no pending. So I called him again, to request the pending sales. This guy started out talking like he was going to take care of business, but I have to keep calling him to get what I needed. Highly, disappointed with Appraisers Now. I am still baffled by his attitude.
